Why this project is worth a look
Transit is already proven
This is a completed 2014 tower, not a project whose transport story depends on future infrastructure. Victory Monument BTS is already a short walk away, so a buyer can test the commute, street environment and building access before committing rather than relying on a sales map.
The layouts are legible
Major Development publishes clear size bands for one- and two-bedroom homes plus a 115.53 sq m penthouse format. Resale listings broadly match those dimensions, which makes like-for-like comparison possible when assessing floor, outlook, fit-out and asking price.
Pet-friendly by design
The developer explicitly identifies the condominium as pet friendly. For an owner who actually lives with a pet, that is more useful than an informal tolerance policy, although the current juristic-person rules still need to be checked for animal size, number and common-area restrictions.
Resale creates dispersion
Asking prices for nominally similar apartments vary materially across the current market. That creates room for selection but also makes project averages weak decision tools. The relevant comparison is between specific units after checking condition, tenancy, foreign-quota eligibility and current building charges.
About the project
M Phayathai is an established high-rise condominium on Phaya Thai Road in Ratchathewi, close to Victory Monument BTS and within walking reach of the wider Phaya Thai transport interchange. Major Development's own page uses the spelling M Phyathai and describes a single 35-storey tower with 213 residential units. Independent project databases place completion in 2014. That maturity changes the nature of the purchase. Buyers are not underwriting construction delivery or a future amenity package; they can inspect the actual building, the exact apartment, the common areas and the way the property has held up after more than a decade of use.
The location is the clearest reason to put the project on a shortlist. Victory Monument BTS is only a short walk away, while Phaya Thai BTS and the Airport Rail Link are also reachable on foot. Published sources use slightly different distance measurements depending on the starting point, but the practical picture is consistent: this is a transit-oriented central Bangkok address rather than a car-dependent residential enclave. The trade-off is just as tangible. The building fronts a major urban road. A buyer who values silence should inspect the chosen unit at different times of day and pay attention to floor level, glazing and orientation rather than assuming every apartment in the tower will feel the same.

The apartment mix is unusually easy to understand from primary data. Major Development lists one-bedroom units from 43.07 to 49.02 sq m, two-bedroom units from 64.94 to 75 sq m and a 115.53 sq m penthouse format. PropertyHub reports the same size bands and a 2.8 m ceiling height. Current resale inventory broadly follows that pattern: many listings are one-bedroom homes around 43–49 sq m, two-bedroom stock sits around the mid-60s to 70s, and larger three-bedroom offers are typically penthouse units around 115 sq m. This makes unit-level selection more important than project-level averages because a 44 sq m one-bedroom and a 115 sq m penthouse serve very different owner-occupier and rental markets.
M Phayathai's current resale market shows a wide asking-price spread. Public listings in September 2026 included a 44 sq m one-bedroom at THB 7.3M, a roughly 65 sq m two-bedroom at THB 11.2M and a 115 sq m three-bedroom penthouse at THB 24.9M. Other units of similar nominal size were advertised materially higher. Those differences are not noise that should be averaged away: floor, outlook, renovation, furniture, tenancy status and seller motivation can all change the value of a specific resale unit. For that reason the THB 7.3M figure is used here only as a lower public asking-price anchor, not as a claim about the value of every one-bedroom apartment in the building.
The project remains active in the rental market as well. FazWaz listings around the latest check showed one-bedroom asking rents broadly around THB 25,000–30,000 per month, with two-bedroom examples around THB 36,000–45,000. These are asking rents, not verified closed leases, and they should not be converted mechanically into a promised yield. A sound rental case needs the purchase price of the actual unit, realistic vacancy, condominium charges, maintenance, furnishing replacement, tax treatment and—where a tenant is already in place—the terms and remaining duration of that lease. A headline project yield is much less informative than the economics of the exact apartment being acquired.
Major Development presents the building as pet friendly, which is a meaningful feature for buyers who need to live with an animal rather than simply tolerate pets informally. The official amenity list includes a reading lounge, fitness centre, karaoke room, semi-outdoor lap pool, sauna and rooftop party deck. Independent project profiles also show parking, controlled access, security and CCTV. Pet-friendly status does not mean there are no restrictions, however. The condominium juristic person's current house rules can still regulate size, number of animals, lift use and behaviour in common areas. A pet owner should therefore treat the developer's designation as the starting point and the building's current rules as the document that governs day-to-day use.
Ownership deserves a separate check because this is a Thai condominium resale. DDproperty identifies the project tenure as freehold, but a foreign buyer can register freehold only while the building remains within the statutory foreign quota. Thai government guidance states that foreign ownership may not exceed 49% of the aggregate condominium unit area, and the condominium juristic person must provide the relevant confirmation for transfer. A unit being advertised as 'freehold' does not by itself prove that foreign quota is available for that unit on the intended transfer date. If a leasehold structure is offered instead, it should be assessed as a different legal arrangement with different rights, not as an interchangeable label.
Because the tower has been occupied since 2014, physical and operational due diligence matters more than launch-era marketing. A sensible inspection should focus on the exact apartment's condition, water ingress or moisture, air-conditioning, windows and balcony, as well as lifts, pool, gym and other shared areas. Buyers should also obtain current juristic-person statements for common charges, any outstanding balances, major planned works and house rules. PropertyHub publishes a common fee of THB 50 per sq m, but that figure is not shown as a current charge on Major Development's official project page, so it is better treated as a reference until confirmed by current building documentation.
The project therefore suits a fairly specific buyer profile: someone who wants a completed central Bangkok condominium, values rail access, prefers a known layout over an off-plan promise, and may place real value on a pet-friendly building. It is less compelling for someone seeking a quiet residential soi, a new-build payment plan or a large pool of family-sized three-bedroom layouts. The project name can get a buyer to the right building; the final decision still depends on the individual resale unit. In M Phayathai, title eligibility, foreign-quota status, actual condition, occupancy, asking price and ongoing costs can vary enough that two apartments in the same tower should be underwritten as two different purchases.
Ownership format
The project is a condominium with freehold unit tenure. A foreign buyer can register freehold ownership only while the building remains within Thailand's foreign-ownership quota, capped at 49% of the aggregate condominium unit area. Quota availability must be confirmed for the specific resale unit before transfer; any leasehold alternative is a separate contractual structure rather than the same ownership right.
Unit types & sizes
The most frequently visible format in current resale stock. September 2026 public listings for roughly 43–44 sq m started around THB 7.3–7.5M, while other apartments of similar size were priced materially higher; floor, view, fit-out and tenancy status need unit-by-unit comparison.
A larger layout family extending to 75 sq m in the developer's fact sheet. Current resale inventory included roughly 65 sq m examples from about THB 11.2M, alongside materially higher asks; floor, condition and furnishing make direct project-wide averages misleading.
The largest published format. Resale stock includes three-bedroom apartments around 115 sq m; one public September 2026 listing was approximately THB 24.9M. This sits in a different budget and demand segment from the one-bedroom inventory, so project-wide averages are of limited use.
Size ranges come from Major Development's official project information. Prices are examples of public resale asking prices rather than a developer price list; availability, condition, furnishing, tenancy and foreign freehold eligibility must be checked for the selected unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Major Development's official project page and several independent databases state 213 units, while FazWaz and Dot Property display 215 in some profiles. This dossier uses the official 213-unit figure.
- Foreign-quota availability is not published for individual resale units. A freehold listing does not by itself establish that a foreign buyer can register title; the condominium juristic person's quota confirmation is required before transfer.
- PropertyHub publishes a THB 50 per sq m common fee, but Major Development's current project page does not show that figure as a current charge. The live fee, any sinking-fund obligations and unit arrears need current building documentation.
