Why this project is worth a look
A real canal edge
The long waterfront and landscaped common areas are physical features of the completed site, not proposed amenities on a rendering. They make time outdoors an appealing part of daily life. But the canal is a shared setting, not a guaranteed view from each apartment, and ground-floor outlooks need especially careful inspection.
Different buildings, different routines
The original layout places Building A close to the main arrival point, B nearer the water and C deeper inside beside the leisure areas. That affects the journey home as much as the scenery from a balcony. The right location within the project depends on mobility, privacy preferences and which shared facilities a household actually uses.
A neighbourhood around the home
T77 provides more than a cluster of condominium lobbies, with Habito, other residential buildings and Bangkok Prep nearby. That is helpful for residents who value local errands and school access. The trade-off is the additional journey to On Nut BTS, particularly at busy times or if the advertised shuttle is not convenient.
You can inspect what exists
Construction is over and homes are already being resold, so buyers can assess the building, landscaping and services rather than rely on completion promises. Maintenance standards, reserve funds and individual apartment alterations still require scrutiny. An established building makes due diligence more tangible, not unnecessary.
Layouts for different households
The original one- and two-bedroom ranges cover markedly different ways of living, from compact city apartments to family-sized homes with two bathrooms. A layout described as Villa also appears in historic material, but it remains within the condominium product. The floor plan and registered unit rights matter more than the marketing label.
About the project
KAWA HAUS is an established canal-side condominium inside Bangkok’s T77 residential community, not a new launch waiting for construction to finish. Sansiri developed three seven-storey buildings containing 546 units. The setting is what makes it recognisable: residential landscaping, a shared courtyard and the bend of Khlong Phra Khanong, rather than an entrance opening straight onto a large commercial road. That is a useful distinction for someone intending to live here, but it should not be confused with suburban seclusion. This remains an urban development within On Nut’s busy transport network. The appeal depends on the actual apartment, its position in the three-building layout and how the shared property is being maintained years after completion.
Its relationship with the BTS is worth understanding before looking at floor plans. On Nut is the nearest Skytrain station, but the development sits within the T77 site rather than beside a station entrance. The five-minute journey promoted when KAWA HAUS launched was a vehicle journey, not an assurance that a resident could walk from the lobby to the platform in that time. Historic project information mentions a shuttle connection. Its current timetable, pickup point and continued operation need checking with the building management. For a commuter who relies on the Sukhumvit Line every working day, a reliable last leg can matter more than a landscaped pool. It is sensible to try the entire trip at the hours you would actually travel.

T77 makes the location feel different from a stand-alone tower. Sansiri assembled several residential projects here alongside the Habito retail and social area, with Bangkok Prep’s school facilities also within the wider community. A resident can potentially meet friends or deal with an errand without immediately joining the main Sukhumvit traffic. That comes with a practical qualification: a retail tenant, shop opening hours or particular service can change, and a shared neighbourhood still has vehicles and people moving through it. Families should judge the walking route between their chosen building, the school entrance and the everyday services they expect to use. A pin on a neighbourhood map does not tell that whole story.
The canal is not just a name on the sales brochure. The project was laid out around a long stretch of waterfront, described at launch as approximately 150 metres, with the main pool and open-air sitting areas facing the water. Its curved balcony lines echo the site’s shape. Yet a waterfront development is not the same thing as a waterfront apartment. Some homes face internal landscaping; others look toward neighbouring buildings or sit low enough for trees to block much of the outlook. Privacy can be excellent from one angle and limited from another. Ask for the exact building, floor and unit number, then stand by that apartment’s windows and balcony. It is the view from that room, not the view from the promotional pool photograph, that will stay with you.
There are meaningful differences among Buildings A, B and C. A detailed completed-project inspection in 2020 described Building A as convenient for the principal entrance and lobby, Building B as closer to the canal and Building C as set farther inside near the pool and landscaped spaces. None of these positions is automatically the best. People bringing groceries home every day may appreciate an easier walk from the drop-off; another household might want to be farther from the busiest arrival area. Someone paying a premium for a view should check precisely what remains visible when sitting down, rather than merely standing at the glass. A ten-minute walk around the grounds is more informative than a building letter in a listing title.
The apartment stock is mainly one- and two-bedroom homes. Original layouts put one-bedroom apartments at 29.75–43.75 sqm, which is a much wider functional range than the label suggests. In the smaller plans, storage, circulation space and where to work or eat can dominate everyday comfort. Larger one-bedroom plans offer room for more substantial furniture, although the way the living area is divided still matters. The completed-building review featured a unit with a separate kitchen, broad windows and a curved balcony. Those features belong to the layout shown, not necessarily to every unit for sale. Most transactions now involve individual owners, so modifications, fitted appliances and the condition of the furnishings vary considerably.
Two-bedroom apartments are not one uniform category either. The published plan ranges distinguish 50.5–60 sqm units with one bathroom from 59.75–78.75 sqm units with two bathrooms. For two adults sharing a home, that second bathroom may justify a larger budget more than the headline size does; for a single resident working remotely, the smaller second bedroom might simply be a practical office. Older brochures and project reviews also describe a 54–72 sqm format called “Villa”. In this context it is a condominium layout label, not a free-standing house with privately owned land. Whether any of those less common units is actually available on today’s resale market has not been established.
The common areas have more substance than a token gym and roof deck. Published plans and the completed-building review document a free-form swimming pool with a children’s section, hot and cool jacuzzi pools, a canal-facing fitness room, lawns, landscaped seating and places to spend time beside the water. A workspace and shared kitchen were planned on the second level. Launch-era materials described more than 5,000 sqm of common facilities. Those facts explain why the grounds attracted attention; they do not prove that every amenity is in identical condition or freely accessible today. For a completed project, pool treatment, garden upkeep, equipment replacement and the management of shared spaces are as relevant as their original design.
Everyday logistics deserve equal attention. A detailed 2020 inspection reported about 250 car spaces, around 45% of the unit count, plus two passenger lifts for each building. The figures are useful context, not a guarantee that your car will have a reserved bay whenever you arrive. A household with two vehicles should understand the parking rules, overflow arrangements and evening occupancy before relying on the advertised provision. Anyone with a pushchair or mobility needs will also want to try the route from the parking level to the apartment. Movement through the three buildings, the main lobby and the garden paths can feel quite different depending on where a particular unit sits.
The commercial picture has changed since launch. Sansiri later stated that the original KAWA HAUS transfers had been fully completed; the apartments appearing in current portals are principally resale offerings by individual owners. The old developer reservation schedules therefore should not be presented as if they are today’s payment plan. A buyer may inherit a furnished home, an existing tenant, outstanding management charges or a mortgage that must be discharged at transfer. Those details belong to a seller-specific contract. The lowest FazWaz asking price checked on 10 October 2026 was THB 3.98 million, but that particular 31.82 sqm apartment was labelled Thai quota. For a foreign buyer seeking registered freehold, it cannot be treated as verified eligible stock merely because its price is displayed prominently.
Thai condominium ownership rules are especially relevant here because the project has both Thai-quota and foreign-quota listings, alongside some leasehold advertisements. A qualifying foreign purchaser may hold freehold title to a registered condominium apartment, subject to the statutory ceiling of 49% of the condominium’s total unit floor area held by foreign owners. Whether a specific apartment can be transferred into foreign ownership requires a current certificate from the condominium juristic person and a review of title documents. An agent’s dropdown label is not the certificate. The original allocation of apartments to different buildings, described by a 2020 reviewer, also does not establish today’s title status for any particular unit.
Ownership costs do not end when the price is paid. Major project catalogues currently report common-area charges of THB 67 per sqm per month, and some describe an original sinking-fund contribution of THB 600 per sqm. These are published schedule figures, not proof of the exact amount payable at a particular resale closing. Ask to see the building’s current fee statement, arrears position, reserve situation and transfer requirements. Pets are another point on which assumptions can become expensive: published project information says they are generally not allowed without approval from the juristic office. A verbal reassurance from an owner or agent is not a substitute for the rules that will apply once you occupy the apartment.
KAWA HAUS has an understandable potential audience among Bangkok residents and longer-term tenants who want greenery and a neighbourhood setting while remaining connected to the city. That is not evidence of a guaranteed rental return. Online adverts show what landlords ask, not what contracts actually achieve or how many weeks a unit remains vacant. Agent fees, tax, maintenance, repairs, furnishing and periods without a tenant all affect the result. Smaller one-bedroom apartments may be easier to budget for, but they also compete with numerous similar homes in the same development. Larger apartments serve a different, possibly narrower group. Anyone buying primarily for rent should compare live units with the same orientation, layout and title status instead of relying on a portal’s automated yield figure.
The most useful viewing here is an unhurried one. See the site at two different times, listen to the corridors and shared areas, and notice how the property feels close to the canal after rain. Check whether windows open and ventilation performs properly; inspect the balcony, bathroom waterproofing and any owner alterations. Then travel to On Nut as you would on a normal weekday. None of that changes the established strengths of KAWA HAUS: a completed Sansiri condominium with generous outdoor amenities in T77. It does, however, help separate those shared attractions from the liveability and legal quality of the specific apartment you would be paying for. The right decision is unit-specific, not simply project-wide.
Ownership format
A foreign buyer may register a condominium unit as freehold only within the statutory 49% foreign-owned floor-area limit for the registered condominium, supported by a quota certificate from its juristic person. Listings marked Thai quota or leasehold are not evidence of transferable foreign freehold. The title, seller’s authority and unit-specific quota position need verification before a deposit.
Unit types & sizes
The core resale product, with a substantial spread between compact and roomier plans. Check storage, work space, kitchen separation and whether the balcony improves rather than interrupts the living area. The cheapest advertised unit is Thai quota; a foreign buyer cannot assume it qualifies for foreign-freehold transfer.
A useful middle ground for couples who need a workroom or small families who can manage with one bathroom. The individual bedroom sizes and the position of the kitchen matter more than a broad size range. Resale apartments may have altered furniture or room divisions, so compare the registered layout with what you actually see.
More suitable for households that regularly use both bedrooms. The extra bathroom can make family routines easier, while bathrooms and balconies also add maintenance points to inspect. Pricing is far removed from the headline entry-level one-bedroom asking price, so the decision should be made against current listings for the same floor plan.
Historic project information uses the word Villa for a specialist apartment layout, not for a separately titled house or plot of land. One published 72 sqm example has two bedrooms and two bathrooms. Availability in present-day resale stock has not been verified, and the registered condominium title would still need the usual checks.
These are published original layout ranges, not live stock counts on 10 October 2026. Resale listings may describe reconfigured homes differently. No independently verified net-internal areas were found. Villa is a condominium layout label, not land ownership. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Set inside T77 in Phra Khanong Nuea, Watthana, the development occupies a canal-side position reached through internal residential roads rather than directly from a main-road frontage.
- On Nut BTS is the nearest Skytrain stop. The often-repeated five-minute figure dates from a vehicle-journey claim; it should never be read as the walking time from the front door to the station.
- Habito and the Bangkok Prep school facilities are associated with the wider T77 neighbourhood. Confirm which services and entrances are relevant to your own household rather than treating the whole community as one doorstep.
- Road links through the On Nut and Sukhumvit network give access to the wider city and expressways, although travel time can change sharply between quiet hours and the commuting peak.
- Residents share landscaped space beside Khlong Phra Khanong. Only some apartment positions receive a meaningful direct canal outlook, so the exact building, elevation and orientation count.

- A completed-building inspection appeared in May 2020, while FazWaz gives October 2020 as the completion month. Completion is established, but the precise month is inconsistent between sources.
- Current foreign-quota availability for any particular unit and the present operation of the shuttle to On Nut have not been certified by the condominium juristic person. Portal labels and old timetables are insufficient confirmation.
