Why this project is worth a look

Villa-scale apartments

A 600 sqm Duplex with its own pool is far removed from the standard Phuket condo product. Families gain broad living areas and proper bedroom separation without owning a standalone villa plot. The trade-off is cost: cooling, cleaning, staffing, pool care and future refurbishment all scale with the size of the residence.

Beach-airport balance

Nai Thon Beach is directly below the hillside estate, while Phuket International Airport is about twenty minutes away according to Malaiwana. That combination works well for shorter owner stays and high-end holiday guests. The quieter setting also means less walkable day-to-day infrastructure than the busier Bang Tao and Cherng Talay area.

An operating rental model

The residences are already used as fully serviced holiday homes, with staff, chefs, housekeeping and transport support described by Malaiwana and Elite Havens. That is practical evidence of how the product is operated. It does not, however, disclose the owner’s management contract, commissions or net income, so those items need separate due diligence.

Title varies by unit

Public records do not support a single ownership label for every residence. Current large-unit listings are leasehold, while recorded transactions under the same project name include Foreign Quota units. The legal review therefore has to match the exact unit number to its registered title, transfer route and any remaining lease term.

About the project

Malaiwana Residences is the apartment-residence component of the wider Malaiwana estate on the hillside above Nai Thon Beach in northwest Phuket. That distinction matters. The estate also contains large standalone villas such as Villa Haleana, Villa Rodnaya and Villa M, but those houses are not part of the apartment inventory covered by this record. The Residences were conceived as villa-scale apartments with private pools rather than a conventional resort condominium with dozens of compact units. In a 2013 launch interview, Malaiwana managing director Stephen Paine described a programme of 12 residences alongside the villa component. Thai project databases including FazWaz and DDproperty still reference 12 residences, while Hipflat currently shows six. We therefore treat 12 as the best-supported original count and flag the current inventory count for documentary verification rather than blending incompatible numbers.

The product mix is unusually large by Phuket condominium standards. The core formats are four-bedroom Duplex residences and four-bedroom Penthouses. Malaiwana’s own current website gives the Duplex a 600 sqm property area, a two-level layout and a 15-metre private pool. Three bedrooms sit on the upper level; the fourth is positioned beside the lower-level pool terrace and the main living areas. The Penthouse is 735 sqm, occupies the entire top level of its residence building and includes a private lift, four ensuite bedrooms and a 20-metre pool. The current hospitality inventory also includes a Patio Duplex of about 600 sqm, configured with three principal bedrooms plus a multipurpose room that can accommodate children. In practical terms, this is not a project where buyers compare compact unit sizes. Each residence competes more directly with a private villa in terms of space, entertaining areas and staffing needs.

The residence buildings use the slope rather than fighting it. Malaiwana’s official Duplex and Penthouse pages describe three-storey apartment buildings: the Duplex occupies the ground and first levels, while the Penthouse takes the full top floor. The arrangement gives Penthouses elevated panoramic exposure and direct lift access, while the Duplex format opens its main living level straight onto the pool terrace. Some portal databases label the project as two storeys, which conflicts with the current official layout description. For this dossier the three-level stack is preferred because it comes from the operating project website, but a buyer should still confirm the exact building and unit. At Malaiwana, orientation, elevation, sea exposure and the relationship between indoor and outdoor space are material differences, not cosmetic ones.

Nai Thon is central to the appeal. The estate sits at the southern end of the beach on Phuket’s quieter northwest coast. Malaiwana’s own location page places Nai Thon Beach about 200 metres away and describes Phuket International Airport as roughly a 20-minute drive. Bang Tao is about eight kilometres to the south. This creates a very specific lifestyle trade-off: airport access and the beach are easy, but the address is deliberately removed from the denser retail and dining environment of Laguna, Cherng Talay or Phuket Town. A buyer who values privacy, large spaces and a less urban coastline may see that as the point. Someone who expects to walk to a broad choice of supermarkets, schools, offices and restaurants every day should test the location in person before assuming the map tells the whole story.

Malaiwana is a completed resale market, so the decision is about an individual residence rather than a developer launch. FazWaz listings checked on 17 September 2026 showed a 600 sqm residence at roughly THB 59.8 million and a 735 sqm Penthouse at around THB 125 million. Those figures are asking prices, not a project-wide price list. Condition, furniture, view corridor, building position and legal structure can all move the value materially. Large units also magnify recurring costs. Project databases quote a common-area charge per square metre, yet some unit-level fee data are internally inconsistent. Before paying a reservation deposit, a buyer should obtain the latest owner statement or juristic-office schedule for the exact residence and see what is included rather than extrapolating from a portal summary.

Title structure is another unit-specific issue. Current FazWaz sale listings for the 600 sqm and 735 sqm residences are marked leasehold, while Hipflat’s recorded transactions under the Malaiwana Residences name include 380 sqm units marked as Foreign Quota. That is enough evidence to show that one ownership label should not be applied blindly across the estate. An overseas buyer should verify the legal identity of the specific residence, the registered title or lease being transferred, the remaining lease term where applicable, any renewal mechanics and whether a condominium foreign-quota transfer is genuinely available for that unit. The word 'Residences' is a hospitality and property label; it is not a substitute for the title documents.

The operating rental model is useful evidence of how the homes function, but it is not a guaranteed investment programme. Malaiwana and Elite Havens currently market the residences with villa-style staffing: managers, private chefs, housekeeping, pool care and transport arrangements are part of the guest experience described on the official pages. That demonstrates that the large-format homes can be operated as premium holiday accommodation. An owner, however, still needs the commercial contract for the particular unit. Management commission, staff cost, owner-use restrictions, maintenance responsibility, marketing fees, tax treatment and the definition of net rental proceeds all matter. Portal yield estimates should be treated as screening data only until those contract terms are known.

The layout gives good separation between sleeping and social zones, though the internal stairs are worth considering for older occupants or anyone with limited mobility.

It is the most straightforward layout for a family seeking villa-scale space without internal daily stair use, but both the acquisition price and running costs sit well above the conventional resort-condo segment.

Malaiwana’s current operating inventory treats the Patio Duplex as a distinct residence type. Three principal bedrooms are upstairs, while a multipurpose room can accommodate children; the lower level contains the main living, dining and kitchen areas together with the pool and a broad outdoor patio. Sea views are more partial than in the Penthouse product, with a stronger garden-and-terrace emphasis. We did not find a current public sale asking price for this format.

Historical project databases and the current hospitality inventory do not present the unit mix in exactly the same way. Duplex and Penthouse formats are consistently documented, while the operating Malaiwana site also offers the Patio Duplex. The cards above describe confirmed residence formats, not a claim that every type is currently available for purchase.
