XT PHAYATHAI is a completed Sansiri condominium on Si Ayutthaya Road in Ratchathewi, positioned between the Phaya Thai transport hub, Victory Monument and the central Bangkok retail districts. It is a large two-tower scheme rather than a boutique residence: Tower A rises to 41 storeys and Tower B to 37. The scheme contains 1,435 residential units plus one commercial unit, which explains why some references describe 1,435 homes while others show 1,436 total premises. For a resale buyer, the main advantage is simple: the buildings, common areas and individual apartments can be inspected as they exist today rather than judged from renderings.

The location is strongest for people who actually move around Bangkok. Phaya Thai BTS and the Airport Rail Link interchange are within walking reach, giving a direct rail connection toward Siam and the Sukhumvit corridor as well as Suvarnabhumi Airport. Phyathai 1 Hospital is close to the site, and the project sits on a major east-west road rather than deep inside a residential soi. That makes daily transport straightforward, but it also means this is an urban address. A buyer looking for a quiet, low-traffic residential enclave should assess the chosen orientation and floor rather than assuming every unit will feel equally calm.

Scale shapes the living experience. With 1,435 homes, XT PHAYATHAI has the density of a substantial vertical community, and the shared facilities were designed accordingly. The project provides a workspace lobby, library and meeting rooms, co-kitchen and co-living areas, a theatre room, laundry facilities, landscaped recreation zones on several levels, swimming facilities with a jacuzzi and children’s pool, exercise spaces, EV charging, CCTV and 24-hour security. The value proposition is therefore not exclusivity through low unit count; it is access to a broad set of spaces that can reduce the need to leave the building for work, exercise or informal meetings.

The original residential mix is clearer than many resale portals make it appear. The original developer mix grouped one-bedroom homes into 25.25–33.75 sqm and 40.50–49.75 sqm ranges, while two-bedroom homes were offered at 61.00–74.75 sqm and 82.25–101.00 sqm, with two bathrooms in both two-bedroom ranges. This creates very different use cases inside the same project. The smallest one-bedroom apartments are compact city units; the 40-plus-sqm one-bedrooms give noticeably more separation between living and sleeping space; the larger two-bedroom layouts can work for couples, families or buyers who need a proper second room rather than a token study.

The resale market is deep enough to compare rather than compromise immediately. Major portals showed roughly 80 or more sale listings at the same time in early September 2026. That breadth is useful because tower, floor, view, fit-out, tenant status and ownership quota can all be compared. It also means buyers should not anchor to an asking price without checking the surrounding stock. A THB 4.35M one-bedroom listing updated on 4 September 2026 is a lower market reference, not a statement that similar units should all trade at that level.

Running costs are relatively transparent in the major project databases. Available project data states a common-area fee of THB 40 per sqm per month and a THB 500 per sqm sinking fund. Those figures help with ownership budgeting, but a resale transaction still needs a unit-level ledger: outstanding common fees, any special assessments, the handover condition, what furniture is included, and whether a tenant remains in possession can all change the economics of an apparently similar listing.

Foreign ownership also has to be checked unit by unit. Thai condominium law allows qualifying foreign buyers to own condominium space freehold within the statutory 49% foreign quota. XT PHAYATHAI resale advertisements show both foreign-quota and Thai-quota units, so project eligibility does not make every apartment immediately transferable to a foreign buyer. Before paying a non-refundable deposit, the buyer should confirm quota availability with the condominium juristic person and review the title deed, seller identity, encumbrances and payment route for the selected unit.

Ownership format

A foreign buyer may hold a condominium unit freehold within the statutory foreign-ownership quota, capped at 49% of the aggregate unit area in the registered condominium. If foreign quota is unavailable for the selected unit, foreign freehold cannot be transferred and any leasehold alternative should be assessed separately. For an XT PHAYATHAI resale unit, quota availability and the juristic-person confirmation required for transfer should be checked before committing.
