Why this project is worth a look
Two useful rail options
Victory Monument is the obvious nearby BTS stop, while Phaya Thai adds Airport Rail Link access within walking distance. The practical advantage is route choice: residents are not dependent on a single station or a single direction of travel.
The building is inspectable
This is a completed, lived-in condominium. Buyers can assess the actual apartment, lift traffic, corridors, parking and rooftop areas before committing. That matters on the secondary market because two units in the same tower can differ sharply in renovation quality and upkeep.
Compact, defined layouts
The original range runs from roughly 28 sqm to 62 sqm. It suits buyers who prioritise central Bangkok and efficient space, but it is not a disguised family-sized project. The two-bedroom options add flexibility; anyone needing three bedrooms or substantial storage should look elsewhere.
Amenities above the city
The pool, fitness area and part of the shared leisure space sit high in the building rather than beside the car park. That is a meaningful design choice for residents who will actually use the facilities. Views from private units still depend heavily on orientation and nearby buildings.
Resale details drive value
There is no single current price list and no one-size-fits-all ownership answer. The relevant comparison is between genuinely available units of similar size after checking floor, condition, furnishings, seller title, common-charge status and foreign-quota eligibility.
About the project
RHYTHM Rangnam is an established high-rise condominium at the Phaya Thai end of Rang Nam Road in Ratchathewi, central Bangkok. The project is no longer a developer-sale proposition: the building has been occupied for years, the original inventory is gone, and buyers now choose from individual resale units. That changes the decision in a useful way. You can inspect the actual apartment, the common areas, the view, the floor and the condition of the fit-out instead of relying on a future specification. It also means there is no single project price. Each seller sets an asking price based on size, floor, condition, ownership status and urgency. At the end of September 2026, active listings showed a lower market entry point around THB 5.5 million for a roughly 28 sqm compact unit. That figure is best treated as a market anchor, not as a promise that an equivalent unit will still be available.
The development history is stronger than the shorthand description 'an AP condo' suggests. AP's own corporate reporting says RHYTHM Rangnam was developed through Asian Property (2015) Co., Ltd. as a joint venture between AP (Thailand) and a Mitsubishi Estate group company, with a 51/49 shareholding split. AP's 2016 annual report lists 385 units and shows the project as fully sold by the end of that year. Transfers began in Q4 2017. Mitsubishi Estate later listed RHYTHM Rangnam among its overseas residential projects with 385 units and a November 2017 completion date. For a resale buyer, the joint-venture structure does not replace the normal title checks on the chosen apartment, but it gives a clearer picture of who actually stood behind the original development.

The location is unusually easy to understand without marketing language. The building sits on Soi Rang Nam in Thanon Phaya Thai, Ratchathewi, close to the junction with Phaya Thai Road. Detailed local reviews put it roughly 75 metres from the main road. Victory Monument BTS is a short walk away; published measurements range from about 100 to 210 metres depending on where the distance is taken from. Phaya Thai BTS and the Airport Rail Link are also within walking distance, with older on-the-ground measurements around 600–700 metres. In practical terms, residents have two different rail options: Victory Monument is the obvious everyday BTS stop, while Phaya Thai adds direct Airport Rail Link access and another BTS connection.
The building is a single tower on a site of about 1 rai 3 ngan 93 square wah, or roughly 3,200 sqm. Public sources disagree on whether it should be described as 27 or 28 storeys. Bangkok CitiSmart and Home.co.th use 28 floors, while PropertyHub, Yusabuy and several other profiles use 27. Detailed original floor-plan coverage shows parking on the lower levels, homes beginning on the sixth floor and the main rooftop facilities on level 27, so the discrepancy may be a counting convention rather than two different buildings. The registry field here uses 28 floors because that figure is supported by the AP-linked brokerage profile and another detailed project source, but a buyer who needs the legal floor description should rely on the condominium documents and the selected unit title rather than a portal label.
The original unit mix is compact: studios at about 28 sqm, one-bedroom homes around 35 sqm, and two-bedroom layouts from roughly 46.5–47 sqm up to 62 sqm. There is no verified large-family range beyond that in the original product set. This makes the project straightforward for a single resident, a couple or a small household that values location over internal space. It is less convincing for someone who needs three bedrooms, a large home office or generous storage. Resale portals also use room labels inconsistently, so a 28 sqm unit may appear under different bedroom categories. The floor plan and registered area matter more than the headline label in an advertisement.
RHYTHM Rangnam puts much of its amenity value at the top of the tower. Detailed project reviews describe an infinity-edge rooftop pool, a two-level fitness area, steam rooms and a multipurpose space, with additional landscaped areas lower in the building. The more functional features are equally relevant on a resale inspection: lobby, key-card access, CCTV, 24-hour security and three passenger lifts are repeatedly documented. Historical project material also gives 171 parking spaces, about 47% of the residential unit count. A car-dependent buyer should not read that percentage as a guaranteed space; parking rules, allocation and current practice should be confirmed with the condominium juristic person.
There is a visible resale and rental market in 2026, with major portals carrying many RHYTHM Rangnam listings at the same time. That is useful because buyers can compare actual asking prices across similar units rather than rely on a launch brochure. It is not, by itself, proof of liquidity or rental performance. Listings can be duplicated across agents, asking prices are not transaction prices, and public portals rarely show a complete history of how long a unit has been on the market. A better comparison starts with genuinely available apartments of the same layout, then adjusts for floor, orientation, condition and ownership status. The historical 2015 launch price is interesting context, but it should not be used as a shortcut for judging today's value.
Foreign ownership needs to be checked at unit level. Thai condominium law allows qualifying foreign buyers to own condominium units freehold within the building's 49% foreign-ownership quota by floor area. The condominium juristic person must confirm that the quota remains available for the transfer. That means a portal describing RHYTHM Rangnam as 'freehold' does not guarantee that every resale apartment can be transferred to a foreign buyer in freehold at any given moment. Before paying a meaningful deposit, the buyer should see the seller's title, obtain the relevant condominium confirmations, check outstanding common charges and verify the foreign-quota position for that exact unit. The rule is not unique to this project; it is the normal legal framework for foreign buyers in a registered Thai condominium.
Ownership format
A foreign buyer may hold a condominium unit freehold within the statutory 49% foreign-ownership quota by floor area. Quota availability must be confirmed for the specific resale unit by the condominium juristic person; outside the quota, leasehold is commonly considered instead.
Unit types & sizes
The smallest original format. Current resale stock includes units around 28–28.4 sqm, with active late-September 2026 asking prices starting around THB 5.5M. It can work well for one resident, but storage and work-from-home practicality depend on the exact layout rather than the headline area.
A core layout in the project. The original 35 sqm concept used the space for more than a simple bedroom-and-living-room split, adding a small transitional area that could work as storage or a compact work zone. On resale, the usefulness depends on whether later renovations preserved that layout logic.
The largest verified original category. On typical residential floors, two-bedroom homes included corner positions, making orientation and the actual outlook particularly important. A 46–47 sqm two-bedroom and a 60–62 sqm one deliver very different day-to-day space, so bedroom count alone is not a useful comparison.
These sizes describe the original project mix, not guaranteed stock today. Resale portals may label the same size differently and some advertisements are duplicated across agents. The useful comparison is the registered area, floor plan and actual condition of the specific unit.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Floor count conflicts across sources: Bangkok CitiSmart and Home.co.th use 28 floors, while PropertyHub, Yusabuy and several other profiles use 27. The condominium registration document that would resolve the counting convention was not found.
- Completion timing also differs: Mitsubishi Estate gives November 2017 and AP reports transfers beginning in Q4 2017, while many current portals show 2018. The primary partner's date is used in the main field.
- Current foreign-quota availability for individual RHYTHM Rangnam resale units is not publicly confirmed. It must be checked with the condominium juristic person before a substantial deposit is paid.
