Why this project is worth a look
A finished building
Construction risk is largely behind the project. Buyers can judge the actual building, management and apartment condition instead of relying on renders and delivery promises.
On Nut convenience
People Park is close and the project has multiple access routes plus a shuttle connection toward On Nut BTS. The trade-off is clear: useful neighbourhood convenience, but not a station-front address.
Compact layouts
Most homes are studios and one-bedroom units, with two-bedroom layouts topping out at roughly 47 sqm. That keeps the purchase ticket relatively accessible but leaves limited room for buyers who want a spacious family home.
Facilities that matter
The clubhouse, pool, gym, co-working areas, jogging space and shuttle are meaningful day-to-day features rather than decorative extras. Their current condition and operating hours should be checked during a viewing.
A visible resale market
There are many active sale and rental listings, giving buyers more real comparables than a thinly traded building. The useful comparison is unit-to-unit inside the project, not a generic district average.
About the project
IKON Sukhumvit 77 is a completed low-rise condominium in the On Nut area of Bangkok’s Suan Luang district. Corporate filings describe three eight-storey residential buildings on roughly 3 rai 3 ngan 55 square wah, with 442 residential units and one shop. That matters because this is no longer a purchase based on a showroom promise. A buyer can inspect the actual common areas, parking, lifts, building condition and the specific apartment before committing.
The official project history is clearer than several portal summaries suggest. Corporate reports state that construction was completed in October 2020 and transfers began in the fourth quarter of that year; the 2023 report says 100% of the units had been transferred. In practical terms, the project should now be treated as a resale market rather than a developer launch. The decision therefore sits at unit level: building and floor, outlook, fit-out, furniture, tenant status, outstanding common charges and the legal ownership available for that particular title.

The location works differently from a station-front Sukhumvit condominium. IKON sits around Soi On Nut 10 with access that also links through Sukhumvit 81, while People Park is immediately nearby. Corporate material puts On Nut BTS at about one kilometre; portal directions often show roughly 1.2–1.3 kilometres by route. That is close enough to keep the BTS relevant, but not close enough to pretend the station is at the lobby. The project’s shuttle service, motorcycle taxis and local road connections are part of the everyday transport equation.
Apartment sizes are deliberately compact. Published project specifications show studios at about 23.23–26.01 sqm, one-bedroom units around 27.45–31.56 sqm, one-bedroom-plus layouts around 34.15–34.85 sqm, and two-bedroom units around 43.27–47.05 sqm. The mix makes most sense for a single resident, a couple, or a buyer prioritising access to the Sukhumvit corridor over large internal space. Even the biggest two-bedroom layouts remain relatively tight for a family that expects generous bedrooms, storage and separate work areas.
The common facilities are more substantial than a basic pool-and-gym package. Sources repeatedly list a separate clubhouse, a 20-by-5-metre swimming pool, fitness facilities, co-working space, outdoor seating, a jogging track, self-service laundry, mail facilities and a shuttle to On Nut BTS. Some indoor shared spaces were marketed for 24-hour use and are still described that way in recent listings. A resale buyer should nevertheless verify the current operating rules on site, because opening hours, access control and maintenance quality are matters of present management rather than launch-year marketing.
Parking deserves its own check. Sources agree that the development has resident parking and an automated parking system, but published ratios are not fully consistent: some profiles cite about 42%, while another project update gives about 35.75% and around 158 spaces. Some figures also include tandem or blocked parking. If a car is essential, the useful question is not the headline percentage but whether the chosen unit carries a parking entitlement, what the evening occupancy feels like, and whether the automated system is operating reliably.
The resale market is active in 2026. Current asking listings show a lower entry point around THB 2.3 million for a small unit, while larger two-bedroom offers can reach around THB 5 million or more. These are asking prices, not verified transaction prices, so they should be used as comparables rather than as a promise of value. The same nominal unit size can trade differently depending on building, floor, view, interior condition, furniture, tenancy and whether the title is usable by a foreign buyer under the foreign quota.
The development is consistently attributed to V Property Development. There is, however, a corporate-history point worth separating from the project identity: Alpha Divisions’ 2025 annual report places its real-estate business among businesses disposed of in 2024 and records board approval to sell shares in V Property Development. For a completed resale condominium, that does not change who originally developed IKON Sukhumvit 77. It does mean a buyer should focus on the current condominium juristic person, the seller’s title and the live transaction documents rather than assuming that an old group structure still describes today’s counterparties.
A mature resale building also gives buyers information that is impossible to obtain from a pre-completion project. You can test corridor and road noise, see how crowded the lifts and car park are at peak times, inspect signs of water ingress or wear, check air-conditioning and plumbing inside the unit, and judge how the common areas have aged. IKON has enough resale and rental activity for buyers to compare multiple real apartments in the same development rather than relying on a single sales package.
Taken as a whole, IKON Sukhumvit 77 is best viewed as a completed, compact urban condominium with useful shared facilities and strong day-to-day convenience in On Nut, but without direct walk-out access to the BTS. It can work for an owner-occupier or rental buyer who is comfortable with the last-mile connection and with smaller unit sizes. The final decision should be driven by the specific resale apartment: title and foreign quota, condition, common-fee position, parking rights, tenancy, and price versus genuinely comparable units in the same project.
Ownership format
The project is a freehold condominium. A foreign buyer can hold a unit in freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. If the chosen unit is outside the available foreign quota, any leasehold or other structure must be documented for that specific transaction rather than assumed.
Unit types & sizes
The smallest format in the development, suited to a single occupant or a buyer prioritising a lower entry ticket over a separate bedroom.
A core format for one person or a couple. Layout efficiency, storage and the actual condition of the fit-out matter more here than a small difference in headline area.
A middle ground between the standard one-bedroom and a true two-bedroom. The extra zone should be judged from the specific floor plan; it should not automatically be treated as a full second bedroom.
The largest homes in the project, but still compact by family standards. Bedroom width, storage and workable home-office space deserve closer attention than the room count alone.
The ranges reflect published project unit types. In a resale transaction, the title and the specific floor plan take priority: layouts vary within the same category, and fit-out or furniture condition depends on the individual owner. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The development sits around Soi On Nut 10 in Suan Luang, with access from Sukhumvit 77 and a connection through Sukhumvit 81.
- People Park is immediately nearby; official project material placed the community mall at roughly 20 metres.
- Sources put On Nut BTS at roughly 1.0–1.3 km depending on route and measurement, and the project has advertised a shuttle connection to the station.
- On Nut is an established residential corridor with everyday retail, markets and neighbourhood services, so routine errands do not depend on going into central Bangkok.

Price & purchase terms
- Current price: From THB 2.3M in active resale listings checked on 7 October 2026. This is a lower asking-price anchor, not a fixed project price; the specific unit, availability, condition, ownership status and transaction terms need to be confirmed separately.
- Completed: 2020-10
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who wants a finished On Nut condominium and values neighbourhood convenience more than a station-front address.; A single resident or couple comfortable with compact studio and one-bedroom formats.; A resale investor who prefers to compare multiple real units in one development and underwrite the tenant, condition and price separately.; A buyer who does not want construction-stage risk and would rather inspect an occupied building before committing.; may not suit: Buyers who require a genuinely station-front home and do not want a shuttle, motorcycle taxi or other last-mile connection.; Families that need generous bedrooms, extensive storage and materially more than about 47 sqm.; Anyone specifically seeking a fresh developer launch or a construction-stage payment plan; this is a completed resale project..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Foreign-quota availability is not published at project level for each resale unit. Before paying a deposit, the condominium juristic person should confirm the quota status of the specific title.
- Published parking figures conflict, with sources citing roughly 35.75% and roughly 42%, and some counts include tandem or blocked spaces. Parking rights and real occupancy should be checked for the chosen unit.
- Open sources publish conflicting map coordinates. The map reference used here is 13.710299, 100.608160 with a wider radius because it matches the documented proximity to People Park and the On Nut 10 access description; the exact entrance should still be verified on site.
