Why this project is worth a look
Low-density tower
There are only 161 residences in a 53-storey building. A completed-project review records no more than six homes on the busiest residential floors, with fewer units higher up. The practical benefit is simple: less residential traffic per level and a more private corridor experience than in a typical large Bangkok high-rise.
Walkable Silom access
M Silom sits on Naradhiwas Rajanagarindra Road in Suriyawong. Current platforms place Chong Nonsi BTS roughly 450–600 metres away, while the developer frames the trip as about ten minutes. That makes rail realistic for daily commuting without turning the building into a station-integrated development.
Amenities in the sky
Facilities are split across upper levels rather than concentrated on one podium. The pool, gym and wellness areas sit around the 34th floor, a garden around the 39th, and lounge and entertainment spaces occupy the top floors. The layout is distinctive, but a resale buyer should judge the present condition of those areas rather than rely on launch-era imagery.
Pet-friendly by design
Major Development still describes M Silom as pet-friendly. That can materially narrow a buyer’s search in central Bangkok. The public page does not publish the current operational rules, so the condominium juristic person should confirm any limits on pet size, number, lifts or common areas before purchase.
A visible resale market
DDproperty and PropertyHub both carry substantial sale and rental inventory in 2026, giving buyers real comparables across floors and layouts. Portal counts are not the same as unique units and asking prices are not transaction prices, but the depth of advertised stock makes the market easier to observe than a thinly traded building.
About the project
M Silom is a completed high-rise condominium in Bangkok’s Silom–Naradhiwas business area rather than a new launch being sold on future promises. Major Development’s current project page confirms a single 53-storey tower with just 161 residences. That is a low unit count for a building of this height. A detailed independent review by ThinkOfLiving records between one and six homes on a typical residential floor, with the highest density still only six. For a buyer, that matters more than the usual luxury label: the tower is vertically large but residentially sparse, so the day-to-day experience is closer to a private city residence than to a mass-market high-rise with long corridors and dozens of doors per level.
The building is at 26 Naradhiwas Rajanagarindra Road, by Soi Naradhiwas Ratchanakarin 2, Suriyawong, Bang Rak, Bangkok 10500. The developer identifies the same soi, while independent project databases and current listings place the building at the same address. ThinkOfLiving publishes project coordinates of 13.727345, 100.527231. Current property platforms place Chong Nonsi BTS roughly 450–600 metres away depending on mapping method, while the developer describes it as about a ten-minute trip. The practical point is straightforward: Silom Line rail access is walkable, but the building is not physically attached to a station or mall, so residents retain a slightly more residential arrival experience than in a transit-integrated complex.

M Silom’s architecture uses stepped geometric volumes rather than a uniform rectangular slab. The design is visually distinctive, but the more useful buyer takeaway is how the tower is organised. ThinkOfLiving’s completed-building review places the lobby at the lower level, parking across floors 2–6, residences largely from floors 8–51, and amenities at several higher levels. The main pool, fitness area, spa, steam and sauna facilities are around the 34th floor; a garden sits around the 39th; the 52nd floor contains a sky lounge and karaoke area; and the top level includes a pool-table lounge. That vertical distribution is unusual enough to affect how the building feels: common spaces are not limited to a podium and several of them are positioned to use the skyline rather than ground-level landscaping.
The apartment mix is relatively generous by current central-Bangkok standards. Major Development lists one-bedroom homes from about 46.35 to 57.2 sqm, two-bedroom layouts from 60.85 to 120.33 sqm, and three-bedroom residences around 165.85 sqm. PropertyHub reports the same core ranges, together with a 2.8-metre ceiling height. Those figures describe the original project mix, not the condition of individual resale stock. Units now on the market vary substantially by floor, aspect, renovation history, furniture and owner. Still, the size bands tell you what M Silom is fundamentally offering: proper one-, two- and three-bedroom city apartments rather than the compact studios and micro one-bedrooms that dominate many newer Bangkok towers.
The developer explicitly labels M Silom as a pet-friendly condominium. That is meaningful in central Bangkok, where building rules can differ sharply, but the label should not be read as an unlimited right to keep any animal. The public project page does not specify weight limits, number of pets, permitted common areas, lift rules or any additional deposits. A buyer choosing the building specifically because of a dog or cat should therefore ask the condominium juristic person for the current house rules before committing. The project-level pet-friendly status is supported by a primary source; the operational details are not published in the material we found.
M Silom also has an established resale and rental market. As of early October 2026, DDproperty and PropertyHub each show dozens of active sale and rental advertisements. Those listing counts should not be mistaken for unique inventory because the same home can be advertised by several agencies and some portals refresh listings automatically. They do, however, show that the building remains actively traded and leased. DDproperty’s current project range starts around THB 8.59 million, while PropertyHub shows one-bedroom resale examples around THB 8.79–9.5 million. Two-bedroom pricing spreads widely with size and floor, and the largest three-bedroom homes sit in a very different price bracket.
A mature building changes the due-diligence question. The advantage is that a buyer can inspect what actually exists: lobby and common areas, lift performance, parking, pool condition, noise, management standards and the specific apartment. There is no need to infer the finished product from renders. The trade-off is that a building more than a decade into operation needs attention to maintenance history and capital planning. Public databases still repeat an older common-area fee of around THB 50 per sqm per month and a sinking-fund figure of roughly THB 550 per sqm, but we did not find a current 2026 schedule issued by the condominium juristic person. Those numbers are useful historical context, not a reliable present-day budget.
Foreign ownership is possible in principle because the project is listed as a freehold condominium, but the legal position belongs to the specific unit and the building’s quota at the time of transfer. Thai law caps aggregate foreign ownership in a condominium at 49% of the total unit area. The condominium juristic person must issue a certificate confirming the foreign ownership proportion for registration. A resale advertisement that simply says 'freehold' therefore does not settle the transaction for a foreign buyer. Before paying a substantial deposit, the buyer needs confirmation that the selected unit can actually be transferred within the foreign quota and that the required remittance and transfer documents are in order.
The key distinction between M Silom and a new-build purchase is that the investment case is driven by the actual resale unit rather than the project brochure. Two apartments with the same nominal size can differ materially in view, floor, sunlight, renovation quality, noise, furniture and maintenance. Parking rights and building rules can also matter to an owner-occupier more than a small difference in asking price. For an investor, the relevant comparison is the acquisition cost of the exact unit against realistic long-term rent after recurring charges, vacancy, agency costs and future refurbishment — not a generic yield claimed for the building.
M Silom’s clearest strengths are its central address, unusually low residential density for a 53-storey tower, larger layouts and multiple high-level amenity floors. Its main uncertainties are the normal ones for an older resale building: the current juristic-person budget, the condition of major systems, the maintenance record, and unit-specific foreign quota availability. It can suit a buyer who values space and privacy in Silom more than the novelty of a newly launched project. It is less compelling for someone who wants a small ticket size, brand-new finishes, or a developer payment plan. The decision is ultimately apartment-specific, which is exactly what a mature secondary-market building should be.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register a unit in freehold only while the building remains within Thailand’s foreign ownership ceiling of 49% of the aggregate unit area, evidenced by a certificate from the condominium juristic person at transfer. If the foreign quota is full, freehold registration is not automatically available to a foreign buyer; any leasehold alternative would depend on the specific seller and contract.
Unit types & sizes
This is the building’s entry format, but the floor areas are generous compared with many newer central-Bangkok one-bedrooms. Current resale stock commonly includes homes around 47–53 sqm on a wide range of floors. Condition varies, so aspect, renovation quality, noise, furniture and included appliances can matter as much as the headline asking price.
The two-bedroom category covers a broad span, from relatively compact homes in the low-60-sqm range to much larger layouts. Treating them as one price segment is misleading. Buyers should compare exact floor area, bathroom count, floor, aspect and plan. Current listings include both roughly 63-sqm homes and larger 84–90-sqm examples at materially different asking prices.
The three-bedroom residences sit at the top of M Silom’s size range and are much less common in current listings. They function more like full family apartments than investor stock, so view, floor privacy and renovation quality can outweigh building-wide price-per-sqm averages. A technical inspection and renovation history become especially important at this size and value.
Unit sizes come from Major Development’s current project page and were cross-checked against PropertyHub. Prices are 2026 secondary-market examples only; the same home may be duplicated across agents, and achieved transaction prices can differ from asking prices. Historic launch prices are not used as current guidance. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- M Silom sits on Naradhiwas Rajanagarindra Road by Soi Naradhiwas Ratchanakarin 2 in Suriyawong, Bang Rak, between the Silom and Surawong business areas.
- ThinkOfLiving publishes coordinates of 13.727345, 100.527231, matching the project’s current address references.
- Independent platforms place Chong Nonsi BTS at roughly 450–600 metres depending on routing method; Major Development describes the trip as about ten minutes.
- The surrounding district is already mature, with established offices, hotels, hospitals, restaurants and transport. That reduces uncertainty about future neighbourhood development, although central-Bangkok road congestion remains part of the location.

Price & purchase terms
- Current price: From THB 8.59M in DDproperty’s current resale range, checked on 2 October 2026. This is a lower secondary-market anchor rather than a developer price list; the specific unit, availability, condition, furniture, foreign quota status and transfer terms need to be confirmed separately.
- Completed: 2012
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want a proper one- or two-bedroom home in central Bangkok rather than the compact layouts common in newer launches.; Buyers who value privacy and low residential density: the building has only 161 homes across 53 storeys, with historic project reviews recording no more than six residences on the busiest floors.; Pet owners, provided the current condominium rules work for their specific animal. The developer identifies M Silom as pet-friendly, but operational restrictions still need to be checked.; People who prefer to inspect a functioning building rather than buy from future promises. Lifts, parking, amenities, management and the exact apartment can all be assessed before purchase.; Investors willing to underwrite an individual resale unit — acquisition price, renovation, realistic rent and recurring costs — rather than rely on a generic building-level yield claim.; may not suit: Buyers who specifically want a brand-new building, fresh developer finishes and a staged developer payment plan. M Silom is a mature resale property and each apartment has its own maintenance history.; Very low-ticket buyers. Even the lower end of current resale advertising sits around THB 8.6–9.0M, while larger layouts move far beyond that range.; Anyone unwilling to review juristic-person finances, maintenance history and building systems. In a building of this age, that due diligence matters more than it does in a newly delivered condominium..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion-year metadata conflicts. DDproperty, FazWaz and ThinkOfLiving’s current project index show 2012; 9asset shows 2013, while a 2012 ThinkOfLiving launch review expected completion around mid-2013. PropertyHub and Plus Property show 2014. Major Development’s live page confirms a completed building but does not state the original completion year. we use 2012 because several major sources align on it; a legally definitive date would require the building’s registration records.
- Foreign-quota availability for a specific resale unit is not public. The project is marketed as a freehold condominium, but the selected apartment can be registered to a foreign buyer only if the condominium juristic person confirms quota capacity at transfer.
- Public databases repeat a common-area fee of about THB 50 per sqm per month and an initial sinking-fund figure of about THB 550 per sqm, but we did not find a current 2026 fee schedule issued by the M Silom juristic person. Those figures should not be treated as current charges without confirmation.
