Completion dates are one of the areas where the internet record needs cleaning up. Some property directories still show 2020 or 2021, reflecting early completion targets or older database entries. L.P.N. Development's own corporate reporting, however, lists Lumpini Ville Chaengwattana 10 among the residential condominium projects completed in 2022, and a Q3 2022 company filing already described it as completed and ready for handover. For that reason, 2022 is the most defensible completion year for the project record. The earlier dates are retained as a source discrepancy rather than averaged into a vague range.
The unit story is equally simple in concept but messy in old databases. LPN's post-completion corporate material gives an overall unit-size range of about 24 to 26.5 sqm. Current platforms show studios and one-bedroom units, and active resale stock includes units around 24.16 sqm. Older project directories disagree on the detailed size split between studios and one-bedroom homes, with some publishing ranges below or above the corporate figures. The sensible way to handle this is to use the verified overall range for the project and treat the title deed and floor plan of the selected resale unit as the final source for its exact area and configuration.
Launch pricing is useful only as history. LPN announced the project from THB 1.09 million for approximately 24 sqm when it was introduced. By 2026 the developer-sale phase is effectively over and the market is resale-led. On 6 October 2026, the FazWaz project page displayed resale availability from THB 1.4 million, while fresher individual listings on other portals were clustered around roughly THB 1.49-1.55 million at the lower end. The THB 1.4 million figure is therefore best treated as a market floor reference, not as a promise that a suitable unit is still available at that price.
Location is one of the clearest reasons to consider the project. The official LPN project page pins it at 13.894601, 100.578080 inside Soi Chaeng Watthana 10. Current listing platforms place National Telecom station on the Pink Line at roughly 0.8 km and Lak Si station on the Red Line at around 1 km. Walking distance can differ from straight-line map distance because of the local street network, but the broader point stands: this is a two-line transport area with direct relevance to Chaeng Watthana's government and office district as well as northern Bangkok and Don Mueang.
Facilities are functional rather than extravagant. Sources for the project consistently mention a swimming pool, fitness area, walking or jogging track, landscaped garden, children's areas, activity space, parking, CCTV and 24-hour security. FazWaz also lists two passenger lifts and one service lift per building and a common-area fee of THB 38 per sqm per month. A resale buyer should still verify the current juristic-person fee schedule, parking entitlement and any special assessments because operating charges can change after the original sales period.
For a foreign buyer, the project being a registered condominium does not by itself make every resale unit eligible for foreign freehold. Thai condominium law limits foreign ownership to 49% of the aggregate unit area in the condominium. The condominium juristic person must confirm that foreign quota remains available for the particular transfer. If a selected unit cannot be transferred within that quota, a leasehold or other lawful contractual structure may sometimes be discussed, but that is a deal-specific arrangement rather than an automatic feature of the project.
The rental case here is local and employment-driven rather than resort-driven. Small units, the Chaeng Watthana Government Complex and surrounding offices, access to the Pink and Red lines, and northern-Bangkok connectivity create a recognisable tenant base. None of that guarantees occupancy or yield. An investor can, however, analyse the project using real resale and rental comparables because the building is operating and there is a visible secondary market. Purchase price, unit condition, furnishing, vacancy, agent fees and ongoing charges matter more than a headline yield quoted without a live lease behind it.
The most obvious constraint is space. Around 24-26.5 sqm can work efficiently for one resident or a couple who prioritise location and purchase budget, but it is a fundamentally compact product. Families, long-term home workers who need a separate office, or buyers with substantial storage requirements may find the layout restrictive. The other trade-off is the nature of a mature, completed project: construction risk is behind you, but the decision now depends on the actual building condition, management quality, neighbour environment, parking and maintenance record rather than on a developer's launch presentation.
