LPN also announced three new projects worth about THB 4.5 billion in total for 2026. Segments and prices
It is no longer accurate to treat LPN as an affordable-condo-only developer. Its own catalogue spans condominiums, houses, townhomes and office products, and the 2026 pipeline includes the premium single-house project BAAN 365 Jessada Ratchaphruek alongside new condominium launches. Entry-level urban housing still matters to the brand, though. TerraBKK reported a starting price of THB 2.29 million for Place 168 Pinklao in March 2026. That is a dated launch reference for one project, not a group-wide price benchmark; live pricing depends on the unit, building, remaining inventory and promotion.
Geography
The current NovAsia selection is Bangkok-focused, which fits the part of LPN's footprint most buyers are likely to encounter: dense urban and suburban projects around the capital's transport corridors. The wider company catalogue extends beyond Bangkok, including locations such as Jomtien and Cha-am. Buyers should therefore assess each micro-market on its own merits rather than treating LPN's presence in multiple locations as evidence that demand or resale liquidity will behave the same way everywhere.
Reliability and public record
LPN gives buyers something many private developers cannot: a long public disclosure trail. SET currently carries the company's 2025 annual report and reviewed Q2 2026 financial information. The latest Q2 filing shows a loss attributable to owners of the parent of about THB 21.2 million for the quarter and about THB 20.8 million for the first six months of 2026, with an unqualified auditor's report. Management has also said borrowings fell from THB 12.75 billion in 2023 to THB 9.9 billion in 2025, with a 2026 target below THB 9 billion. These data points provide context; they do not guarantee completion, handover timing or the economics of a particular purchase.
What to verify
For a specific LPN purchase, start by matching the legal entity in the reservation and sale agreement to the project owner and the relevant approvals. Thailand's environmental-impact database carries separate records for developments such as EARN BY LPN, PARK 168 On Nut 19 and Place 168 Pinklao, so approval status should be checked project by project. For anything still under construction, ask for the latest work schedule and contractual handover date rather than inferring completion from a headline percentage. A foreign condo buyer should also confirm foreign-quota availability for the exact unit and the required remittance documentation. Ask who will manage the property after handover, what common-area and sinking-fund charges apply, and—if an investor programme is offered with a tenant in place—what the lease actually says about rent duration, payment responsibility, early termination and vacancy.
