Why this project is worth a look
A building you can inspect
The towers are complete and occupied, so buyers can assess real entrances, facilities and individual units. The responsibility is to understand the building's present maintenance needs rather than relying on a historical construction date.
More than one layout
Studios, one-bedroom and two-bedroom apartments meet distinct household needs. A viewing is still necessary because an appealing floor-area figure says little about light, noise, storage or alterations made by previous owners.
Established district services
The Hua Mak and Bang Kapi setting offers everyday shops, healthcare destinations and access to the Yellow Line. Transit usefulness depends on the actual walking route and where each resident needs to travel.
Observable resale activity
Multiple portals carry live-looking resale and rental advertisements, making it possible to compare actual offerings. These are asking prices, not completed sale values or a reliable prediction of rental income.
About the project
The first question at Lumpini Ville Ramkhamhaeng 44 is not when the developer will finish building. It is what a particular owner can actually transfer to you in an occupied condominium that has been part of Bang Kapi for many years. This is a two-building development with 23 floors and 827 homes. It offers the practical advantage of being able to inspect an existing property and established common areas, but it also shifts attention away from launch materials and towards maintenance, title documents and the lived experience of the building.
Pricing is an obvious reason buyers notice the project, and also a common source of misunderstanding. DDproperty displayed a studio asking price of THB 1,450,000 when checked on 10 October 2026; the advertisement had been reposted in July. Other current-looking listings on major portals were higher. That is a low advertised entry point, not a guaranteed available unit, an agreed sale price or evidence of value. In a resale property, condition, title and seller circumstances can make two apparently similar flats entirely different purchases.

There is a second price distinction that matters particularly to an international buyer. A low asking price does not mean that the unit can be registered in a foreign buyer's own name. Thai condominium law permits foreign freehold ownership only within a limit of 49% of the total condominium unit area. Listings for this building include both Thai-quota units and listings specifically marked as foreign-quota units. Those categories are not interchangeable, and a buyer should not plan a transaction around the lowest number on the screen before establishing which title is actually available.
The project was developed by L.P.N. Development Public Company Limited, commonly branded LPN. Its 2023 annual report lists Lumpini Ville Ramkhamhaeng 44 among completed developments and records construction during 2006–2008, with two buildings, 23 storeys and 827 units. The site area is recorded as 4 rai, 2 ngan and 56 square wah. Published directories do not all agree on an exact completion date: some say December 2007, others 2008, and one site's project metadata says 2013 even though its own description says February 2008. For buyer decisions, the established late-2000s construction period is more dependable than any unverified month.
The address sits off Soi Ramkhamhaeng 44 in Hua Mak, Bang Kapi, eastern Bangkok. This is an everyday residential and commercial district rather than a secluded resort setting. The main Ramkhamhaeng corridor connects the neighbourhood with larger roads, and a range of ordinary shops, food outlets and services shape daily life. A buyer working elsewhere in Bangkok should test the route at the hours that matter. Being in the same city as an office is not much of a transport plan, especially where road conditions change substantially during the day.
Yaek Lam Sali is a station on Bangkok's Yellow Line, and the line's station list is supported by the Mass Rapid Transit Authority. Rail access improves the range of journeys that do not require a private car, yet the final walk is still part of the commute. Portal estimates of the distance from the condominium are not perfectly consistent. Rather than treating the smallest advertised number as a promise, walk the route once, note road crossings and consider the trip in heavy rain or after dark. For some residents that is routine; for others it is a daily drawback.
Shopping and healthcare are part of the location's appeal. The Mall Bangkapi, Makro and Ramkhamhaeng Hospital feature in local project descriptions, alongside neighbourhood convenience stores and places to eat. These are useful landmarks, not a statement that every destination is immediately outside the lobby. The distinction matters for a household without a car, someone carrying groceries, or a resident who needs frequent medical appointments. It is sensible to compare the actual travel route for the services you use, rather than counting logos on a neighbourhood map.
The mix of apartments is straightforward: studios, one-bedroom homes and two-bedroom homes. The established project descriptions use roughly 30, 35 and 62 square metres as reference sizes. Resale adverts show variations around those figures, including larger one-bedroom and two-bedroom properties. This variety is helpful, but the headline category does not tell you how well the space works. A comfortable 35-square-metre one-bedroom unit can be more useful to a couple than a badly partitioned property with a slightly larger registered area.
A studio can make sense for someone who is out most of the day and wants an uncomplicated base in Bangkok. It also leaves very little room for a poor furniture layout. Check where a desk could go, how the kitchen is ventilated, whether storage is adequate and whether the air-conditioning system is suitable for the room. In an older development, the same floor plan can feel completely different after years of individual owner improvements. A low acquisition price does not remove the cost of furnishing, replacing appliances or repairing worn finishes.
One-bedroom apartments offer a separate sleeping area and may suit a couple, a single professional who works from home, or someone planning a conventional long-term rental. The available advertisements include units around 35–36 square metres. Ask how much of that space is usable, not just what appears in the listing title. Door positions, natural light, an enclosed versus open kitchen and bedroom storage determine whether the apartment is pleasant to live in. Photographs taken with wide-angle lenses will not answer those questions by themselves.
The two-bedroom format serves a different household. Project guides give approximately 62 square metres as a standard size, while current resale examples are around 63–64 square metres and include two-bathroom layouts. That could work for a small family or for two adults needing a room for work, but it should be judged against the size of the living area, bedroom privacy and the building's outdoor space. The asking prices for those homes are materially above the entry-level studios, so their competitors may be other family apartments in Bang Kapi, not the cheapest units within this project.
Two 23-storey blocks create a sizeable residential community. The number of units says something about the scale of shared services and the likelihood of meeting neighbours in lifts, parking areas and the pool, but not whether a given flat feels private. A high floor does not guarantee silence, and a view in one direction can be very different from the view from another side of the same building. When comparing shortlisted apartments, assess noise, sunlight, the corridor, window orientation and where cars enter the property. These are qualities that price-per-square-metre comparisons miss.
The amenities typically listed for Lumpini Ville Ramkhamhaeng 44 include a pool, gym, children's area, parking, CCTV and round-the-clock security. Some descriptions also mention on-site retail and dining. Those facilities are a real part of the development's proposition, but their presence on a portal cannot establish their condition or operating rules in 2026. The best way to judge a mature building is to see whether the facilities look maintained, whether access is sensible and whether residents appear able to use what is being advertised. A brochure-style amenity checklist is not a maintenance record.
One restriction deserves attention before arranging viewings: major listing portals describe the condominium as not allowing pets, subject to exceptions approved by building management. A buyer hoping to bring a dog or cat needs the current written house rules, not an informal assurance from an individual agent. There are other rules with similar practical consequences, including parking allocation, visitor access and what owners can do when they rent out their property. These rules may not be obvious from a listing, but they shape the value of ownership every day.
Buying an established unit involves documents that a marketing description cannot supply. The owner should be able to demonstrate the condominium title, authority to sell and the absence or settlement of relevant charges. Foreign purchasers will generally need confirmation from the condominium juristic person of the available foreign ownership proportion, together with appropriate evidence of incoming overseas funds where required for registration. A portal label saying 'freehold' is a starting clue, not a substitute for a title check. A Thai-quota property should never be marketed to a foreign buyer as if its status could simply be ignored.
A lease arrangement, if one is separately offered, is not the same product as registered foreign freehold ownership of a condominium unit. Long leases commonly start with a term of up to 30 years, and any further period depends on the contract and what can legally be enforced. There is no basis to assume that such an option is available for every unit in this particular development. The right way to compare offers is to establish whether the proposed transaction transfers ownership or only grants occupation rights, and then understand the documents that actually govern those rights.
Budgeting should cover more than the agreed purchase price. Transfer-related charges, tax allocation, agency fees if applicable, outstanding common-area contributions and subsequent repairs can affect what the buyer ultimately pays. Public directories sometimes display historic maintenance rates, but that does not show what the condominium currently collects or whether there is a major repair programme in progress. Ask for current statements from the management office. The size of the sinking fund, any arrears and the condition of common equipment are more meaningful for a late-2000s building than an old generic fee estimate.
Building age calls for inspection, not automatic rejection. Lifts, waterproofing, pumping systems, plumbing and fire equipment are all worth understanding in a long-established high-rise. Work already completed can be positive; deferred works can be an expensive surprise. An online structural-inspection status posted after 2025 should not be read as a comprehensive engineering warranty for the whole complex. For the unit itself, ordinary checks of water pressure, leaks, electrical points and air-conditioning can uncover more actionable information than broad claims that the development is either old-fashioned or solidly built.
The resale and rental markets are visible rather than hypothetical. Major platforms carry both sale and rental adverts covering different layouts, with asking rents that vary by unit type and condition. That activity is useful evidence that the property is actively marketed, but it does not guarantee occupancy or investment performance. Net income depends on the actual signed lease, vacancy, common charges, repairs, management and occasional replacement of furnishings. Remote landlords should also think about who will inspect the flat and coordinate maintenance when a tenant leaves. None of that can be settled by a headline rental-yield percentage.
The strongest reason to consider Lumpini Ville Ramkhamhaeng 44 is the combination of an established residential address, a known developer, several practical apartment sizes and an observable secondary market. The main trade-off is that buyers must accept an older, relatively large development and perform careful unit-level checks. It is not necessarily right for someone seeking a new-build finish, exceptional privacy, an unrestricted pet policy or ownership that has not been legally verified. For the right buyer, the project can be worth a viewing; the decisive evidence will be the actual apartment and its documents, not the lowest online asking price.
Ownership format
Foreign freehold title is possible only within the 49% foreign quota by total condominium unit area. A Thai-quota listing does not by itself qualify for transfer into a foreign buyer's name. Any separately offered leasehold arrangement is not ownership; the usual initial lease term is up to 30 years, with extensions dependent on the contract.
Unit types & sizes
The smallest accommodation format here, best assessed as an individual home rather than an abstract entry-price opportunity. Its practical success depends on storage, working space, kitchen ventilation and the age of the fittings. Renovation costs can matter far more than a small reduction in the asking price.
A useful middle ground for a couple or a resident who needs the bedroom separate from the work and living area. The layout deserves attention: proper doors, daylight, kitchen positioning and storage can distinguish two units with nearly identical registered sizes.
A materially different purchase, offering space for children, guests or a dedicated office. Verify the living-room proportions and the actual bathroom arrangement. The budget belongs in a comparison with other family-sized homes in the district, not with the project's lowest-priced studio.
Areas, bathroom counts and prices combine established project types with examples from individual resale advertisements; they do not constitute a fixed developer inventory. Project guides also show an approximately 62-sqm two-bedroom format. Each layout, registered area, asking price and ownership quota must be checked for the chosen unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A single resident who wants a modest home in eastern Bangkok and is comfortable with the footprint of a roughly 30-square-metre studio. This buyer may value a sound renovation and a workable commute more than the latest building brand.; A couple looking for a separate bedroom without taking on a much larger apartment. The shortlist should be driven by interior layout, light, privacy and access to their regular destinations.; A small household considering the larger two-bedroom units, provided the common living space works and the building's rules, parking and children's facilities suit their daily routine.; A resale buyer willing to examine the condominium title, maintenance history and management records. The main diligence concerns are existing assets and seller documents rather than the risk of an unfinished development.; An owner considering conventional long-term leasing and prepared to budget for vacancy, repairs, management and tenant turnover, instead of treating portal asking rents as guaranteed cash flow.; may not suit: Buyers who specifically want newly built common areas and are unwilling to consider the ongoing upkeep of an older high-rise.; Pet owners who require an unconditional right to keep animals in the apartment; published project policies indicate restrictions and management approval may be needed.; Residents seeking a small, exceptionally quiet building or a station directly outside the entrance. Both the scale of the complex and the final walk matter here.; Foreign purchasers who intend to rely on the lowest advertised price without confirming whether that unit can legally be transferred into the foreign quota..

- Directories variously give 2007, 2008 and 2013 as the completion year. The developer records construction during 2006–2008; the precise handover month is not established by an original completion document.
- One directory reports 404 units without explaining whether this refers to a single building. The developer's report and the principal project profiles give 827 for the development.
- The lowest advertised sale price does not establish eligibility for registration in a foreign buyer's name; both Thai-quota and foreign-quota offerings appear for this project.
