Why this project is worth a look
Genuinely large homes
Even the smallest villa in the current marketed range is above 800 sqm, while the largest offers approach 1,700 sqm. Bedroom count alone does not explain that scale: much of the area is devoted to generous living rooms, terraces, pools, service spaces and the level changes created by the hillside. That can work very well for a family that will use the house as a real residence. For someone looking for a low-maintenance second home occupied only a few weeks a year, the same scale can become an operating burden rather than an advantage.
Private-first amenities
The current villa specifications place most leisure space inside the property: long salt-water pools, covered roof terraces, outdoor dining areas, studies and service rooms appear repeatedly across the range. The shared clubhouse is therefore an addition rather than the only place to exercise or relax. That privacy is attractive, but it also makes plot selection more technical. Pool orientation, overlooking from neighbouring homes, vertical circulation, lift provision where applicable and the relationship between indoor rooms and roof or garden areas matter more than a headline built-up figure.
Layan as a base
Layan offers a quieter, greener setting than the denser west-coast resort strips while keeping Laguna Phuket, Boat Avenue and Porto de Phuket within a practical driving radius. For long stays, that can be a useful balance: daily services and dining are accessible without placing the villa in the middle of heavy visitor traffic. The trade-off is walkability. A beach that looks close on a map is not necessarily an easy pedestrian trip in heat, on a slope or along local roads, so regular car use should be assumed rather than treated as an occasional inconvenience.
Documents beat renders
There is plenty of public material on Pavara Vhana, but different generations of that material conflict on unit count, villa sizes, bathroom counting and pricing. That does not automatically make the project unsuitable; it changes the diligence standard. A reservation should be tied to one identified plot and one dated specification. The useful document set is the current master plan, plot plan, villa drawings, finish schedule, land title, sale and construction agreements, proposed land lease for a foreign buyer, and a payment schedule whose construction milestones can be independently evidenced.
About the project
Pavara Vhana Collection is an under-construction private pool-villa community on the hillside above Layan in north-west Phuket. The current product is not a compact villa estate and it is not a resort-residence scheme. The live inventory is made up of substantial multi-level homes with three to five bedrooms, private pools, roof terraces and dedicated service or work areas. Current marketed built-up areas run from about 812.79 sqm to 1,717.55 sqm, while land plots vary materially in size and topography. That makes the individual plot more important than the letter attached to the villa type: two homes based on the same design can still differ in land area, outlook and final price.
The project is addressed on Soi Layan 7 in Choeng Thale, Thalang. Its practical appeal is the combination of a green hillside setting with access to the established Layan–Laguna part of the west coast, rather than a walk-out-the-door beach lifestyle. Published distances to Layan Beach are not consistent: the developer promotes 1.3 km, while major property platforms place it at roughly 2.2–2.5 km depending on the map point and route used. Laguna Phuket, Boat Avenue and Porto de Phuket are generally described as a short drive away, while the airport is quoted at around 20–25 minutes in project and agency material. Traffic can change that considerably, so a car is likely to be part of daily life here.

The architecture is organised around slope, privacy and indoor-outdoor living. Across the current villa pages, the developer shows open living and kitchen zones, large shaded terraces, rooftop spaces, study areas, laundry rooms and private salt-water pools. Pool lengths vary by type from roughly 14 to 18 metres. Shared elements shown for the estate include a clubhouse, communal pool, landscaped areas, yoga and meditation spaces, a treetop bridge, security and surveillance. The more useful way to read that amenity list is as a clue to how the project expects residents to live: most leisure space is private and attached to the villa, with the common areas acting as a supplement rather than the centre of the experience.
The developer identity is reasonably clear. The project is presented by Pavara Development Co., Ltd. Thai corporate data records the company as incorporated on 24 November 2022 under the original name Temple Art Development Co., Ltd., with a change to Pavara Development Co., Ltd. on 31 March 2023. The older name still appears in parts of the current official website, including privacy and footer text. That does not by itself indicate a second developer; it does mean the contracting entity, bank account and current company registration should be matched carefully at reservation and contract stage rather than relying only on the Pavara brand.
The open-source record is less tidy on the number of villas. A master plan dated 27 January 2025 shows numbered plots 1 through 22 plus the clubhouse, and Home In Phuket, DDproperty and PropertyScout currently describe the development as a 22-villa project. FazWaz and several sites drawing on similar inventory data instead show 13 units. The developer's own website also refers to an award category for residential developments with more than 20 units, which is consistent with the 22-plot plan. This dossier therefore records 22 units, but a buyer should still ask for the current approved master plan and confirm whether the number 13 represents sale inventory, a revised phase, or simply stale platform data.
There is a second version-control issue around villa sizes and prices. Older pages remain indexed with houses in the roughly 547–1,138 sqm range and price points starting at THB 51M. The developer's current website now presents a materially larger A–F villa range, while a live FazWaz offer listed by the developer starts at THB 110M for an 812.79 sqm Type D, with other current listings extending to 1,717.55 sqm and well above THB 200M. Those sets should not be blended into one price table. The THB 110M starting figure used here is therefore a current large-format market anchor, not a claim that no cheaper historical or reconfigured Pavara Vhana offer exists.
For a foreign buyer, land ownership is the central legal constraint. This is a villa estate, not a registered condominium, so the 49% foreign condominium quota is not the relevant route. As a general rule, a foreign individual cannot own the underlying Thai land directly; a registered land lease is a common lawful structure while the building may be owned separately. Section 540 of the Thai Civil and Commercial Code caps a lease of immovable property at 30 years per term. Future renewals should be treated as contractual promises that need careful drafting, not as an automatic 90-year land right. At this price level, the land title, identity of the lessor, lease registration mechanics, succession provisions and the exact building-ownership documents deserve review before the buyer becomes heavily exposed through construction-stage payments.

Ownership format
As a general rule, a foreign individual cannot hold the villa land directly in their own name. Market material for the project presents a long-term registered land lease for non-Thai buyers; Thai law caps a registered lease of immovable property at 30 years for each term. The building can be owned separately by a foreigner. Renewal, succession and registration rights must be checked in the actual contract and land documents for the selected plot.
Home types & sizes
The largest current format. A live offer pairs the 1,717.55 sqm home with land from about 1,710.90 sqm, four parking spaces and a pool of roughly 17 metres. The plan uses a lower level, main living floors and a roof terrace. It is best read as a full private residence for a large household rather than simply a five-bedroom holiday villa.
A comparatively compact four-bedroom option for this project, paired with a plot of about 752.67 sqm in the current offer. The developer page shows four en-suite bedrooms, a guest powder room, study area, covered roof terrace and a pool of about 16 metres. It offers substantial living space without moving into the extreme footprint of Types A, C or E.

The developer specification includes four en-suite bedrooms, two powder rooms, a study area, covered roof terrace and a pool of roughly 18 metres. For this scale of house, the plot plan matters as much as the floor plan because slope, boundaries and neighbour positions will materially affect privacy and views.
The lowest current entry point into the large-format range: three bedrooms, a plot of about 607.58 sqm in the THB 110M offer, two parking spaces and a pool of roughly 15 metres. It is still an exceptionally large three-bedroom home, so the value proposition is not bedroom density; it is generous living space, privacy and a residence designed to be used extensively throughout the day.
A substantial four-bedroom configuration currently marketed with a plot of roughly 1,593 sqm, while the developer page specifies an approximately 18-metre pool. Type E is a good example of why a dated specification matters: the official page and market listings count bathrooms differently and show slightly different plot figures. The object of the purchase should be one identified villa with attached drawings, not an abstract Type E label.
A three-bedroom villa arranged across four principal levels in the developer's plan, including a lower level and roof terrace. Current listings pair this layout with materially different plots; the smallest confirmed example is about 896.82 sqm, with pricing from THB 136M. It suits a buyer who values separation between functions, although the vertical layout makes everyday circulation and stair use worth testing rather than assuming.
The current developer website shows six types, A–F, while an earlier master plan and several platforms still use a different villa grid. Bathroom totals also vary because the developer sometimes separates en-suites from powder rooms while listing sites publish one combined count. Built-up area, bathroom count, plot area and included rooms should therefore be locked to a dated plan and specification for the exact villa being purchased.
