Why this project is worth a look

A 19-home scheme

With only 19 villas, Luna Vista is a relatively small estate rather than a mass-market compound. That makes the individual plot more important: orientation, neighbouring homes, land size and position within the master plan can materially change the experience even when the bedroom count is the same.

Substantial private space

The common three-bedroom listing combines 501 sqm of indoor area with a 624 sqm plot, a private pool and parking. The right comparison is therefore not an apartment at the same ticket price, but other large landed homes in northern Phuket where land and private outdoor space account for a meaningful part of what the buyer is paying for.

Northern Phuket access

The location works best for people who value the airport, Nai Yang, Nai Thon, schools and Thalang services. It is less natural for a household that needs daily access to Patong, Kata or the southern part of the island. The address is car-dependent, so route patterns matter more than walkability.

Construction-linked payments

The published schedule spreads a large part of the purchase price across construction milestones and retains 10% for land transfer registration. That is a useful structure to examine, but the booking amount is inconsistent across public sources, so the signed unit-specific schedule should be verified before any payment is made.

Land structure comes first

For a foreign buyer, the decisive legal question is the land under the villa. Public project pages do not provide the title deed or a definitive foreign-buyer ownership package. The land right, building ownership, contracting party and registration mechanics should be clear before reservation rather than treated as a post-booking detail.

About the project

Luna Vista by Wilawan is a small private-pool villa development in northern Phuket, in Thep Krasattri within Thalang district. The project is marketed as a 19-home community with three- and four-bedroom villas, and current project pages continue to show it under construction with handover targeted for Q4 2027. This is not a beachfront resort or a high-density estate. The proposition is a detached home on its own plot inside a gated scheme, with daily life shaped by driving access to Phuket International Airport, Nai Yang, Nai Thon and the wider northern part of the island.

The homes are unusually large compared with a condominium or a compact holiday villa. Current listings show a common three-bedroom configuration at 501 sqm of indoor area on a 624 sqm plot, while another three-bedroom unit is listed at 514.18 sqm on 657.6 sqm of land. Four-bedroom stock includes a 503.45 sqm villa on a 665.46 sqm plot and larger 613.45 sqm homes on 756-767 sqm plots. Wilawan's own site groups the product around a three-bedroom plan and a four-bedroom plan, but it also uses 624 and 767 sqm as 'villa size' figures. Because marketplace data separates those numbers as plot size, the dossier keeps building area and land area distinct rather than treating them as the same measurement.

The layouts read more like substantial family houses than units designed purely around short-stay turnover. Published plans and listings repeatedly describe open living and dining areas, a full kitchen, ensuite bedrooms, a master suite with a walk-in wardrobe and bathtub, a private swimming pool with Jacuzzi, pool terrace, landscaped garden, and a usable rooftop terrace or roof garden. A currently listed three-bedroom villa also specifies two parking spaces and a 3.8 by 9 metre pool. That matters when comparing prices: a meaningful share of the purchase is the land, outdoor living space and private amenities, not only enclosed air-conditioned floor area.

The common facilities are deliberately limited. Project profiles consistently show 24-hour security, CCTV, parking and a shared landscaped garden. Most of the lifestyle infrastructure sits within each home rather than in a clubhouse: the pool, garden and roof terrace are private. Buyers who prefer a low-density gated community may see that as an advantage. Buyers expecting a hotel-style reception, large communal pool, gym, restaurant or children's club should note that those facilities are not confirmed in the public material reviewed for Luna Vista.

The site is on Thepkasattri-Naiyang Road. Project materials frame the location mainly in driving times: roughly 10 minutes to Phuket International Airport, Nai Yang and Nai Thon, around 8 minutes to shopping in Thalang and Thanyapura, about 10 minutes to Blue Canyon Golf Country Club, and approximately 30 minutes to Phuket Old Town and a major hospital. These figures are useful orientation rather than a promise about traffic. The practical point is simpler: a car is close to essential here. This is not a walk-out-of-the-gate beach neighbourhood with cafés, shops and daily services clustered around the entrance.

The lowest live price found at the check date is THB 29.901 million for a 501 sqm three-bedroom villa. The same published inventory shows a larger three-bedroom home at THB 31.94538 million, a 503.45 sqm four-bedroom villa at THB 33.28881 million, and 613.45 sqm four-bedroom homes at roughly THB 36.90725-37.0783 million depending on the plot. These are unit-specific price points, not a blanket promise for the whole project. With construction ongoing, availability can move and two villas of the same bedroom count can differ because of land size or positioning. A buyer should obtain the current price sheet for the exact plot before reserving.

For an off-plan purchase, the payment path matters almost as much as the headline price. One current project page publishes a schedule starting with 2% on reservation and 28% on the sale and purchase agreement, followed by staged construction payments and the last 10% at land transfer registration. That at least links much of the cash flow to physical progress rather than front-loading nearly the entire price. However, another agency page presents the booking amount as THB 200,000 and reduces the structure to 30% down and 70% on completion. The discrepancy is material. The signed payment appendix for the selected villa should be treated as the controlling document, including refund rules and how completion of each milestone is certified.

Foreign-buyer ownership needs a separate review because this is landed property, not a condominium unit under the foreign quota. A non-Thai buyer cannot simply acquire the underlying land in their personal name as part of a villa purchase. The building and the right to use or control the land need to be analysed separately. For ordinary residential immovable property, a registered lease is generally limited to 30 years, and any renewal language should not be treated as the equivalent of guaranteed 60- or 90-year ownership. The public Luna Vista material does not provide the title deed or the actual ownership package offered for a specific foreign buyer, so that question remains unresolved until the transaction documents are reviewed.

Wilawan Greenplace has at least one earlier nearby scheme, Wilawan Luxury Villas. Major property platforms describe that project as a 15-villa development completed in May 2023. For a buyer, this is more useful than a generic claim about developer experience because there is a finished product that can be inspected for build quality, ageing and estate management. It still does not guarantee Luna Vista's delivery date or specification. A sensible off-plan review would compare the completed project with the new contract, inspect current construction progress, and verify the land documentation for the exact plot being purchased.
