The Yellow Line was not operating when the project was delivered. Current project data now places Yaek Lam Sali station at about 0.6 km and Bang Kapi station at about 0.8 km. That materially improves the location for residents who use public transport and changes the practical proposition compared with the original 2015 launch.

The developer publishes a common-area fee of THB 40 per sqm per month and a sinking-fund contribution of THB 500 per sqm, giving buyers a useful baseline. The wide price spread is also a warning to compare condition, building, floor, view, fit-out and seller circumstances before treating the cheapest listing as the true market level.

Living Nest Ramkhamhaeng is an established low-rise condominium in Hua Mak, Bang Kapi, Bangkok. Human Nest identifies the project at 845 Ramkhamhaeng Road, between Soi Ramkhamhaeng 85/1 and 85/2. The residential component consists of three eight-storey buildings with 546 units, complemented by a separate leisure building containing the pool and fitness facilities. Construction started in February 2014 and the developer records full completion in June 2015. That history matters because the property is no longer a developer-led launch. Buyers are choosing from individual resale units in a mature building, so condition, title, foreign-quota status and the seller’s pricing matter more than an old launch brochure.

The unit programme is compact and urban. Human Nest lists studios at roughly 22 sqm, one-bedroom units from 25 to 37 sqm and two-bedroom units around 46 to 50 sqm. More detailed databases narrow those bands to approximately 22.08–22.19 sqm for studios, 24.85–37.66 sqm for one-bedroom homes and about 46.63–50.37 sqm for two-bedroom layouts. That creates a meaningful spread within the one-bedroom category: a 25 sqm apartment and a 35 sqm apartment may carry the same bedroom count but serve quite different needs. Floor, orientation and usable layout therefore deserve as much attention as the label attached to the unit type.

Resale pricing is broad. As of 14 September 2026, major portals show the lower end of the market at roughly THB 1.43–1.44 million, including a recently updated 25 sqm one-bedroom listing at THB 1.439 million. Studios around 22 sqm appear from roughly THB 1.45–1.65 million, while current two-bedroom stock around 47 sqm reaches approximately THB 3.95 million. It would be misleading to turn that spread into a single project value. Building, floor, view, renovation standard, furniture package and seller urgency can move the asking price substantially. A sensible buyer comparison is therefore unit-to-unit: start with several apartments of similar size and condition, then investigate why any particular listing sits materially above or below them.

The rental market remains visible as well. September 2026 listings show one-bedroom units of roughly 26–31 sqm offered from about THB 8,000 per month, larger one-bedroom apartments around 32–35 sqm at roughly THB 10,000–13,000, and two-bedroom homes around 47–48 sqm at about THB 21,000. These are asking rents, not guaranteed achieved rents or an investment return. They do, however, show that Living Nest Ramkhamhaeng participates in the ordinary long-term rental market of Bang Kapi and Hua Mak. Anyone underwriting a rental purchase should compare like-for-like units and allow for vacancy, agency fees, maintenance, common charges and refurbishment rather than extrapolating from the highest advertised rent.

The amenity package is substantial for an older low-rise project in this price bracket. The developer lists a saltwater swimming pool, fitness room, landscaped communal garden, jogging path, multipurpose room, shared wireless internet and wheelchair ramps. Security includes CCTV, key-card access and 24-hour guards. A detailed independent project review estimated parking at roughly 218 cars, around 40% of the unit count when tandem spaces are included. With 546 units, parking deserves a real-world test rather than a brochure check: a buyer who drives daily should visit in the evening and see how the allocation and circulation actually work when the buildings are busy.

The published common-area charge is THB 40 per sqm per month, with a sinking-fund contribution of THB 500 per sqm. Both the developer and independent project databases carry the same figures. For a completed 2015 condominium, the historical tariff is only part of the ownership-cost picture. Before purchase, the buyer should obtain the current juristic-person statement for the selected unit, confirm there are no arrears and review whether owners have approved major repairs or special assessments. At this age, the condition of lifts, pumps, façades, waterproofing, the pool and other shared systems can become more relevant to future costs than the original specification.

Location is a central reason the project remains competitive. It sits directly on the Ramkhamhaeng corridor in Hua Mak and close to Bang Kapi’s retail and transport cluster. The situation is materially different from when the condominium was completed: the Yellow Line is now operating, and current project data places Yaek Lam Sali station at about 0.6 km and Bang Kapi station at about 0.8 km. The district also offers major retail, hospitals, local markets and access to the Saen Saep canal boats. Older developer marketing says The Mall Bangkapi is only 120 metres away, while newer mapping-based project data gives roughly 0.6 km. The newer figure is the safer public reference, and a buyer should still test the actual walking route from the project gate.

For an international buyer, the legal structure is more straightforward than landed property but still needs transaction-level confirmation. A qualifying foreign purchaser can own a condominium unit freehold in their own name, provided the building has available foreign quota and the statutory conditions are met. Thai law caps aggregate foreign ownership at 49% of the total area of all units in the condominium. The rule applies to the building’s registered area, not simply to a count of advertised apartments. A resale listing marked 'freehold' therefore does not by itself confirm that the unit can be transferred to a foreign buyer today; the condominium juristic person needs to certify quota availability for the actual transfer.

Living Nest Ramkhamhaeng works best as a mature, inspectable urban condominium rather than a speculative new-build story. The buyer can see how the landscaping has aged, how the pool and fitness areas are maintained, how busy the lifts become and what the surrounding streets feel like during normal commuting hours. That transparency comes with a different due-diligence burden. Air-conditioning systems, water damage, bathroom waterproofing, balcony exposure, road noise, previous renovations and furniture condition may vary sharply between units that look identical on a project database. The project gives a useful framework; the real purchase decision is the individual apartment, its paperwork and the condition a physical inspection reveals.

A viewing should separate project-wide facts from unit-specific realities. The eight-storey format, pool, garden and surrounding transport network are shared context, but noise, afternoon sun, outlook, humidity and renovation quality vary by building and orientation. Current resale stock includes one-bedroom units at 25, 30, 31, 32 and 35 sqm, so even apartments with the same bedroom count are not interchangeable. A cheap small unit can become the more expensive choice if air-conditioning, kitchen fittings, bathroom waterproofing or windows need immediate work. One advantage of a completed condominium is that these issues can be tested rather than imagined: check water pressure, lift performance, corridor condition, road noise, balcony exposure and common areas at the time of day you would normally be at home.

The condominium juristic person is another important part of resale due diligence. A buyer needs more than the sale contract and title deed: outstanding common charges, foreign-quota certification, current house rules and the building’s approach to major maintenance all affect the transaction. The published THB 40 per sqm monthly fee provides a useful historical baseline but does not tell you whether the current budget is sufficient for an ageing property or whether owners have approved additional assessments. Parking is similar. An older detailed review quotes around 218 spaces, yet day-to-day convenience depends on present rules, occupancy and how tandem parking is managed. Living Nest Ramkhamhaeng therefore has unusually well-documented core specifications, but those original specifications should be treated as the starting point for present-day building due diligence, not a substitute for it.
