The LIVIN Ramkhamhaeng is a completed high-rise condominium on Ramkhamhaeng Road in Hua Mak, Bang Kapi. The condominium is registered under no. 1/2568, contains 1,938 units and has River 21 Co., Ltd. as its legal developer. The consumer-facing project brand is RISLAND (Thailand), while River 21 is the legal name used in the condominium registration and project documents. That distinction matters when you review transaction paperwork: marketing commonly uses RISLAND, while legal documents may use River 21. The registration disclosure describes unit use as residential and office use, although the public product is primarily residential apartments. They refer to the same project. There is no separate phase or independently marketed tower that needs to be treated as a different development.

This is no longer an off-plan construction decision. By 1 February 2025, foundation, structural, architectural and MEP works were recorded at 100%, and the building is now marketed as ready to move in. Completion falls in 2024, and the 2026 market contains both resale stock and units still being offered as new. That shifts the due-diligence priorities. A buyer can inspect the actual corridor, lift traffic, view, road noise, common areas, finishing quality and condition of the selected unit rather than relying on renders or a future handover promise. The remaining uncertainty is mainly unit-level rather than construction-level.

Lam Sali is a real transport advantage, but the timing of each rail line matters. Yaek Lam Sali on the Yellow Line is roughly 310–350 metres from the project depending on the route and measuring point. The Yellow Line is operating, so that connection is usable today. The Orange Line also runs through Lam Sali in the planned network, but as of August 2026 its eastern section is still under construction, with operation expected in January 2028. The Brown Line is further out and is currently planned for February 2032. In practical terms, buyers should value the working Yellow Line today and treat Orange and Brown as future infrastructure rather than paying as if a three-line interchange were already fully operational.

The unit mix is compact and urban. The standard range includes a 22 sqm studio, a roughly 28 sqm one-bedroom, a roughly 32 sqm one-bedroom-plus layout, a 38 sqm two-bedroom and larger two-bedroom formats around 55 to 61.5 sqm. Current resale stock sometimes shows slightly different registered areas, such as 27–28 sqm for one-bedroom units, 32.7–32.9 sqm for larger one-bedrooms and about 55 sqm for two-bedrooms. That is exactly why the title deed and sale agreement for the selected unit matter more than the generic floor-plan label. A 32 sqm 'plus' layout may be useful as a work corner or flexible room, but it should not automatically be treated as a full second bedroom without checking the plan.

Scale is one of the defining features. There are 1,938 units in a single high-rise building, and the project has also been stated to provide 795 parking spaces, so parking is not designed on a one-space-per-unit basis. This is not a low-density residence where privacy comes from having only a few neighbours. The trade-off is a much broader set of communal spaces than many similarly priced buildings. The ground level has the lobby and landscaped park, the seventh floor concentrates the pool, gym, boxing, yoga, lounge and children's area, the 42nd floor carries co-working, meeting, kitchen, games and entertainment spaces, and the rooftop adds a jogging track and garden. If you use those spaces regularly, the building offers real day-to-day utility; if you prioritise quiet corridors, easy parking and a boutique atmosphere, the scale deserves a careful site visit at busy hours.

Bang Kapi is a practical residential district rather than a central-business-district address. Lotus Bangkapi is about 800 metres away, The Mall Bangkapi about 950 metres, Makro and Big C about 1.2 km, Ramkhamhaeng Hospital about 1.4 km and NIDA about 1.8 km. Ramkhamhaeng University is roughly 3.7 km away. Bang Kapi boat pier is around 200 metres from the project, adding another transport option along the canal corridor. The appeal is therefore not a single landmark but the concentration of everyday retail, education, healthcare and transport around Ramkhamhaeng and Lam Sali.

Pricing is more fragmented than a single headline would suggest. Different campaign starting prices are being advertised at the same time, so there is no sensible single developer headline to treat as a stable project-wide price list. A 22 sqm studio was listed at THB 1.7M on 29 August 2026, while larger one- and two-bedroom units were offered above that level. Current stock also includes both Foreign Quota and Thai Quota listings. THB 1.7M should therefore be read only as a lower market anchor, not a promise that an equivalent unit will still be available. Floor, view, fit-out, tenancy, unit condition, quota status and seller motivation can all change the price materially.

Ownership is straightforward only after the quota is checked. The project is marketed as a freehold condominium, but Thai law limits aggregate foreign ownership in a condominium to 49% of the total unit area. Current listings at The LIVIN Ramkhamhaeng visibly include both Foreign Quota and Thai Quota stock, so the distinction is not theoretical. A foreign buyer needs the chosen unit to be transferable within the foreign quota at the time of registration. If that quota is unavailable, any leasehold structure should be treated as a different legal arrangement and reviewed on its own terms rather than assumed to provide the same rights as a foreign-quota freehold title.

The most sensible way to read this project is as a finished, large-scale Bang Kapi condominium with a working Yellow Line connection and additional future transport potential. Its advantages are tangible: you can inspect the completed building, choose among several compact unit formats, use substantial common facilities and compare a visible resale and rental market. The drawbacks are equally tangible: nearly two thousand units, parking that is not one space per apartment, mostly compact layouts and an Orange Line that is still future infrastructure in 2026. Buyers who want a ready-to-move urban condo and are willing to select the exact unit carefully have plenty to work with here. Buyers looking for a boutique building, very large family layouts or three operational rail lines today should set their expectations differently.

Ownership format

The condominium is a freehold project. A foreign buyer may register freehold title only within the statutory 49% foreign-ownership quota for the building; current listings in the project include both Foreign Quota and Thai Quota units. The quota status of the selected unit must be confirmed before reservation, and any leasehold alternative should be reviewed separately in the actual contract.

Live listings often show registered areas around 27–28 sqm, so the title deed for the selected unit should take priority over a rounded brochure figure. The larger one-bedroom adds enough space to create a work corner, extra storage or a small flexible zone. The word 'plus' should not be read as an automatic second bedroom: check the actual plan, window position and circulation. Current 2026 listings include units around 32.7–32.9 sqm, illustrating the small differences that can exist between a brochure type and a registered individual unit.

This is a genuinely compact two-bedroom layout. It may suit a couple who need a separate office or guest room, or a small household that prioritises transport and building facilities. Two bedrooms within roughly 38 sqm inevitably compress the living room, storage and circulation. An in-person walk-through is particularly useful here: standard-size furniture can reveal whether the plan works for your routine better than a floor-plan drawing does.

The larger two-bedroom format is much more comfortable for full-time living than the 38 sqm version.
