Why this project is worth a look
T77 works daily
The location makes the most sense when T77 is part of your routine. Habito Mall is about 450 metres away and Bangkok Prep is roughly 100 metres away, while BTS On Nut is around 1.3 km. A family tied to the school or a resident who uses the community every day may find that more valuable than having a station at the front gate; a rail-first commuter may feel the opposite.
A real pet option
The pet story is more specific than a generic “pets allowed” rule. Building C is identified as the dedicated pet building with 132 homes, supported by a Paw Park and pet-adapted layouts with a double-skin balcony. That creates a stronger product for pet owners, but only when the selected unit actually sits within the permitted building and rules.
Low-rise, not tiny
Three seven-storey buildings feel very different from a single high-rise, yet 408 units still make Valles HAUS a substantial condominium. The separate clubhouse and landscaped spaces can spread activity around the site rather than concentrating everything under one tower. Buyers should still compare orientation and adjacency carefully because homes facing active communal areas will not experience the site in the same way as quieter edges.
Useful size steps
The official range runs from 33.75 sqm one-bedrooms to 90.25 sqm three-bedrooms, with a useful 47.75–48.25 sqm one-bedroom-plus category in between. That creates credible choices for singles, couples, home workers and families. There is less need to compromise on room count simply to stay within the same project.
Construction is visible
Sansiri’s August 2026 update shows the main structures at roof level with MEP and architectural work continuing. That is a more advanced position than a launch-stage purchase, but handover and registration have not happened yet. The buyer still needs a contract that deals clearly with timing, completion and transfer.
About the project
Valles HAUS is a new Sansiri condominium inside the T77 Community in Phra Khanong Nuea, Watthana. The first thing to understand is its physical scale: this is not another Sukhumvit high-rise. The development uses roughly six rai, about 9,600 sqm, for three seven-storey residential buildings with 408 homes. That gives it a very different day-to-day character from a single tower, even though the total unit count is substantial. As of August 2026 the project is still under construction. Sansiri’s current progress page shows the main structures at roof level and building systems and architectural works continuing. The same page now points to February 2027 for completion, so buyers should treat any portal that already labels the project “completed” as a database shortcut rather than evidence that units are ready for legal transfer.
The location works because Valles HAUS is part of T77 rather than because it sits directly on the BTS line. The project address is 55 Habito Road, Soi Rim Khlong Phra Khanong, Phra Khanong Nuea, Watthana, Bangkok 10110. Sansiri places Habito Mall at about 450 metres and Bangkok Prep International School at about 100 metres, both inside the practical orbit of the community. BTS On Nut is quoted at roughly 1.3 km and the Chalong Rat Expressway at about 1 km. For a household that spends most weekdays around T77, Bangkok Prep or the On Nut–Phra Khanong side of Sukhumvit, that can be a very workable pattern. For someone whose priority is stepping out of the lobby and onto a train platform, it is a less obvious match; the last kilometre matters.

The apartment mix also tells you who the project is designed for. Sansiri’s brochure lists one-bedroom homes with one bathroom at 33.75–35.25 sqm; one-bedroom-plus layouts with a separate multipurpose room at 47.75–48.25 sqm; two-bedroom, two-bathroom homes at 61.25–62.50 sqm; and three-bedroom homes at 90.25 sqm. There is no need to force a studio investment story onto the project because studios are not the core product. A 34 sqm one-bedroom is still compact, but it has a clear sleeping room. The 48 sqm plan adds a space that can work as a study, nursery or occasional bedroom. The larger layouts move into genuine family territory, especially for buyers who want to stay in T77 rather than trade up to a house farther from central Bangkok.
The pet proposition needs to be read precisely. Valles HAUS is widely promoted as pet-welcoming, but independent project material identifies Building C as the dedicated pet building, with 132 homes. Pet-oriented layouts are described with a double-skin balcony that creates a more protected outdoor zone, and the communal plan includes a Paw Park; launch coverage also mentions washing and cleaning facilities. That is much more meaningful than simply allowing an animal in a standard condominium, yet it also means a pet owner should not assume every resale or assignment unit will qualify. Building, unit type and the applicable juristic rules need to be checked before paying a reservation fee, especially if the advertisement does not clearly state whether the unit is in Building C.
Sansiri has separated the clubhouse from the residential blocks, which is a useful design decision for a project with several communal uses. The published facilities include a welcome lounge, co-working space, meeting room, fitness centre, Pilates room, swimming pool with a children’s area and hydrotherapy section, communal garden and Paw Park. The brochure also lists an organic vegetable farm, sauna, experience shower, EV charging, 24-hour security, CCTV and LIV-24 central monitoring. The practical appeal is not the length of the amenity list; it is the fact that the spaces cover several ordinary routines. A resident can work outside the apartment, exercise without leaving the compound, use a separate pool area with children, or take a pet to a purpose-built outdoor space.
Parking is published at approximately 55%, and that deserves more attention than it usually gets in sales material. It does not mean one fixed car space for every home. A buyer who drives daily should ask how spaces are allocated, whether any are fixed or rotating, what happens to a second car and how visitor parking works. Unit position matters as well. Three low-rise buildings can still produce very different living conditions depending on whether a home faces the clubhouse, a garden, an internal road, another building or the surrounding neighbourhood. Before choosing between two otherwise similar one-bedroom units, the floor, orientation, nearby activity areas and distance from the pet zone can be more important than a small difference in advertised price.
Sansiri’s Thai project page currently starts at THB 4.69 million, checked on 29 August 2026. The assignment market shows asking prices around the same level and occasionally slightly below it. Those numbers are not interchangeable. A direct developer purchase and an assignment of an existing sale contract can carry different unpaid instalments, transfer obligations, seller risk and documentation. Several independent sales sources show a THB 100,000 booking fee, 30% down payment and 70% due at handover. Because that schedule is not stated on Sansiri’s public project page, it should be treated as a working reference rather than a contract term until the buyer receives the current sale agreement for the exact unit.
The brochure is also useful for understanding who sits behind the branding. Sansiri is the consumer-facing developer brand, while Siri Smart Five Co., Ltd is named as the project owner. The same disclosure identifies the relevant land title deeds, states that the EIA and construction permit have been obtained, and notes a mortgage over the land and building in favour of Kasikorn Bank. That disclosure should be read as transaction information, not as a verdict on risk. The buyer’s job is to make sure the contracting entity, payment account, unit schedule, transfer process and any release documentation match the current legal paperwork. The 2025 brochure expected completion in January 2027; Sansiri’s newer construction page now says February 2027, so the later first-party update is the better planning assumption.
Foreign ownership is straightforward in principle but unit-specific in practice. Thai condominium law allows foreign freehold only within the 49% foreign ownership quota of a registered condominium. Valles HAUS is not yet at the transfer stage, and the brochure itself says the project will be registered as a condominium after completion. That means a foreign buyer should not rely on a generic “freehold” label in an advertisement. The selected unit needs confirmed foreign-quota availability, the payment route must meet registration requirements, and the transfer documents need to be reviewed when the building is ready. If a seller proposes a structure other than foreign freehold, the alternative should be explained on its own terms; we did not find public specific to the project leasehold terms for Valles HAUS.

Ownership format
Foreign freehold is possible only within Thailand’s statutory 49% foreign ownership quota after the project is registered as a condominium. Quota availability and freehold eligibility must be confirmed for the selected unit before transfer; no specific to the project leasehold terms for Valles HAUS were found in the public material reviewed.
Unit types & sizes
The entry layout keeps a separate bedroom rather than relying on a studio format. It suits one resident or a couple who can make practical use of the project’s co-working and fitness spaces instead of expecting the apartment itself to do everything. Pet-specific versions exist in Building C, so the exact plan code and building matter as much as the headline size.
This is the project’s useful middle ground: noticeably more flexible than the compact one-bedroom without the cost or footprint of a full two-bedroom. The extra room can serve as a study, nursery or occasional guest room, subject to the exact plan and furniture dimensions. It is particularly relevant to hybrid workers who want a door between work and the main living room.
At roughly 62 sqm with two bathrooms, this is the first layout that reads naturally as a small family home rather than an enlarged one-bedroom. Standard and pet-oriented variants appear in the project material. When comparing units, the internal arrangement of storage, kitchen and balcony can matter more than a small difference in stated floor area.
The largest published format is aimed at households that genuinely need three bedrooms while staying inside a managed condominium in T77. At 90.25 sqm it sits well above the project’s compact stock and should be judged as a family home. Orientation, floor, outlook, proximity to communal activity and ownership eligibility can have more influence on the decision than a simple project-wide price comparison.
