There is no single developer price list or standard handover package to rely on; buyers are comparing individual resales with different owners, renovation histories, floors, buildings and title positions.

The scale is unusual for a low-rise scheme. Fourteen buildings rise to eight floors, and the dominant project count in established databases is about 3,500 apartments. In practical terms, this behaves more like a compact residential neighbourhood than a single condominium block. The upside is depth: there is usually a meaningful pool of units for sale and rent. The trade-off is variation. A quiet apartment deep inside the estate and a ground-floor unit near an active common area may share the same nominal floor size but offer very different day-to-day experiences.

Developer identity is one of the clearer parts of the record. L.P.N. Development Public Company Limited, now presented publicly as LPN Development, is consistently identified as the developer. The current LPN website no longer carries a live sales page for this 2008 development, but historical project references and multiple established property databases point to the same developer. For a buyer, that means the uncertainty is not who built the project. The real diligence burden sits with the present unit, seller, juristic-person records and the building's current operating condition.

The original apartment programme was compact and straightforward. Standard units were roughly 25–28.5 sqm, while larger one-bedroom layouts ran from about 28 to 35.5 sqm. Modern resale listings still cluster around 25 sqm, 28–29 sqm and occasional 35 sqm units. Listing labels are not perfectly consistent: a 25 sqm apartment may be marketed as a studio in one place and a one-bedroom in another. That is a good reason to inspect the registered plan and actual internal partition rather than treating the portal's bedroom filter as authoritative.

The building arrangement gives the estate a clear internal hierarchy. Buildings in the A, B, D and E groups were planned with some ground-floor retail and service areas and residential floors above. Building C carries more of the communal function, including the condominium juristic office, swimming pool and multi-purpose space at ground level, with additional shared use on part of the second floor. Buyers who value quick access to management and amenities may prefer that central zone; people sensitive to foot traffic may prefer a more residential position elsewhere in the compound.

Facilities were designed for a self-contained community: pool, fitness room, gardens, children's areas, multi-purpose spaces, internal jogging routes, CCTV and 24-hour security. Historical project descriptions also refer to convenience retail, food outlets, laundry and other everyday services inside the estate. Because the development is nearly two decades old, the sensible approach is to treat that as the original amenity framework, not a guarantee that every shop or service still operates. A walk through the property at different times of day tells more about current usability than an old facility checklist.

The resale market remains active in 2026. On 9 September, PropertyHub showed dozens of sale listings, with the lower visible asking price at THB 1.18 million for a 25 sqm ground-floor apartment. Many 28 sqm units were listed higher, while renovated apartments and larger layouts moved further up the range. The THB 1.18 million figure is therefore useful as a market entry point, not as a promise of what a suitable unit should cost. Title form, building, floor, condition and seller motivation can all move an individual asking price materially.

Rentals are equally relevant to the project's character. Current listings for compact apartments around 25–30 sqm commonly sit in roughly the THB 6,000–8,500 monthly band, depending on fit-out, building and lease terms. That provides evidence of an active long-term rental market, but it should not be converted automatically into an investment yield. Vacancy, repairs, leasing commissions, furnishing replacement, common expenses and the owner's own tax position all sit between headline rent and actual net return. For an older condominium, maintenance history also deserves a place in the financial model.

Foreign ownership needs to be checked at unit level. Thai condominium law allows foreign freehold only while the foreign quota remains within 49% of the total unit area in the registered condominium. A portal label saying 'freehold' is not the same thing as proof that a foreign buyer can register that particular unit today. Before a binding payment, the buyer should obtain the condominium title, seller documents and a current foreign-quota confirmation from the juristic person, alongside the usual confirmation of outstanding common fees.

Age changes the diligence priorities.
