About the project
IDEO Ramkhamhaeng–Lamsali Station is a completed Ananda Development high-rise on Ramkhamhaeng Road in Hua Mak, Bang Kapi. It is a single 35-storey building with 737 residential units. The condominium is registered under number 8/2566, with ADC – JV 21 Co., Ltd. named as the legal project owner and Ananda Development as the consumer-facing developer brand. For a buyer, the most important point is that this is no longer a construction-stage proposition. Construction was completed in August 2025, and the 31 August 2025 progress report shows 100% overall progress as well as 100% for structure, systems, architecture and piling. That changes the due-diligence process. Instead of judging a model room or a delivery promise, a buyer can inspect the actual apartment, corridor, lift operation, road noise, view and common areas. This matters because several older portal records still carry a 2026 completion estimate. Those records reflect the previous schedule, not the current first-party completion status.
The transport story is genuinely strong, but the common three-line marketing phrase needs to be unpacked. The building fronts Ramkhamhaeng Road between Soi 89/2 and Soi 91 near Lam Sali intersection. The MRT Yellow Line is operating today, and Yaek Lam Sali is an active station on the Lat Phrao–Samrong route. The Orange Line is different: OR20 Yaek Lam Sali is an underground station on the Orange Line east section, with opening currently targeted for January 2028. The advertised 50-metre figure is specified as the distance from the nearest project boundary to an entrance of the future Orange Line station. In other words, the development is extremely close to the Lam Sali interchange area, but the 50-metre figure should not be presented as proof that the future Orange connection is already operating. A proposed Brown Line is part of the longer-term network concept as well. For today's purchase decision, the working Yellow Line and the existing road network are the transport assets that can actually be tested.

Ramkhamhaeng frontage is useful precisely because it is urban and direct. Residents are not starting every trip deep inside a narrow soi: the building sits on a major east-west corridor, while Lam Sali links toward Lat Phrao and Srinagarindra. A detailed site review also documented pedestrian connections toward the Bang Kapi retail cluster and the Saen Saep canal side through the Soi 89/2 direction. The Mall Bangkapi, Bang Kapi Market and a dense strip of everyday retail sit in the same neighbourhood, with Ramkhamhaeng Hospital and Vejthani Hospital among the established medical options in the wider area. The trade-off is equally real. Ramkhamhaeng is busy, and the experience can vary sharply by unit orientation and floor. Traffic noise, dust and the future interchange footfall are not abstract concerns here. Because the tower is complete, a buyer can test them properly: visit during the morning commute, return after dark, walk from the operating Yellow Line station, stand inside the selected unit with the windows closed and observe the drop-off and access pattern before making a decision.
The project is large enough that its operating numbers deserve more attention than the amenity renderings. The building has 737 homes, 274 parking spaces, three passenger lifts and one service lift. That is not a boutique density profile. Peak-time lift traffic and vehicle access may feel very different from a 100-unit residence, and 274 parking spaces should not be interpreted as one guaranteed bay per apartment. The actual parking allocation and access rules need to come from the condominium juristic person. The core common facilities include swimming pool, fitness room, landscaped garden, multipurpose space, reception and meeting or co-working functions. The pool, gym, reception, meeting room and green area are placed on the first level. These facilities can be useful for someone who works from home or wants daily exercise without leaving the building. They also come with shared-space traffic and operating costs, so a buyer who prioritises low density over amenities should treat the scale as a genuine compromise.
The apartment mix cannot be reduced to four neat labels. The current project gallery separates a Hybrid series that includes 24, 25.5 and 26.5 sqm studios; 31 and 33 sqm one-bedroom layouts; and 31.5, 34.5 and 40 sqm one-bedroom-plus layouts. An earlier detailed project profile grouped the original range more simply as 24 sqm studios, 31–34.5 sqm one-bedrooms, 34.5–40 sqm one-bedroom-plus units and a 53.5 sqm two-bedroom. Those descriptions overlap, but the naming is not identical. That is useful information rather than a problem to hide: the finished building contains different plan generations, and resale listings add another layer of shorthand. A buyer should therefore ask for the exact unit plan instead of assuming that every apartment marketed as “one bedroom” has the same proportions. Check the unit number, plan code, orientation, kitchen arrangement, storage and whether the apartment belongs to the Hybrid or standard series. The 53.5 sqm two-bedroom is documented in the original project mix, but A complete live list showing whether that format remains in direct developer inventory is not public.
As of 29 August 2026, Direct developer pricing advertises studios from THB 2.29 million and the project as ready to move in. That figure is useful as a current developer-side lower anchor, not as a permanent valuation for every studio in the tower. The building already has an active resale market, and asking prices vary with floor, view, furnishing, condition, seller urgency and title status. Some resale listings are below the developer's headline while others are far above it. That does not create a clean new-build price comparison unless the units are comparable. The ownership quota matters as well. Current market stock includes examples marked Foreign Quota and others marked Thai Quota in the same building. A lower Thai-quota asking price is not automatically available to a foreign purchaser on the same legal basis. For a meaningful comparison, the buyer needs to line up seller identity, unit number, physical condition, ownership quota and transfer terms alongside the price. Old launch prices and calculated price-per-square-metre figures are deliberately not used as substitutes for that unit-level check.
The legal base is clearer than the availability of a particular foreign-freehold unit. The project land is identified under Chanote title deed numbers 25280 and 248973. Chanote is Thailand's registered land-title instrument; for a condominium buyer it establishes the title basis of the project land, but the purchaser acquires a registered condominium unit and an interest in common property rather than a separate plot beneath the building. Under Thailand's condominium rules, foreign ownership in a building cannot exceed 49% of the total unit area. Freehold availability therefore has to be confirmed for the selected unit at transfer, even when a portal labels the wider project “freehold.” The mix of Foreign Quota and Thai Quota listings currently visible in this building makes the point concrete. A Thai-quota unit cannot simply be marketed to a foreign buyer as equivalent foreign freehold without confirming that a quota transfer is legally available. Conversely, a listing marked Foreign Quota should still be supported by the condominium juristic person's confirmation before money is committed.
For a completed project like this, the best due diligence is deliberately ordinary. Time the trip from the apartment door to the street. Watch how the three passenger lifts behave when residents leave for work. Listen to Ramkhamhaeng traffic from the exact unit with the windows shut. Check where taxis stop, how visitors enter, whether resident parking rules fit your car use and how comfortable the walk to the operating Yellow Line station feels in heat or rain. Then inspect the pool, fitness room and work areas rather than treating them as a substitute for the basics. Rental-oriented buyers can also study the building's live competition: A substantial volume of current rental listings provides evidence of an established leasing market, but it also shows that landlords compete with one another inside the same tower. None of that guarantees a yield. The project's case is more grounded: a finished tower beside an operating rail node, with a future Orange Line interchange expected to strengthen connectivity, offset by high density and the need to distinguish headline pricing from the title, condition and availability of the exact unit.

Ownership format
The project is a registered condominium. A foreign buyer may register a unit as freehold only within the foreign quota, which cannot exceed 49% of the total unit area of the building; quota availability must be confirmed for the selected unit before transfer. Current listings in this building include both foreign-quota and Thai-quota units, so title status cannot be inferred from the project name or floor plan. Any long-term lease route should be considered separately only if the seller actually offers it and the contract supports it.
Unit types & sizes
The current project plan gallery shows 24, 25.5 and 26.5 sqm versions. It is the project's most compact format, so storage, kitchen position and the actual volume of the selected unit matter more than the studio label alone.
The current first-party gallery includes several 31 and 33 sqm plans. They provide a more separated setup for one person or a couple, but room shape and window position vary by plan code, so the exact unit drawing should be requested.
Ananda shows 31.5, 34.5 and 40 sqm versions. The extra zone can support work or guest use, but the “plus” label does not guarantee the same enclosed room in every plan, so the actual drawing should be checked before reservation.
The original project specification documents a 53.5 sqm two-bedroom, and current market listings also show two-bedroom homes around 53 sqm. It is the clearer option for a small family or a couple needing a separate office, but Ananda does not publish a complete live inventory for this layout.
Plan naming evolved over the life of the project: The current project page classifies a 31.5 sqm layout as a Hybrid one-bedroom-plus, while earlier independent specifications started the one-bedroom-plus range at 34.5 sqm. The figures are therefore not averaged into one universal grid; buyers should use the exact unit code and plan in the completed building.
