Phra Khanong BTS is the most practical location advantage. Origin material gives roughly 500 metres and current listings roughly 590 metres. That is close enough for a real rail-based routine, but buyers should still walk the route themselves because crossings, pavement quality and Bangkok weather can make a mapped seven-minute walk feel very different.
Designed for pets
Pet-friendly living is part of the project concept rather than an afterthought, with a pet lounge and pet yard included in published specifications. That can remove a major constraint for pet owners searching Bangkok condominiums. Final condominium rules still matter: animal size, number, circulation routes and any extra charges need to be checked.
Focused unit mix
The 30–62 sqm range covers the most common urban households: one person, a couple or a small family. It is equally useful to see what is missing. We found no confirmed three-bedroom range, so buyers who need a genuinely large family home can rule the project in or out before spending time on individual floors.
Service, not magic
Origin markets hospitality-style support and privileges linked to InterContinental Bangkok Sukhumvit. That could be valuable for owners who want more service than a conventional condominium provides. The decision should be based on the current written package, including fees, duration, booking conditions and what is actually guaranteed to the unit owner.
Scale is knowable
A 31-storey, 470-unit tower has enough scale for a broad amenity programme, but it also makes building management and resident circulation important. Before choosing a unit, compare its relationship to lifts, shared floors and pet zones; once the final condominium budget is available, compare operating costs as carefully as the purchase price.
About the project
Origin Residences Sukhumvit–Rama 4 is an under-construction high-rise by Origin Property in Phra Khanong on the Khlong Toei side of Sukhumvit. The name can be slightly misleading if read as a street address: the verified project point is around Sukhumvit Soi 48, close to Sukhumvit Road, while Rama 4 is part of the road connection rather than the building’s direct frontage. In day-to-day terms, this is a Phra Khanong/Sukhumvit home first, with Rama 4 adding another route toward the southern business districts. Across developer-linked material and several independent project databases, the core specification is unusually consistent: one 31-storey tower plus rooftop, 470 residential units and three retail units. The site is described as roughly two rai, with 235 parking spaces. That scale matters. Buyers are not choosing a boutique building; they are buying into a fairly large vertical community where lift traffic, facility placement and the relationship between residential and shared floors deserve as much attention as the view from an individual unit.
The project is not a ready home. An international sales factsheet puts construction start in Q2 2026 and completion in Q2 2028, while Thai property reviews and current databases independently point to 2028 as the expected completion year. Current 2026 developer directories also describe the project as under construction. That makes the contract more important than the brochure. A buyer should look for the contractual handover deadline, extension clauses, remedies for delay, inspection procedure, exact finish schedule and the milestones that trigger payments. We did not find a current public payment schedule for this project, and it would be wrong to borrow one from another Origin development. If your requirement is immediate occupancy, this is the wrong product. If your planning horizon is 2028 or later, the remaining construction period can be weighed against the price, financing arrangements and the risk you are prepared to take before handover.

The unit mix is compact and deliberately urban. Published project material shows a 30 sqm one-bedroom, a 37–43 sqm one-bedroom-plus, 46–50 sqm two-bedroom homes and a 60–62 sqm upper category labelled Penthouse in the original sales specification. Live market listings broadly sit within those sizes, although portals often describe the larger 60-plus sqm homes simply as two-bedroom units rather than retaining the Penthouse label. That is a useful reminder not to buy a category name. The actual floor plan, bathroom count, usable wall length, storage, orientation and relationship to neighbouring units are more important. There is no confirmed three-bedroom range in the material we reviewed. Singles, couples and smaller households have several sensible choices; a family needing three real bedrooms, a study and generous storage will probably find the programme constrained.
Phra Khanong BTS is the clearest transport anchor. Origin’s 2025 investor presentation places the project at roughly 500 metres from the station, while current DDproperty listings show about 590 metres and seven minutes. Those figures are close enough to describe the same practical reality: rail is genuinely nearby, but this is not a station-connected building. Anyone planning to commute daily should walk the route in Bangkok heat and rain, check crossings and see how the pavement feels at peak times. The developer-linked site also highlights the connection between Sukhumvit and Rama 4 and access to two expressways. This combination suits residents who alternate between rail and car. Car-dependent buyers should, however, pay attention to the parking ratio: the published specification has 235 spaces for 470 residences, described by Thai reviewers as roughly 50%. Parking allocation rules may therefore matter more than the headline amenity list.
The amenity concept goes beyond a generic pool-and-gym package. Published specifications include a lobby lounge, concierge counter, pet lounge, pet yard, pool, gym, steam room, sauna, sky lounge and sky bar. Origin also positions the project explicitly as pet-friendly. For an owner with a dog or cat, that is meaningful rather than decorative because there are dedicated shared spaces. It still does not mean unrestricted pet ownership. The final condominium rules may set limits on animal size or number, lifts and circulation routes, cleaning responsibilities and fees. Those rules should be checked before purchase. Buyers without pets should also think about the concept rather than automatically treating it as a benefit: proximity to pet facilities, expected circulation and the overall character of a pet-oriented community can affect daily comfort.
A second layer of the pitch is hospitality-style service. Origin’s own material links the residence to service standards and privileges associated with InterContinental Bangkok Sukhumvit, and a 2025 Origin investor deck listed concierge service, a butler at sky facilities, shuttle service and access-related privileges around the hotel. These are potentially useful differentiators, but they should not be treated as perpetual rights simply because they appear in launch marketing. A buyer needs the current written scope: which services are included, which incur charges, how long privileges last, whether booking is subject to availability and what happens if the operating arrangement changes. The same discipline applies to the promoted rental-management programme. A management option can simplify ownership, but it is not evidence of a guaranteed return. Any investment case should use the actual management fee, owner expenses, vacancy assumptions and exit terms.
Pricing is clearer when the 2025 launch is separated from today’s asking market. Thai project reviews recorded a launch price from THB 6.19M in May and June 2025. As of 29 August 2026, the freshest open listing we verified on DDproperty asks THB 6.42M for a one-bedroom of about 30 sqm; the same project page shows larger homes around THB 10.6M for 48 sqm and upward. PropertyHub independently shows a 30.1 sqm unit at THB 6.42M. We use THB 6.42M only as a lower visible market anchor, not as a developer guarantee. Floor, outlook, furniture, payment timing, quota status and sales channel can all change the number attached to a seemingly identical layout. The useful next step is a written quotation tied to a specific unit number, not a screenshot of a project-wide starting price.
For a foreign buyer, the legal attraction is that this is a condominium designed for individual unit ownership. Thailand’s foreign-ownership rule still applies: qualifying foreign owners may hold condominium freehold only within the foreign quota, capped at 49% of the aggregate area of all units in the condominium. Current listings label individual units as freehold, but a listing cannot prove that foreign quota will be available for that unit when transfer takes place. During the construction period, buyers should therefore establish the intended tenure, remittance requirements and transfer documentation early, rather than leaving them until handover. If the selected unit cannot be transferred within foreign quota, the alternative legal structure must be spelled out clearly in the transaction documents. Ownership form is not a detail to be resolved after a large payment has already been made.

Current listings include homes around 30.1–30.2 sqm; furniture placement and storage deserve close attention because a few inefficient square metres are very noticeable at this size.
A middle step between the basic one-bedroom and a true two-bedroom. The extra zone may work as a study, small guest room or flexible space, depending on the exact plan. Current market stock includes homes around 43 sqm; the 'plus' label alone does not guarantee a fully enclosed second room with a window.
The main family-oriented format in the published range. It remains a compact city layout, so bathroom count and circulation efficiency matter. Current listings include examples around 48–50.4 sqm, with meaningful price differences between individual units and floors rather than one uniform two-bedroom price.
The original project specification labels this upper category Penthouse. At 60–62 sqm it is closer in scale to a larger urban two-bedroom than to an oversized penthouse in the conventional international sense. Current portals sometimes list 61–63 sqm homes simply as two-bedrooms, so the unit number, floor and actual plan matter more than the marketing label.
The original specification shows four categories from 30 to 62 sqm. Current portals do not always preserve the same labels: homes around 61–63 sqm may appear as two-bedroom units even though the early project pack labels 60–62 sqm as Penthouse. The selected unit's plan and registered area matter more than the category name.
