Why this project is worth a look

Inspect before buying

Because the condominium has been completed since 2019, buyers can judge the building as it actually operates. Lift condition, corridors, pool, gym, parking, security and the specific apartment are all inspectable. That makes maintenance quality and the juristic office's paperwork more relevant than launch-era promises.

A visible resale market

Several comparable units are marketed at the same time, giving buyers a building-level benchmark for negotiation. Floor, view, renovation quality, furniture and unit condition can be compared directly instead of relying on a district-wide average. The spread between current listings is wide enough that choosing the right unit matters more than simply choosing the project.

Small units, clear trade-off

Most one-bedroom stock is around 23–27 sqm, with the confirmed two-bedroom format around 36 sqm. That can be efficient for a single resident or couple, but it is not generous space. Buyers who need a permanent home office, children's room or substantial storage should treat the floor plan as a hard constraint rather than assuming common facilities will compensate for limited private space.

Everyday amenities nearby

The project combines internal facilities with practical neighborhood services. Big C Bangpakok is reported at roughly 700–750 m and Bangpakok 1 Hospital at around 1.3–1.5 km, while the expressway access at Dao Khanong is about 2 km away. The address is therefore more compelling for road-based daily life than for someone whose priority is a station at the front door.

Cheap entry is not total cost

A THB 1.25M asking price is useful as a lower market anchor, but it is only one part of the purchase budget. Building fees, transfer expenses, parking, furnishing and renovation can change the first-year cash requirement significantly. A stronger comparison is between two complete acquisition budgets, not two advertised sale prices.

About the project

Lumpini Ville Suksawat - Rama 2 is an established high-rise condominium rather than an off-plan proposition. The building was completed in 2019 and contains 377 residential units across 26 floors in a single tower. LPN's own project page gives the site at roughly 2 rai 86 square wah and a unit-size range of 23–36 sqm. That changes the due-diligence conversation: a buyer can inspect the actual building, common areas and unit condition, review a functioning juristic office, and compare a live resale market instead of relying on projected delivery standards. Multiple sale and rental listings remain active in 2026, so asking prices can be checked against other units in the same building rather than against a launch brochure from several years ago.

The project is built around compact layouts. LPN gives an overall range of 23–36 sqm. PropertyHub currently groups the stock into one-bedroom units of about 23.5–27 sqm and two-bedroom units of 36 sqm, while another project profile lists one-bedroom variants at 23, 25, 26, 26.5 and 27 sqm. In a unit this size, small differences matter. A 23 sqm apartment with an efficient wall kitchen and usable storage can work better than a slightly larger unit with awkward circulation. Buyers should therefore compare the exact floor plan, window position, kitchen separation, storage and furniture placement rather than treating every one-bedroom listing as interchangeable.

Common facilities are concentrated in a few useful areas rather than spread through a large resort-style complex. PropertyHub places the garden and green area on the first floor, with the swimming pool, gym and children's area on the seventh. Security, CCTV, key-card access, parking and laundry facilities also appear consistently across project profiles. The practical value is straightforward: owners of small apartments have access to exercise and shared leisure space without paying for a large private unit. That can suit a single resident or couple well, but it does not solve the space constraints of a compact apartment for households that need multiple work zones, extensive storage or separate rooms for children.

The resale market gives a useful sense of current price dispersion. The lowest live reference found was THB 1.25M for a 23 sqm one-bedroom unit, while more recently refreshed September listings commonly sit around THB 1.385M–1.7M for one-bedroom apartments, with higher asking prices for certain floors, views, furnishing packages and renovated units. Rental listings at the end of September 2026 show many one-bedroom apartments around THB 7,000–8,500 per month, while a roughly 37 sqm two-bedroom listing was offered at THB 14,500 per month. These are asking prices, not evidence of achieved rent, occupancy or investment return. Their value is in giving a buyer a real building-level comparison set before negotiating a purchase price or underwriting a rental plan.

Ongoing ownership costs need to be read alongside the attractive headline purchase prices. PropertyHub states a common-area charge of THB 40 per sqm, and FazWaz describes the same rate as a monthly CAM fee. FazWaz also lists a THB 500 per sqm sinking fund as a one-off amount associated with the original transfer from the developer. A resale buyer should not automatically assume that the original sinking-fund payment is due again; the relevant question is whether the seller and condominium juristic person can provide a clean statement of current fees and outstanding balances. The same principle applies to parking, transfer costs and renovation: the cheapest listing can still require a larger first-year cash budget if the interior is dated or if additional charges sit outside the advertised price.

The location works primarily as a road-connected Bangkok address. The building is at 1 Rama 2 Road in Bang Mot, Chom Thong, close to the Suksawat junction and the road network serving Rat Burana and Rama 3. VBeyond places the Dao Khanong access to the Chalerm Maha Nakhon Expressway at about 2 km, Big C Bangpakok at roughly 750 m and Bangpakok 1 Hospital at about 1.5 km; the same source places BTS Wongwian Yai at around 5.4 km. This is therefore not a classic walk-to-BTS condominium. It is more naturally suited to residents whose daily trips already run along Rama 2, Suksawat, Rat Burana or nearby employment and commercial areas. Anyone commuting deeper into central Bangkok should test the real weekday journey at the hours that matter to them, rather than assuming that a short straight-line distance translates into a quick trip.

One naming issue deserves explicit attention. Lumpini Place Suksawat - Rama 2 is a separate condominium in the same broader area, not an earlier name or another tower within Lumpini Ville. FazWaz records Lumpini Place as a 32-storey, 747-unit project completed in 2014, while Lumpini Ville is the 26-storey, 377-unit building completed in 2019. Marketplace ads sometimes shorten both names to variations of LPN Suksawat - Rama 2, so a buyer can easily open a similarly priced unit in the wrong project. Before comparing prices, check the full project name, building height and completion year. That small identity check prevents maintenance history, fees, floor plans and resale evidence from two different condominiums being mixed together.

Ownership format

A foreign buyer can hold a condominium unit in freehold provided the transfer fits within the statutory foreign quota, capped at 49% of the total unit area in the registered condominium. Current resale portals mark some units in this project as Foreign Quota or Freehold, but the status of the specific unit and remaining quota must be confirmed before transfer.

Unit types & sizes

1 bedroom
approximately 23–27 sqm
1 bathroom

The core unit type in the building. Sources differ slightly on the minimum size: LPN's overall project range and several listings start at 23 sqm, while PropertyHub gives 23.5–27 sqm for the standard one-bedroom category. The title and exact floor plan of the selected unit should take priority over a generic project profile.

From THB 1.25M in the lowest resale listing found
2 bedrooms
36 sqm
1 bathroom

The confirmed larger layout for buyers who need a separate second bedroom. It remains compact by family-home standards, so bedroom dimensions, storage and kitchen placement matter. A current rental listing is around 37 sqm, suggesting slight unit-level variation around the nominal 36 sqm project type.

LPN gives a project-wide 23–36 sqm range. PropertyHub lists 23.5–27 sqm for one-bedroom units and 36 sqm for two-bedroom units. VBeyond shows one-bedroom variants at 23, 25, 26, 26.5 and 27 sqm plus a 36 sqm two-bedroom. The legal area of the selected unit should be taken from its own title documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.25M based on an active PropertyHub resale listing refreshed on 14 September 2026. This is a lower secondary-market reference, not a developer price; the exact unit, condition, availability and transaction terms need to be reconfirmed.
  • Completed: 2019

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers looking for a completed Bangkok condominium with a relatively modest entry budget and a meaningful choice of resale units within the same building.; Single residents or couples who can live comfortably in a 23–27 sqm one-bedroom and value having a pool, gym and shared space outside the apartment.; Residents whose daily routes already run through Rama 2, Suksawat, Rat Burana, Rama 3 or nearby employment areas and who are not dependent on walking to a BTS station.; Long-term rental buyers who are prepared to underwrite from building-level evidence: late-September 2026 one-bedroom asking rents are commonly around THB 7,000–8,500 per month, but achieved rent and occupancy must be verified rather than assumed.; Buyers who prefer inspecting an operating building and its condominium records before committing capital, rather than taking construction and handover risk.; may not suit: Families needing generous bedrooms, a large living room and substantial storage; the confirmed two-bedroom layout is still only around 36 sqm.; Buyers for whom a BTS or MRT station within a few minutes' walk is a non-negotiable requirement.; Anyone assuming a dedicated parking space without checking building rules; published sources disagree on the total number of spaces and parking rights are unit-specific in practice.; Investors who want to infer a guaranteed return from advertised rents. Active rental stock shows market activity, not guaranteed occupancy or profit..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Parking figures differ by source: VBeyond reports 138 spaces excluding tandem parking, while other specialist databases show 127. The current parking plan and usage rules should be confirmed with the condominium juristic person before purchase.
  • The smallest one-bedroom size is reported differently: LPN's overall range and some listings start at 23 sqm, while PropertyHub gives 23.5 sqm. The selected unit's title area is the controlling figure.
  • The building-wide remaining foreign quota is not publicly confirmed. Some resale units are marketed as Foreign Quota or Freehold, but transfer eligibility for the specific unit must be checked immediately before the transaction.
