Why this project is worth a look

Only 42 homes

Peak is genuinely small: one building, seven storeys and 42 units. That does not automatically make management better or fees lower, but it creates a more residential scale than the typical multi-hundred-unit Bangkok condominium and makes the building easier to inspect as a whole.

Built around two-bedrooms

Thirty-six of the 42 homes are two-bedroom units around 62 sqm. The project therefore makes more sense for owner-occupiers, couples and families who want usable internal space than for buyers seeking the smallest possible investment ticket.

Set back from Bangna-Trad

The building sits roughly 400 metres inside the access road rather than on the highway frontage. That separation is a positive for immediate traffic exposure, but it also makes Peak less suitable for someone who expects true station-door convenience.

A completed asset

The project has been finished since 2017, so buyers can inspect the exact apartment and the way the building has aged. The key questions are now title, juristic-person finances, common-area condition, fees and maintenance rather than construction delivery.

Listings need cleaning

The credible current floor-and-size match starts at THB 3.39M for a 63 sqm two-bedroom resale. Cheaper records tied to 8th floors or much smaller unit sizes do not fit Peak’s physical specification and should not be used as evidence of market value.

About the project

THE NICHE Mono Peak Bangna is a completed SENA Development condominium in Bang Na, finished in 2017. The first thing to get right is the identity: Peak is not a marketing alias for the neighbouring earlier Niche Mono Bangna phases. It is a separate seven-storey, single-building project with 42 units and its own condominium registration. Homes occupy floors 2 to 7, while the ground floor is used for common areas and parking. That scale gives it a very different feel from the large Bangkok projects that place several hundred units behind one gate.

The unit mix is unusually clear. Project material records only six one-bedroom homes of roughly 35 sqm — one on each residential floor. The other 36 units are two-bedroom apartments around 62 sqm. Archived plans show six two-bedroom variants ranging from about 61.18 to 62.96 sqm. In practical terms, Peak is much easier to understand as a small family-oriented or owner-occupier building than as a studio-heavy investor product. If a listing claims a studio, a 28 sqm unit or an apartment on the 8th floor, it is almost certainly pulling data from one of the adjacent Niche Mono buildings rather than describing Peak itself.

The building sits back from Bangna-Trad rather than directly on the frontage. Independent project reviews place it roughly 400 metres inside a private access road between Bangna-Trad sois 40 and 42. That creates a useful trade-off: the residential building is removed from the immediate highway edge, but day-to-day mobility is more car-, motorcycle- or taxi-friendly than rail-first. The Yellow Line now serves this part of Bang Na, with Si Iam the closest relevant station, yet published distance estimates vary enough that we would not sell the project as a straightforward station walk without checking the actual route from the gate.

Bang Na itself is the more important location story. Central Bangna and the wider retail cluster are close, while Bangna-Trad connects quickly to the elevated expressway network and the eastern side of Bangkok. That works for households whose routines involve Bang Na schools, offices, hospitals, Suvarnabhumi-facing travel or regular driving across the eastern suburbs. It is less compelling for someone whose daily life revolves around central Sukhumvit and who wants to step directly onto the BTS every morning.

For such a small project, the amenity set is fairly complete: swimming facilities for adults and children, a gym, a short running track, lobby and landscaped/common areas, access control, CCTV and 24-hour security. SENA also promotes solar panels that support common-area lighting and an EV charging point. Earlier project material highlighted one designated parking space per unit plus additional tandem parking. That is useful context, but a resale buyer should verify the legal status and current allocation of the parking attached to the chosen unit rather than treating a 2017 brochure claim as a transferable right.

Because the building is already several years into operation, the due-diligence focus is different from an off-plan purchase. There is no construction completion question to solve; instead, inspect the actual apartment, the common areas, the juristic person’s finances and rules, any outstanding fees, lift and pool condition, and the seller’s title. PropertyHub still publishes a common fee reference of THB 55 per sqm, consistent with launch-period material, but we would treat that as a historical/reference figure until the condominium juristic person confirms the current rate and any special assessments.

Pricing also needs disciplined listing hygiene. In late September 2026, a 63 sqm two-bedroom unit on the 2nd floor was advertised on PropertyHub at THB 3.39M. That is the lowest current asking price we found that actually fits Peak’s known floor count and unit size. Other entries attached to the project page show 8th-floor apartments, 28 sqm units and even much higher-floor rental records — details that cannot belong to a seven-storey project and appear to come from neighbouring Niche Mono properties. We excluded those from the market anchor. SENA’s own project page still displays THB 4.23M for a 62.04 sqm E703 unit, but the promotion text required transfer by December 2025, so it should not be treated as a live October 2026 developer offer.

The legal structure is straightforward at project level but still unit-specific at transaction level. SENA identifies Peak as a registered condominium, and major property platforms describe the tenure as freehold. A foreign buyer can only register freehold ownership if the building still has room within Thailand’s statutory foreign ownership quota. We found no public, current quota balance for Peak. That means the meaningful check is not whether the building can theoretically be foreign-owned — it can — but whether the selected resale unit can be transferred to a foreign buyer on the intended date, supported by the condominium juristic person’s quota letter and the seller’s title documents.

The original specification also helps frame a viewing. Launch-period material describes 2.6-metre ceilings, fitted kitchens, air-conditioning, digital door locks and teak parquet flooring. Those details explain the product SENA delivered, but they are not a promise that every 2026 resale unit remains in original condition. Owners may have replaced finishes, appliances or built-ins over nine years, so the inventory attached to a specific sale should be written into the contract rather than inferred from old project literature.

Open-market liquidity is harder to quantify. There are fresh sale and rental advertisements, but we did not find a transparent building-level record of completed transactions. Credible two-bedroom asking prices currently span roughly THB 3.39M to THB 5.5M, a wide range for units of similar size. Floor, renovation, furniture, parking rights, condition and seller urgency can all matter. Without registered transaction evidence, it would be misleading to turn a handful of asking prices into a precise market-value or yield claim.

A physical inspection should therefore go beyond the apartment interior. Check evening parking usage, lift condition, pool and roof maintenance, corridor ventilation, water pressure, noise from the access road and neighbouring phases, and any signs of deferred common-area repair. In an operating low-rise building, those details can change the ownership experience more than the original amenity list. If furniture, appliances or a designated parking space are part of the deal, record them against the exact unit rather than relying on the project brochure.

Taken together, Peak is a niche option in the literal sense: a 42-unit completed building dominated by large two-bedroom layouts, set back from Bangna-Trad in an established eastern Bangkok district. Its appeal is easier to justify for a household that values space, privacy and road access than for a buyer chasing a new-launch story or guaranteed rental economics. The main weakness is information noise: neighbouring Niche Mono phases are routinely mixed into portal listings. A good purchase process therefore starts with the exact unit number, floor, title, quota status, parking right and physical inspection — not with the project name alone.

Registered condominium. A foreign buyer can take freehold title only if space remains within the statutory 49% foreign quota; the live quota position for a specific unit is not publicly confirmed and must be checked before transfer.
