Completed, not promised

Phase 2 can be inspected as a finished property. Phase 2.1 was completed in 2023 and Phase 2.2 in 2025, bringing the combined phase to 251 units. That removes much of the uncertainty associated with an early construction purchase: views, circulation, road noise, pool condition and day-to-day management can be checked in person. The remaining work is documentary rather than speculative, particularly because some older portal records still carry a conflicting 2022 completion date.

A real beach address

The development faces Nai Thon Beach across the coastal road. That is a materially different proposition from a project using the beach name while sitting deeper inland. The location suits buyers who want northern Phuket, the sea and relatively convenient airport access. It is less compelling for someone whose routine depends on Phuket Town or the southern half of the island. The right test is not how the address feels on holiday but how it works on an ordinary week.

Managed resort services

Pools, a children's pool, gym, garden, restaurant, reception, parking, shuttle, security and CCTV are all part of the documented facility set. Wyndham Hotel Group is listed as the common-area manager. That can be useful for an owner who values a serviced environment and does not want a stripped-back residential building. It can also be a reason to look elsewhere if the goal is a quiet, purely owner-occupied atmosphere with minimal hospitality activity.

Compact to two-bed

Most of the stock sits between compact 30-something-square-metre residences and two-bedroom homes up to 79.42 sqm. The range is easy to understand and works for singles, couples, smaller households and second-home use. It is not designed around large family apartments. Buyers should compare plans carefully because online catalogues do not always agree on whether a particular compact layout is a studio or a one-bedroom unit.

Ownership before headline

Foreign-quota and leasehold units appear side by side in current listings. That makes ownership form a first-order buying criterion rather than a footnote. A foreign purchaser should confirm that the selected unit can be transferred freehold within the 49% foreign quota before treating its asking price as comparable with another unit. Leasehold stock can still be considered, but the contract term and rights need to be understood on their own merits.

About the project

Sea Heaven Phase 2 is the low-rise residential component of the wider Sea Heaven development by Nai Thon Beach in north-west Phuket. The first thing a buyer needs to understand is that Phase 2 is not one undifferentiated building and it should not be mixed with the later Phase 3. The developer's own project information splits Phase 2 into two sub-phases: Phase 2.1, one five-storey building with 124 units, and Phase 2.2, another five-storey building with 127 units. Together they account for 251 residences. That distinction matters in practice because the two buildings finished at different times, have slightly different size ranges and were originally sold under different payment schedules.

Phase 2.1 is listed by the developer as completed in 2023, with studios, one-bedroom and two-bedroom residences ranging from 37 to 70 sqm. Phase 2.2 is listed as completed in 2025 and broadens the range to roughly 30 to 79 sqm. Current project catalogues show a more granular set of Phase 2.2 layouts, including compact units in the low-30s to low-40s, an intermediate plan around 55 sqm, and two-bedroom homes from 62.69 to 79.42 sqm. There is one data issue worth knowing before comparing listings: the same compact floor plans are sometimes labelled as studios and sometimes as one-bedroom units. A buyer should therefore compare the actual plan, doors and room separation rather than assume the marketing label describes the layout consistently.

The address is 28/40, Nai Thon Beach, Sakhu, Thalang, Phuket 83110. The development faces Nai Thon Beach with the coastal road between the site and the sand. In other words, the beach connection is physical and immediate rather than a broad neighbourhood claim. The trade-off is the northern Phuket setting. Phuket International Airport is relatively close, while major supermarkets, larger hospitals and much of the island's urban infrastructure require a drive. This location can work very well for someone whose day-to-day life is centred on the beach, the airport and northern Phuket. It is a different proposition for an owner who expects frequent commuting to Phuket Town or the southern resorts.

Phase 2 sits inside a resort-style environment rather than operating like a small stand-alone city condominium. Project profiles consistently list a communal pool, children's pool, garden, gym, on-site restaurant, parking, reception or lobby, shuttle service, 24-hour security and CCTV. Wyndham Hotel Group is named as the common-area management company in current project records. That creates a service model closer to a managed resort residence than a basic condominium juristic office. Public project data also lists a common-area fee of THB 60 per sqm per month and a sinking fund of THB 600 per sqm. Those figures are useful budgeting anchors, but they should be reconfirmed before transfer because building charges can be revised and the actual amount depends on the registered unit area.

For a 2026 buyer, the most meaningful distinction is that Phase 2 is a completed asset. The developer's progress page showed Phase 2.1 at 100% across structure, systems, architecture and interior work in August 2024, while Phase 2.2 was still under construction at that point. The developer later recorded 2025 as the finish year for Phase 2.2, and CBRE's H1 2025 Phuket condominium report included Sea Heaven Naithon Phuket Phase 2.2 among projects completed in the first half of 2025. That evidence is more persuasive than older portal profiles that still show the whole Phase 2 as completed in December 2022. Buyers can now inspect the real building, actual outlook, corridor condition, common areas and operating environment instead of relying mainly on launch material.

The price in this dossier is deliberately a market anchor rather than a developer promise. FazWaz showed Sea Heaven Phase 2 listings from THB 4.87M when checked on 27 August 2026. The same project page contained foreign-quota units, leasehold units, different furniture packages and materially different views, so the lowest headline price should not be treated as a representative value for every residence. Two-bedroom units sit much higher, and asking prices vary with floor, size, outlook, ownership status and seller type. For a foreign purchaser, ownership status can be as important as the price itself. Comparing a leasehold entry-level unit with a foreign-freehold unit of a different size and view as if they were interchangeable will produce a misleading conclusion.

Ownership needs to be checked at unit level. Thai condominium law allows qualifying foreign purchasers to own units freehold only within the statutory foreign ownership ceiling, which is 49% of the total condominium unit area in the building. Sea Heaven Phase 2 listings currently show both Foreign Quota and leasehold stock, so there is no single ownership answer that can be applied blindly across the project. Before paying a reservation, the buyer should obtain written confirmation of the selected unit's quota status and the form that will actually be registered on transfer. If a unit is offered leasehold, the lease term, renewal wording, transfer rights, inheritance position and related charges belong in the contract review, not in assumptions based on the listing headline.

The compact nature of much of the inventory is part of the product rather than a flaw that can be edited away. A 30-40 sqm unit can be practical for a single owner, a couple or a holiday base, but it is not a substitute for a conventional family apartment with separate work space and extensive storage. Project records also state that pets are not allowed unless specifically permitted by the juristic office. Parking is reported at about 50% of the unit count, so a buyer who intends to keep a car should verify allocation and usage rights. The managed-resort character may also be a poor fit for someone who wants a purely residential building with minimal hospitality activity. Viewing the property at different times of day is more informative here than reading a facility list.

The useful way to judge Sea Heaven Phase 2 is therefore quite concrete: inspect the exact residence, confirm the current management and fees, and verify the legal form of ownership before comparing price. The project's strengths are easy to see and verify — two completed low-rise buildings, a Nai Thon location, a broad enough range from compact units to two-bedroom homes, and active resale and developer-linked stock. The weaknesses are mostly in the public data layer: legacy completion dates conflict, layout labels are not fully consistent and rental-return promotions are repeated across sales sites without the current underlying contract being visible. Those issues do not prevent a sound purchase, but they make document-led due diligence more important than promotional shorthand.

Current project listings include both foreign-quota units and leasehold offers. A foreign buyer can hold a condominium unit freehold only within the building's statutory 49% foreign quota; the exact ownership form must be confirmed for the selected unit before reservation.
