Why this project is worth a look
A building you can inspect
Because the project has been completed since 2017, most of the important quality questions can be tested in the real building rather than inferred from renderings: lift performance, common-area wear, parking pressure, traffic noise, views and the condition of the exact apartment. That is a meaningful advantage in resale due diligence.
The transport story improved
Wat Samian Nari station was still future infrastructure when the building opened. The Dark Red Line is now operating, reducing the project’s dependence on private cars. The road environment is still that of a major arterial corridor, so buyers should walk the actual route from the station rather than equating rail proximity with a small, pedestrian neighbourhood.
Real internal competition
Large portals show a substantial pool of resale and rental advertisements in the building. That creates useful bargaining and comparison opportunities because buyers can benchmark condition, floor, orientation, furnishing and tenancy against other apartments under the same management. It also means future sellers may compete directly with several near-identical units.
Floor choice changes the experience
Parking, residences and amenities are distributed differently through the lower levels, with the main pool and leisure deck on level 6. A unit close to the amenities is not the same product as an apartment high above them, even at the same size. Noise, convenience, view and circulation patterns should be priced into the choice.
Straightforward urban unit sizes
The project is dominated by one-bedroom homes of roughly 30–52 sqm, with two-bedroom options around 51.5–66.5 sqm. These are recognisable Bangkok urban formats for singles, couples and smaller households. At the compact end of the range, layout efficiency matters a great deal: a few extra square metres or a properly separated kitchen can materially change livability.
About the project
U Delight Ratchavibha is a completed high-rise condominium on Vibhavadi-Rangsit Road in Lat Yao, Chatuchak. Grand Unity Development completed the building in March 2017. That changes the buyer’s job completely compared with an off-plan purchase: there is no construction promise to underwrite. Instead, a buyer can inspect the actual common areas, the unit, its view, noise exposure and condition, compare several resales in the same building, and review the seller’s documents before committing funds.
The location is defined by the Vibhavadi-Rangsit transport corridor. The building sits opposite Wat Samian Nari, and the Dark Red Line station carrying the same name is now in operation; reviews written when the project opened in 2017 still described that rail link as future infrastructure. The practical consequence is meaningful. The project still works well for people who drive because of its position on a major north–south road, but it is no longer a car-only proposition. What it does not become is a compact, highly walkable inner-city neighbourhood: Vibhavadi-Rangsit is a large arterial road, so the experience outside the gate is different from living on a small Sukhumvit or Ari side street.

There is one 23-storey building. A detailed review made when the finished project opened recorded 875 residential units plus six retail units, and both DDproperty and several project databases also use 875 residential units. PropertyHub currently displays 881 in its headline unit field while its own project description gives yet another breakdown of 874 residential units plus six shops. We therefore use 875 as the best-supported residential count, but a buyer doing legal due diligence should rely on the condominium juristic person’s registration records rather than a portal count.
The unit mix is geared toward compact urban apartments. The consistent ranges across the stronger project sources are approximately 30.4–52 sqm for one-bedroom units and 51.5–66.5 sqm for two-bedroom units. The completed-project review described twelve layouts in total, with the roughly 30.5 sqm one-bedroom being the dominant format. That matters on the resale market because two listings labelled simply “one bedroom” can behave very differently in day-to-day use. Size, kitchen separation, corner glazing, orientation, floor and proximity to the amenity deck can be more important than the bedroom count itself.
The vertical layout also deserves attention. Level 2 is parking; levels 3–5 combine residential units with parking; level 6 is the main residential-and-amenity level; and levels 7–23 are predominantly residential. The principal shared facilities are concentrated on level 6, including the pool, lounge areas, gym, steam room and sauna. The original completed-building review also recorded roughly two rai of landscaped garden, four passenger lifts and one service lift. A buyer should therefore treat floor selection as part of the product, not as a cosmetic preference: level 6 offers immediate amenity access but more activity, the lower mixed levels have different privacy and outlook characteristics, while higher floors are further removed from the common deck.
Scale is both an advantage and a trade-off here. Large Thai property portals currently show dozens of sale and rental advertisements in the project, which gives a buyer a real internal comparison set instead of forcing a decision on a single available unit. Condition, furnishing, orientation, tenancy and seller urgency can all be compared within the same building. The other side of that scale is heavier use of lifts, parking and common facilities. A 2017 completed-building review recorded about 345 conventional parking spaces and roughly 49% parking coverage when tandem spaces were included. For a project whose location still suits drivers, parking should be checked operationally rather than treated as a brochure statistic.
There is also a useful historical cost reference. The 2017 completed-project review recorded a common-area fee of THB 40 per sqm per month and a sinking-fund contribution of THB 500 per sqm. PropertyHub still shows the THB 40 figure today, but that does not replace a current statement from the condominium juristic person. On a resale purchase, the better approach is to obtain the present fee schedule, evidence that the seller has no outstanding common charges, and recent building-budget information before relying on an old fee in a cash-flow model.
As checked on 7 October 2026, DDproperty’s current project results start at roughly THB 2.17 million. That is not a developer starting price and it does not mean any comparable unit can be bought for the same amount. A low listing may reflect floor, fit-out, an existing tenant, seller urgency or other unit-specific conditions. The number is most useful as a search floor; the actual comparison should be between apartments of similar size, condition and legal status.
Ownership format
A foreign buyer may hold a condominium unit on a freehold basis only while the building remains within Thailand’s statutory foreign-ownership quota of no more than 49% of the total condominium-unit area. Foreign-quota availability and the tenure of the selected resale unit must be confirmed before transfer.
Unit types & sizes
The project’s core format. The range covers several layouts, so the one-bedroom label does not describe one standard apartment. The completed-building review identified the roughly 30.5 sqm layout as the most common, while larger one-bedrooms provide materially more storage, kitchen and living space.
A less common, more family-oriented format. The completed-building review describes the two-bedroom layouts as largely corner units, making orientation, glazing and outlook especially important. Pricing should be benchmarked against other two-bedroom resales in the same building rather than against the project’s entry-level one-bedroom asking price.
The completed-project review refers to 12 original layouts. They are consolidated here into the two verified buyer-facing bedroom/size groups because current resale sources do not provide a reliable complete catalogue of every historic marketing layout name. The selected unit’s actual plan should be checked separately. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project address is 888 Vibhavadi-Rangsit Road, Lat Yao, Chatuchak, Bangkok 10900, on the inbound side of the road opposite Wat Samian Nari.
- Wat Samian Nari station on the Dark Red Line is now operational. Property portals quote different walking distances, so the sensible test is the actual route from the relevant station exit rather than one database number.
- Vibhavadi-Rangsit is a major urban arterial. It supports efficient car travel through northern and north-central Bangkok, but it also brings the traffic, road noise and less intimate pedestrian environment that come with a large highway-scale corridor.
- The completed-project review highlighted access toward the Ratchavipha interchange, expressway network, Ratchayothin and major office and retail areas. The location makes the most sense when those northern Bangkok work and daily-life destinations already match the buyer’s routine.
- Orientation should be part of unit selection. Apartments facing closer to Vibhavadi-Rangsit may have greater road exposure; some lower directions were affected by neighbouring buildings in the original completed-building review, while higher floors generally have more open outlooks.

Price & purchase terms
- Current price: From THB 2.17M in DDproperty’s current project listings, checked 7 October 2026. This is a lower resale-market anchor, not a developer price list; availability, condition, tenure and deal terms need to be confirmed for the specific unit.
- Completed: 2017-03
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who wants a completed Chatuchak building that can be physically inspected before purchase rather than taking construction risk.; A buyer whose daily routes already involve Vibhavadi-Rangsit, Ratchayothin, northern Bangkok or the Dark Red Line and who values having both road and rail options.; Someone looking for a compact urban apartment who is willing to compare multiple resales within the same building by floor, layout, condition and price instead of buying on project name alone.; An investor who prefers an observable resale and rental market to a developer return promise. The building has enough live advertising to study competing asking prices and rental positioning directly.; may not suit: It is not a fit for a buyer who wants a brand-new building with no age-related wear: the project dates from 2017, so both the apartment and common areas need condition checks.; Buyers seeking a small boutique condominium with very few neighbours may find a building of this scale and four passenger lifts too dense.; If the priority is a lively, low-traffic, café-and-shops pedestrian environment immediately outside the lobby, the Vibhavadi-Rangsit setting remains a compromise even with rail access.; There is no basis here for treating rent or investment return as guaranteed. It is a normal resale market where outcome depends on entry price, the exact unit, recurring costs, vacancy and management quality..

- Published unit counts conflict: DDproperty and the completed-building review state 875 residential units, while PropertyHub displays 881 in its headline field and 874 units plus six shops in its description. Transaction due diligence should use the condominium juristic person’s registered records.
- The current common-area fee has not been verified from a fresh condominium-juristic-person statement. PropertyHub still displays THB 40 per sqm per month, matching the 2017 completed-project review, but a buyer should obtain the current fee schedule before purchase.
- Published project coordinates differ between directories. This dossier uses 13.835918, 100.558180 from a detailed project map review and widens the geolocation radius; the exact entrance should be rechecked on a live map before generating nearby-place distances.
