Why this project is worth a look

An established, inspectable address

The development is already in use, with five eight-storey buildings and 998 units documented by L.P.N. Buyers can inspect the home and its surroundings instead of relying on projected facilities, but older-building maintenance still needs scrutiny.

Several practical home sizes

The catalogued range covers studios near 28 sqm, one-bedroom units of 32–43.5 sqm and two-bedroom apartments near 62.5 sqm. The resale owner, not the project brochure, determines what condition and configuration is actually on offer.

Real asking-price evidence

A 28 sqm unit was advertised at THB 1.25 million in late September 2026. That is an asking-price reference rather than a guaranteed available apartment or a completed-sale comparable.

Hua Mak daily-life catchment

Local universities, shops and healthcare facilities make this a potentially practical address for someone already based in the district. The eastern Orange Line should not yet be counted as working public transport.

About the project

The first thing to know about Lumpini Ville Ramkhamhaeng 26 is that there is no developer launch to buy into. This is an established Bangkok condominium where every purchase is a resale of a particular home. The building is there to inspect, the neighbourhood is already functioning, and the owner can show what the unit looks like today. That removes some of the uncertainty involved in buying off-plan, but creates a different set of questions. Has the apartment been maintained? What work is due in the building? Does the seller actually hold the title being offered, and can it be transferred to this buyer? An attractive asking price is useful only after those questions have plausible answers.

Location makes the project understandable, though perhaps not in the way a railway-led property advertisement suggests. The site lies in Hua Mak, within Bang Kapi district, by Soi Ramkhamhaeng 26 and Krungthep Kreetha Road. A Lumpini community address directory gives the property address as 59/1179 on Krungthep Kreetha Road, Bangkok 10240. The area offers connections to several substantial urban roads and a range of everyday destinations. It is not, however, sensible to plan a commute from a claimed doorstep subway station without checking whether that station operates. In this part of Bangkok, that distinction is particularly important.

The eastern MRT Orange Line appears in marketing for nearby properties. As of October 2026, that section is still a project, not a passenger service. The Mass Rapid Transit Authority’s published implementation plan anticipated operations in 2028. Even a well-advanced railway scheme can experience schedule changes, so a purchaser should treat that date as a plan rather than a promise. Bangkok’s Airport Rail Link already serves the wider Hua Mak area, but reaching an operational station from this particular building involves an onward journey. A trial commute at the intended hour, with the actual mode of transport, tells you more than an advertised proximity figure.

There is a recognisable local life beyond the transport question. Listings for the area identify Ramkhamhaeng University, Assumption University’s Hua Mak campus, Ramkhamhaeng Hospital, supermarkets and shopping facilities. These are practical reference points for someone who studies, works or has family commitments in the district. They do not establish that every destination is a convenient walk. Bangkok roads can be awkward to cross, entrances may face different directions, and a journey that looks short on a map may be less straightforward with bags or in heavy rain. Residents who will travel elsewhere every day should start with their routine, not with a generic statement that the address has good connectivity.

L.P.N. Development Public Company Limited is the developer identified in its own corporate records. The company’s 2024 annual report lists Lumpini Ville Ramkhamhaeng 26 with five buildings, each eight storeys high, and 998 residential units. The documented development period is 2008–2009. Independent project directories also identify 2009 as the completion year. These are useful anchor facts because the complex has several similarly named relatives in Bangkok. Lumpini Ville Ramkhamhaeng 44 and Ramkhamhaeng 60/2 are not additional phases of this property; they have their own addresses. Here, Buildings A through E are parts of the same condominium, not separate developments that should be counted as new projects.

Five eight-storey buildings might sound relatively low-rise, but almost one thousand homes make this a substantial residential community. That distinction matters more than a label such as “boutique” or “family-friendly”. A buyer should ask how residents get through the grounds, whether one building has a more practical entrance, and how busy lifts and parking areas are at the times they will use them. Nobody can responsibly infer the quality of management from the unit count alone. Nor does a large community automatically mean poor upkeep. Walk around, look for evidence of routine maintenance, and ask for the accounts and decisions of the condominium’s management body before deciding what the scale means in practice.

The layouts fall into a fairly familiar range: studios around 28 square metres, one-bedroom apartments of approximately 32 to 43.5 square metres, and larger two-bedroom homes of about 62.5 square metres. Those dimensions are project-catalogue information, not a list of what can be bought today. On the resale market, an advertisement can refer to a 28 square metre unit as a studio on one page and a one-bedroom on another. A movable partition or a compact sleeping alcove can change the description without changing the registered area. Buyers comparing advertisements should therefore look at the registered plan and the current physical layout, rather than applying the bedroom label as if it were a uniform technical specification.

For someone considering the smaller homes, daily function deserves more attention than the first photographs. Can a desk fit without blocking the way to the balcony? Is there enough room to cook rather than merely reheat meals? Where will clothes dry, and is storage genuinely usable? A furnished unit may photograph well with carefully positioned items while having very little spare circulation space. Natural light, ventilation and noise also vary by floor and orientation. A ground-floor unit deserves a different set of checks from a top-floor home, particularly for moisture, privacy, heat and evidence of water ingress. These are inspection questions, not claims that a specific building suffers from those problems.

One-bedroom apartments offer more variety than the category name indicates. The difference between roughly 32 and 43.5 square metres can be the difference between working in a bedroom and having a reasonably separate living area. But additional floor area only helps if the room shape, window placement and furniture arrangement use it well. An individual who spends most weekdays outside may prefer a smaller, efficiently maintained home. A couple working remotely may find the larger layout materially easier to live in. Neither should rely on a brochure plan alone: resale units can have different kitchens, flooring, storage and partitioning after years in private ownership.

The approximately 62.5 square metre two-bedroom layouts open up another use case. Home.co.th’s floor-plan information describes two bedrooms and two bathrooms in this category, though that is not proof every surviving resale unit retains the exact arrangement. A household may value a second enclosed room for a child, a guest or full-time work. More important than the number of bedroom icons are privacy, access to bathrooms, usable wall space and the noise from neighbouring units. If walls have been moved or wet areas altered, ask to compare the present accommodation with the registered plan and any relevant approvals. A generously described floor plan is not a substitute for a careful walk-through.

The resale price evidence requires care. At the end of September 2026, PropertyHub displayed advertisements asking THB 1.25 million for 28 square metre units on the eighth floor of Building C. The agent had two closely related advertisements, one classified as a studio and one as a one-bedroom. It would be a mistake to treat them as two independent completed sales or to assume that either remains available without a direct enquiry. Other recent one-bedroom asking prices were higher, while a two-bedroom advertisement for a 62.5 square metre home was priced at THB 3.3 million. These are examples of different sellers’ expectations, not an official price schedule or an estimate of market value.

Different asking prices within the same condominium do not prove that one unit is a bargain. A renovated apartment may need little immediate work; a cheaper home may need replacement appliances, flooring or a kitchen. The listings consulted are not verified transfer prices, so an apparent discount to other advertisements is not a demonstrated investment gain.

It is tempting to treat a low asking price as an immediate bargain, particularly when comparing apartments of similar sizes in the same development. Condition can easily defeat that calculation. One owner may have replaced the air-conditioning and kitchen, while another is offering original fittings that will need work before occupation. Floor, outlook, natural light and furnishings can all alter what a buyer is prepared to pay. There is also a distinction between the amount an owner requests and the amount a sale actually closes at. The portals consulted do not provide verified comparable transfer prices for these specific units. Without that evidence, an apparent discount to an asking-price average should be treated as a negotiating signal, not as a demonstrated gain.

Rental listings show that the complex is used as a conventional housing market, not merely a collection of speculative resale offers. PropertyHub advertisements updated in early October 2026 included studios of roughly 28–29 square metres at around THB 7,500 a month. Many approximately 32 square metre one-bedroom advertisements sat around THB 8,000–8,800 a month, with other units advertised above that range. These are asking rents. They do not prove that someone has paid the stated amount or that a unit will remain occupied throughout the year. Some listings appear in multiple copies or across several floors under a single agency, so the raw number of advertisements is not a clean measure of independent rental demand.

Owning a rental apartment entails a longer list of costs than an advert for monthly rent suggests. There may be vacant periods, agent charges, repairs, replacement appliances and contributions to the condominium’s shared expenses. A property manager may be useful if the owner lives abroad, but the scope of that service and the handling of tenant deposits should be documented. Older compact apartments can be perfectly serviceable rental homes when air-conditioning, water supply, furniture and basic cleanliness are handled well. Equally, weak maintenance can make a unit difficult to let even at an apparently attractive rate. No guaranteed yield or reliable net return can be extracted from these asking-price snapshots.

The project’s age is neither a reason to reject it automatically nor a detail to wave away. By 2026, the core buildings have been operating for many years. Lifts, pumps, drainage, roofs, waterproofing and common-area electrical systems require ongoing attention; a freshly painted lobby cannot stand in for a proper maintenance history. Before agreeing on a resale, ask what work has been completed, what remains planned and how it is financed. PropertyHub quotes a common-area fee of THB 25 per square metre, but there is no up-to-date management resolution in the material reviewed that would establish the current charge for a buyer. The sinking fund and any special assessments also need direct verification.

The published amenity list includes a swimming pool, fitness facilities, communal garden, playground, parking, security, cameras, laundry, a small shop and food outlets. That gives a prospective resident a useful list of things to inspect. It is not proof of current opening hours, fitness equipment quality or the condition of the pool. One visit should include the grounds and shared spaces, preferably at a normal time of day rather than only during an appointment chosen to show an empty lobby. Ask how parking allocation works and whether any services carry extra charges. The value of shared facilities lies in whether they are maintained and accessible, not in how many icons are displayed on a project page.

Foreign ownership is a separate decision from the physical appeal of the unit. Thailand permits qualifying non-Thai purchasers to own a registered condominium unit freehold within the statutory foreign limit of 49% of the combined condominium-unit floor area. It is an area-based cap, not a blanket entitlement covering every advertised resale home. DDproperty describes the project as freehold, but the category attached to an entire building does not establish the title status of an individual unit or the remaining foreign allocation. A buyer needs evidence from the condominium juristic person and the relevant title documents. If the proposed purchase is instead a leasehold interest, that creates contractual rights for a term, not the same asset as registered freehold condominium ownership.

The sale process should also establish exactly who is receiving the money. The registered owner, an authorised representative and a marketing agent are three different roles, even when they participate in the same transaction. Ask to see the condominium title deed, identity and authority documents, a debt-free certificate from the condominium management and the documentation required for the foreign-quota transfer where applicable. Foreign buyers may also need suitable banking evidence of funds transferred from overseas. An informal assurance that “foreigners can buy here” is not the same as a document that allows this buyer to register this unit. The agreed purchase contract should make the deposit, timing and consequences of a failed transfer understandable before funds are released.

When comparing resale units, look at the building, floor, registered area, defects, furniture and the seller’s terms side by side. Test the approach road at the hour you expect to travel, then account for the work each apartment needs before it is equally usable. A lower asking price may still produce a higher total cost if refurbishment is extensive. The useful comparison is between complete purchase decisions, not price tags alone.

For a buyer already focused on Hua Mak, Lumpini Ville Ramkhamhaeng 26 belongs on a practical resale shortlist. It offers documented small and medium-sized layouts, a recognised developer and an established residential environment. The trade-off is a building from the 2008–2009 development period and a purchase that depends on the condition and legal history of the selected apartment. It is less persuasive for someone who needs new-build finishes, wants to step directly from the lobby onto an operating metro line, or expects a fixed investment return. For everyone else, a properly checked unit may be a more useful answer than a newer project whose promises still depend on future delivery.

Ownership format

A foreign buyer may acquire freehold condominium title only within the statutory 49% limit measured by total condominium floor area. The project is listed as freehold, but a particular resale unit must still be checked for foreign-quota eligibility and registered title. Leasehold is a different contractual interest, not equivalent to ownership.

Unit types & sizes

Studio
approximately 28 sqm
1 bathroom

Compact space suited to a single resident or conventional long-term letting. Sellers sometimes label a 28 sqm studio as a one-bedroom, so inspect the actual room division rather than trusting the advertisement category.

1 bedroom
32–43.5 sqm
1 bathroom

A versatile option for one person or a couple. A 32 sqm home and a 43.5 sqm home offer meaningfully different working, dining and storage arrangements, even before differences in condition are considered.

2 bedrooms
62.5 sqm
2 bathrooms

A larger layout that may suit a small household or two adults needing private rooms. The catalogued plan includes two bathrooms; any alterations in a resale unit should be checked against its registered plan.

The sizes describe the project’s catalogued layouts, not guaranteed stock. Resale advertisements may use inconsistent bedroom labels or slightly different measured areas; confirm the registered floor plan and inspect the actual configuration. The source of each published official starting price is stated alongside it. Separate market listings are not the developer’s price list; confirm the selected unit’s price, availability and terms through its sale channel.

Price & purchase terms

  • Current price: From THB 1.25 million, based on a PropertyHub advertisement for a 28 sqm unit on the eighth floor of Building C, listed on 29 September 2026 and checked on 10 October 2026. This is the lowest recent asking-price reference found, not a verified transaction or confirmation of availability; a specialist must check the unit and terms.
  • Completed: 2009

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.
