Aguston appeals to buyers who find many newer 30–35 sqm one-bedroom layouts too compact. Its historical size matrix starts around 50 sqm and moves into substantially larger two- and three-bedroom homes. The cost of that space continues after purchase through furnishing, renovation and recurring building charges.
A building you can inspect
This is an established, occupied condominium, so buyers can judge the actual lobby, lifts, pools, parking and tower condition rather than a rendering. That is a major advantage of resale. The other side of the same coin is age: technical inspection of the apartment and shared systems matters more than it would in a newly completed building.
Amenities with personality
The bowling lane, golf simulator, pools, children’s areas, library and fitness facilities give Aguston a more individual amenity package than many standard residential towers. Buyers should still verify what is currently open, maintained and included, because an old project brochure is not evidence of present operating standards.
Central, not station-front
Sukhumvit 22 is a central Bangkok address, but Aguston sits inside the soi rather than at a rail entrance. That trade-off can work for someone prioritising apartment size and central-city access, while a buyer whose first criterion is the shortest possible walk to BTS or MRT may prefer another building.
Real resale choice
A relatively deep pool of sale listings means buyers can compare several apartments within the same condominium instead of treating one asking price as the market. Tower, floor, outlook, renovation, furniture, documentation and foreign-quota availability can matter more than a portal’s headline average.
About the project
Aguston Sukhumvit 22 is a mature Major Development condominium inside Soi Sukhumvit 22 rather than a new launch being sold from a developer price list. That distinction matters. A buyer is comparing real apartments in an occupied building, so unit condition, renovation quality, floor, outlook, tower and title position are more important than launch-era marketing. The development is generally documented as two towers, 24 and 35 storeys, with 269 units in total. Because the project has been operating for years, a buyer can inspect the common areas, compare several resale units and judge the building as it exists today instead of relying on promises about what will eventually be delivered.
The architecture gives Aguston a very specific identity. Major Development still presents the project through a Spanish-inspired design concept, while independent project profiles describe arches, warm colours and more ornate common spaces than the neutral glass-and-stone language used by many newer Sukhumvit towers. That is neither an automatic advantage nor a defect. It simply means the building has a stronger visual personality, and buyers should see whether it works for them in everyday use. The same point carries into resale: an apartment with a practical plan and good condition can appeal broadly, but the building’s overall aesthetic is less anonymous than a minimalist contemporary scheme.

The scale is relatively contained for central Bangkok. Two towers and 269 apartments create a different living environment from mega-projects with a thousand or more units. The towers are not identical: published project information consistently identifies Tower A at 24 floors and Tower B at 35 floors. Some independent Thai sources further split the stock into about 118 units in A and 151 in B, matching the 269-unit total. For a buyer, the tower matters because floor height, orientation, views and the route to shared facilities can differ. They are still one condominium project, not separate phases, so this dossier treats Aguston as a single development.
Apartment sizes are one of the reasons Aguston remains relevant on the resale market. Historical project reviews commonly show one-bedroom layouts from around 50 sqm, two-bedroom homes around 80–96 sqm, three-bedroom layouts from roughly 100 to 155 sqm, plus penthouses reaching about 280 sqm. Current resale listings also show non-standard sizes, including larger two-bedroom and combined configurations, so the original layout matrix should not be treated as an exhaustive catalogue. The practical attraction is space rather than bedroom efficiency: many units offer larger living rooms, balconies and more generous internal proportions than newer compact developments. The trade-off is a higher absolute purchase, furnishing, renovation and running-cost burden.
Aguston’s amenity list is unusually broad for a residential condominium. Multiple sources confirm swimming pools, a gym, sauna and steam facilities, a library, children’s space, business or meeting areas, barbecue facilities, a golf simulator and putting practice. A private bowling lane is repeatedly documented and remains one of the project’s more distinctive features. Parking, controlled access, CCTV and security are also consistently listed, and several profiles mention a shuttle service. For an older completed condominium, however, a facility appearing in the project description does not prove its present operating condition, opening hours or access rules. Those points should be inspected and confirmed with the condominium juristic person.
Soi Sukhumvit 22 gives the project access to both the Sukhumvit corridor and the Rama IV / Queen Sirikit side of central Bangkok. Aguston is not a station-front building, and that is an important practical distinction. Daily convenience depends on whether a resident is comfortable walking inside the soi, using the project shuttle when available, taking a taxi or driving. Someone who wants to step out of the lobby directly into a BTS or MRT entrance will find better fits elsewhere. Someone who values a larger apartment in central Sukhumvit and accepts a slightly less immediate rail connection may see the location-size trade-off differently.
The secondary market is active rather than thin. Major portals currently show dozens of sale listings and a larger pool of rental listings. On 6 September 2026, the lower advertised edge sits at roughly THB 6.8–6.9 million, while the upper end stretches into much larger three-bedroom and penthouse stock. A single ‘project price’ is therefore not especially useful. Two apartments with similar floor area may be priced differently because of renovation, tower, floor, view, furniture, seller urgency and whether foreign freehold quota is available. A buyer should compare several live units and treat portal ranges as screening tools, not as a valuation of a specific home.
For a foreign purchaser, Aguston should be approached under Thailand’s normal condominium ownership rules. Freehold title can be registered to a foreign buyer only while the statutory foreign quota remains available, capped at 49% of the aggregate unit area in the registered condominium. A portal labelling the project ‘freehold’ does not prove that a particular resale unit can be transferred into a foreign name today. Before paying a meaningful deposit, the buyer needs the condominium juristic person’s foreign-quota confirmation and the normal transfer documentation. If a seller proposes a leasehold or another structure instead, that arrangement must be evaluated from the actual contract rather than inferred from the project’s general tenure label.

Ownership format
The project is traded on the secondary market as a freehold condominium. A foreign buyer can register freehold title only while the statutory foreign quota remains available, capped at 49% of the aggregate unit area in the registered condominium. If quota is unavailable for the selected unit, freehold transfer to a foreign buyer cannot proceed; any alternative structure, including leasehold, needs to be reviewed in the specific offer and contract.
Unit types & sizes
This is the project’s entry format, but in size it behaves more like a generous one-bedroom than a modern compact central-Bangkok unit. Current resale stock repeatedly shows apartments around 51–58 sqm, with some listings closer to 65 sqm. Condition matters as much as size: some homes have been substantially renovated by owners while others retain older interiors, and that difference can outweigh a few extra square metres.
Two-bedroom apartments form a visible part of Aguston’s resale market. Historical reviews commonly show roughly 80–96 sqm, and many current listings still cluster around about 84–97 sqm. Larger non-standard examples also appear, so an old size table does not define every existing layout. Buyers should focus on the actual living-room configuration, bathrooms, kitchen arrangement and how usable the balconies are rather than relying on bedroom count alone.
Three-bedroom homes are the family-scale part of the project and vary materially in size. Published project reviews extend the range to about 155 sqm, while current listings regularly show apartments around 138–152 sqm. At this scale, the plan matters more than the headline area: kitchen separation, staff space, bathroom count and daylight can make two similarly sized homes feel very different in daily use.
Penthouses appear in the project’s historical layout information, but they are a scarce and heterogeneous segment. Older reviews cite sizes up to roughly 280 sqm, while resale portals sometimes show other large or combined configurations. A unit at this level should not be valued from Aguston’s project-wide averages; title, plan, building services, alteration history and direct comparables need to be checked individually.
Sources do not provide one fully consistent size matrix. FazWaz publishes broader ranges for some categories, while current resale stock includes non-standard and possibly combined units. The building is unquestionably long completed and occupied, but the historical completion date cannot be reduced to one uncontested version.
- The original size matrix also varies. Thai project reviews commonly show about 50–58 sqm for one bedroom, 80–96 sqm for two bedrooms, 100–155 sqm for three bedrooms and up to 280 sqm for penthouses, while FazWaz publishes broader ranges for some categories.
