Why this project is worth a look
A finished, inspectable home
The three residential buildings are complete, so the choice is based on hallways, facilities and apartments you can actually visit. The trade-off is a longer maintenance history, which makes building accounts and future repair plans more meaningful than launch brochures.
Everyday On Nut access
Groceries, local food and road transport are part of the surrounding neighbourhood rather than distant promises. The Skytrain is reachable on foot, but the walk is long enough that daily commuters should judge it in real weather.
More than one room format
Studios, one-bedroom and two-bedroom layouts serve genuinely different household needs. Because these are resales, an attractive floor plan on a directory is only a starting point: renovation quality and room orientation can change the experience substantially.
Shared facilities you can see
The pool, exercise facilities, planted areas and family spaces are existing features rather than drawings. Their present operation, maintenance and access arrangements still matter when assessing the value of the individual apartment.
Clear separation of price and title
A low asking price is useful market context, but the cheapest identified unit is advertised under Thai quota. Foreign purchasers need separate evidence that the intended title and the building's foreign quota permit the transfer they are planning.
About the project
Lumpini Ville Sukhumvit 77 is an established condominium on On Nut Road, in Bangkok's Suan Luang district. It is not a new launch or an off-plan investment. L.P.N. Development's annual report records three 23-storey residential buildings and 987 units, with development running through 2004–2006. The main property directories use 2006 as the completion year. A purchase today is therefore about an existing home and a resale seller, not a developer's construction schedule. That changes what matters most: the registered ownership, the individual apartment and the way the building has been maintained.
First, distinguish the address from similarly named developments. Lumpini Ville Sukhumvit 77-2 is another LPN scheme; it is not the second phase of this listing for the purpose of comparing unit counts or completion dates. Lumpini Center Sukhumvit 77 is another separate condominium. Online directories do not always keep those names perfectly apart. For the original Ville Sukhumvit 77, the developer's figures of three buildings and 987 apartments provide a solid cross-check when an advertisement leaves you unsure which property it actually describes.

The building is on Sukhumvit 77, commonly called On Nut Road, between the mouths of On Nut Soi 3 and Soi 5. A local site visit described a frontage on the main road rather than a long walk down a residential lane. For taxi pickups, deliveries and routine shopping, that can be useful. The same setting creates an obvious choice of apartment orientation: an outward-facing unit and one looking towards the interior grounds may feel quite different. Roadside noise or views cannot be judged reliably from a project-level description.
On Nut Skytrain station is within walking reach, though this is not a station-front condo. Published distances run from roughly 900 metres to around 1.2 kilometres, depending on the source and the route. A local reviewer estimated about fifteen minutes on foot. If the train will be part of every working day, the practical measure is the walk from the particular building entrance to the station gate, including crossings. Bangkok rain and heat can make that stretch more consequential than the phrase 'near BTS' suggests.
There is another way to read the location. Someone who works mainly from home may care more about food, groceries, pharmacies and access to the street than shaving a few minutes off a train commute. On Nut is a lived-in city neighbourhood with markets, larger stores and smaller services, not an isolated condominium compound. Project reviews mention Big C, On Nut Market, convenience shopping, laundry services and places to eat. Commercial tenants and opening hours are changeable, so a shop mentioned in a historic review should not be treated as a service guaranteed today.
Within the complex, three towers create variation. One apartment may receive a different amount of daylight; another may have a more open outlook, a shorter walk from the lift or a different relationship to the shared facilities. The view from a marketing photograph is specific to the photographed property. At this scale, even units sharing a floor plan deserve separate visits. A buyer planning to sleep during the day, work with video calls or accommodate young children may value details that a listing's bedroom count does not capture.
The original room mix is straightforward. Project directories describe studios around 30 square metres, one-bedroom layouts of roughly 35–44.5 square metres and two-bedroom apartments of 60.5–68 square metres. Those are documented historical type ranges, not a promise that each current listing will fit them exactly. A studio advertised in October 2026, for instance, measures 28 square metres. Before comparing asking prices, establish whether the stated area comes from the registered title, the seller's floor plan or a marketing description. The distinction becomes particularly relevant in older resale stock.
Room size matters here because the buildings offer several very different ways of living. A studio may be practical for one resident who spends much of the day outside, while a one-bedroom layout gives more separation between sleeping and daytime use. The larger units can accommodate a small household or provide a proper room for work. Yet an extra bedroom on paper does not tell you how much light reaches it, whether the kitchen is enclosed, or how the balcony is arranged. Those are attributes of the specific apartment and sometimes of its renovation history.
Facilities commonly listed for this development include a swimming pool, fitness room, sauna, green space, children's area, lifts, parking and security. A first-hand local review also describes the landscaped edge by the Phra Khanong canal. These are real spaces a buyer can walk through rather than promised future amenities. Their present condition is another matter. A useful viewing includes the operating pool, changing areas, equipment and routes residents use every day, not just the reception desk. Services can be available in a directory yet restricted or undergoing maintenance at a particular time.
Parking illustrates why a project feature and an ownership entitlement are not the same thing. Independent reports refer to approximately 600 spaces, a historic figure rather than a guarantee of capacity or an allocated bay for your car. With 987 apartments, access rules and resident demand can make parking highly relevant. Anyone with two vehicles should be especially careful about assuming one unit comes with two spaces. A resident who walks or takes the train may hardly notice this issue, which is exactly why the best unit depends on the buyer's routine.
A completed building offers a kind of visibility that a new launch cannot. You can see whether lifts are in good working order, how corridors are kept, and whether the shared grounds appear actively maintained. But completion in the mid-2000s also means that equipment renewal and periodic repairs are normal considerations. A fresh-looking lobby is a welcome sign; it is not a substitute for reviewing the condominium juristic person's accounts, repair reserve and planned works. Those documents can explain costs that are invisible during a short property tour.
Inside the apartment, resale condition is highly individual. The owner may have replaced bathrooms, air conditioning and wiring, or may simply have repainted and rearranged furniture before advertising. Test the water supply, inspect windows and balcony doors, look for evidence of moisture and ask which works can be documented. The state of the neighbouring units may also affect comfort. This is not a claim that the development has a defect; it is the ordinary difference between buying an occupied or previously occupied home and accepting a new-build specification from a developer.
For an initial price marker, a FazWaz advertisement dated 3 October 2026 offered a 28-square-metre studio on the ninth floor for THB 1.4 million. It was marked Thai quota. That final detail is more important than it may look: the lowest advertised price should not be presented to a foreign buyer as a ready-to-transfer foreign-freehold purchase. The unit could sell, be withdrawn or have different terms on enquiry. A sensible acquisition budget includes transfer costs, possible arrears and work required to make the actual home suitable, rather than simply reproducing the asking figure.
Thailand's condominium foreign-ownership rules apply to floor area within the relevant building. Foreign freehold holdings cannot exceed 49 per cent of the qualifying condominium area. A Thai-quota apartment does not automatically have room to be transferred into foreign freehold, even if the estate agent says that foreigners can buy condos in Thailand. The condominium juristic person's quota confirmation, the title documentation and the transfer process have to support the proposed purchase. Leasehold is a different legal arrangement; nothing found establishes that it is generally offered for every unit in this project.
Most transactions here will be secondary-market deals between an individual owner and a buyer. There is no credible basis for inventing a developer instalment plan. The buyer and seller instead need to agree on the purchase contract, deposit conditions, outstanding debts, responsibility for transfer charges and the date ownership changes. Thai guidance identifies both a condominium debt-free certificate and a foreign-quota certificate as relevant transfer documents. Sending money before those points are clear creates avoidable uncertainty, particularly for someone buying from overseas.
Rental advertisements are plentiful enough to show an active listings market, but advertised supply is not proof of occupancy, net yield or the speed of finding a tenant. A mid-2026 snapshot contained one-bedroom asking rents around THB 10,000–15,000 a month, with some two-bedroom offerings asking substantially more. These are public offers, not verified completed leases. They also exclude vacancy periods, replacement furniture, management fees, common charges, repairs and tax consequences. For an investor, the useful comparison is between realistic net income and the full cost of owning a particular titled apartment.
The older age of the condominium is neither a guarantee of value nor a reason to dismiss it. It makes certain decisions easier because the buildings, neighbourhood and residents' routines already exist; it makes other decisions more detailed because maintenance history and seller-specific alterations matter. A cheap listing can be the right home, or it can become costly when the title, renovations or common-area obligations are examined. Neither conclusion follows from the opening price alone.
This development is unlikely to satisfy a buyer who wants a low-density, newly finished tower with a Skytrain entrance on the doorstep. It offers a different proposition: established On Nut amenities, several apartment sizes, a substantial managed estate and the chance to inspect an actual property before committing. The strongest reason to consider Lumpini Ville Sukhumvit 77 is not a promised return or fashionable label. It is the possibility of matching a known location and an existing home to an equally well-understood price, condition and ownership structure.
Ownership format
Foreign freehold ownership is possible only if there is capacity within the statutory 49% foreign-owned condominium floor-area limit for the relevant building. A Thai-quota listing does not establish foreign-freehold eligibility. A leasehold arrangement should not be assumed available; it would require separate, verified contractual terms.
Unit types & sizes
Compact single-room living, best judged by where the kitchen, storage and sleeping space actually sit. One current resale advertisement describes a 28 sqm studio, smaller than the 30 sqm historical directory figure. The registered area and exact layout of the offered unit matter more than the type label.
A separate bedroom creates more options for privacy and home working. The difference between the smaller and larger plans can be felt in the living area rather than the bedroom count. Compare balcony access, kitchen arrangement and renovation records before choosing between similarly advertised homes.
These are the larger established layouts, potentially suitable for a household, visiting family or a dedicated study. Bathrooms and interior divisions vary between listings, as do upgrades made by previous owners. A current floor plan and a proper inspection will tell you much more than an estate-wide specification.
The ranges come from PropertyHub's project typology, not a live register of every sale unit. An October 2026 studio listing gives 28 sqm rather than the historical 30 sqm figure. Unit-level title records, bathroom count, alterations and the seller's actual plan take precedence over general type descriptions; a single price by bedroom category would conceal major differences in condition and ownership eligibility. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate fronts Sukhumvit 77, also known as On Nut Road, near the entrances to On Nut Soi 3 and Soi 5 rather than at the end of a deep side street.
- On Nut Skytrain is a walk rather than a doorstep entrance. Sources quote roughly 900 metres to 1.2 kilometres, reflecting different start points and walking routes.
- The surrounding neighbourhood includes On Nut Market, Big C and local food and service businesses; any particular shop's current operation should be checked separately.
- The Phra Khanong canal borders the local setting, and a site reviewer describes landscaping by the water. An apartment's outlook depends on its tower and orientation.
- Road access suits taxis and deliveries; car owners also need to consider traffic at their usual departure times and the estate's parking rules.

Price & purchase terms
- Current price: From THB 1.4 million in a FazWaz listing for a 28 sqm studio, published on 3 October 2026 and checked on 10 October 2026. The advertisement labels the unit as Thai quota. This is an individual resale asking price, not a confirmed foreign-freehold offer; availability, final price and purchase terms require individual confirmation.
- Completed: 2006
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

- L.P.N.'s annual report records the land plot as 4 rai, 3 ngan and 29.80 square wah; several independent descriptions give 4 rai, 1 ngan and 17.5 square wah. Without the underlying title documents, the difference in parcel boundaries or reporting basis cannot be resolved.
- The developer records a 2004–2006 development period and PropertyHub calls 2006 the completion year, whereas FazWaz gives December 2005. Building-by-building handover dates have not been established from primary completion certificates.
- Published street numbers conflict. A local on-site reviewer gives 615/5 at On Nut Soi 3, PropertyHub and Lazudi give 587, and some other directories give 585. The selected location identifies the estate, but its exact postal number has not been verified against an official address record.
