About the project

Artemis Sukhumvit 77 is an established high-rise condominium in On Nut rather than a new launch. The development consists of a single 30-storey tower on a 3-rai-3-ngan-53-square-wah site, with 673 residential units and, according to launch-period reporting, three commercial units. Contemporary 2016 coverage and current project profiles consistently identify CTCC Engineering Co., Ltd. as the developer. For a buyer today, the key point is that this is a mature resale building: units can be inspected in their actual condition, the common areas have a real operating history, and there is enough live sale and rental stock to compare one apartment against others in the same tower.

The completion date is not perfectly consistent across databases. Some Thai sources show 2015, PropertyHub and several market platforms use 2016, while FazWaz and Hipflat list December 2017. The most useful evidence comes from reporting produced while the project was being delivered. DDproperty's March 2016 review described a nearly complete build targeting October 2016, and CheckRaka reported in August 2016 that construction was almost finished with handovers expected around November. On that basis, 2016 is the most practical completion year for the main record, while the 2015 and 2017 dates remain a documented discrepancy to check against the condominium registration if exact legal timing matters.

On Nut BTS is roughly 0.7–1.0 km away depending on the routing source and measuring point. That is close enough for everyday rail use, but this is not a tower sitting directly on the station entrance. The practical advantage is the wider On Nut setting: shops, market activity, daily services and the Sukhumvit corridor are all nearby, and both launch-era and current project profiles mention a resident shuttle toward the BTS.

The unit programme is compact and easy to understand. Original layouts were marketed as one-bedroom units of about 26.58–35.24 sqm, two-bedrooms of about 45.07–53.97 sqm, and three-bedrooms of 74.11 sqm. Today's resale market is especially active around the smaller 27–31 sqm units and two-bedroom apartments around 45–54 sqm. That gives buyers plenty of internal comparables, which is useful for pricing, but it also means strong competition between similar apartments. In a 673-unit tower, two flats with almost identical floor area may trade very differently because of floor level, outlook, renovation quality, furniture, ownership quota and the seller's urgency.

As of 13 September 2026, PropertyHub shows dozens of units for sale and a much deeper pool for rent. The lowest visible asking price is around THB 2.424M for a compact resale unit. FazWaz also shows active stock from roughly THB 2.45M explicitly marked as Foreign Quota. That is relevant for international buyers because foreign freehold is visible in the live resale market rather than being only a legal possibility. Still, quota availability belongs to the specific unit and the building's current quota position; it should be confirmed with the condominium juristic person before a reservation deposit is paid.

The common areas are designed more as a practical city condominium than as a resort. Launch-period reporting places the lobby on the first floor, parking on floors 2–5, and the swimming pool, gym and garden on the sixth floor. Security includes controlled access, CCTV and 24-hour staff. One detailed 2016 review gives 288 parking spaces excluding tandem parking, about 40% of the residential unit count. Later databases sometimes show different parking or lift numbers, so a buyer who relies on a car should verify the current parking rules and actual space availability rather than assume a bay comes with every unit.

Several sources still quote a common-area fee of THB 40 per sqm per month and the original sinking fund at THB 500 per sqm. Those figures are useful benchmarks for ownership costs, but a resale buyer should also check the seller's outstanding balance, the latest juristic-person resolutions and whether the current common fee has changed. In an established building, management quality and the financial position of the condominium matter as much as the purchase price. A cheap apartment can stop being cheap if major common-property works, arrears or weak maintenance are sitting behind the headline asking price.

For rental investors, the useful feature of Artemis is not a promised yield but the amount of observable market evidence. Similar-sized units are advertised at different rent levels inside the same building, so an investor can build a realistic range rather than underwrite the purchase from one optimistic listing. The same transparency exposes the main risk: internal competition is high. If an apartment looks no different from dozens of alternatives, a tenant can switch to a fresher renovation, better view or lower rent. Entry price, condition and the specific unit's ability to stand out matter more here than the project name alone.

Another consequence of buying in a mature condominium is that the original specification no longer tells you what the apartment is actually like. Artemis was marketed with partly furnished units in 2016, but individual owners have had years to replace kitchens, bathrooms, furniture and mechanical equipment.
