Why this project is worth a look
Space is real
The low unit count and large plots are not just positioning language. With 85 homes across roughly 47.7 rai and plots starting around 120 square wah, the development gives owners a meaningful amount of private land. That makes the exact plot position worth studying: a corner plot, a short internal cluster or a house facing open space may feel materially different from another home with the same floor plan.
Flexible family layouts
The original plans were designed around larger households rather than maximum bedroom count on minimum land. Separate guest accommodation appears throughout the documented range, and the larger houses add work space and staff accommodation. Buyers caring for parents, hosting relatives or working from home can use those spaces without sacrificing the privacy of the main bedrooms.
Inspect before buying
A completed resale community offers an advantage that a launch cannot: the buyer can inspect the actual street, neighbours, landscaping, clubhouse and noise pattern. The same maturity also means each house has its own maintenance history. Physical inspection and document review matter more than the original brochure once individual owners have lived in and modified the homes.
Car-led location
Road connectivity is the location's strength, not public transport. Bang Khun Thian–Chai Thale Road connects into the Rama 2 and Kanchanaphisek network, but most major errands and commuting remain driving trips. The project makes sense for buyers who consciously trade centrality for land and privacy; it is not a good substitute for a rail-connected urban home.
Resale price discovery
Visible asking prices provide a useful market check because there is no single current developer price list for the original 85-home project. They should still be read house by house. Plot size, orientation, renovations, furniture, extensions and condition can easily explain a multi-million-baht gap between two listings that look similar in a search result.
About the project
MANTANA 100+ Bangkhunthien Chaitalay is best understood as an established low-density detached-house community rather than a new-launch investment product. The target project in this dossier is the original 85-home development on Bang Khun Thian–Chai Thale Road in Tha Kham, with a reported site area of roughly 47.7 rai. Land and Houses now markets another MANTANA 100+ product in the same broad Rama 2 / Bang Khun Thian corridor under a different active project name. Its current inventory and pricing have not been imported here. That distinction matters because the older 85-home scheme is now encountered mainly through completed homes and resale listings. A buyer is therefore choosing an individual house with its own condition, plot, improvements and paperwork, not simply selecting a unit from a developer's launch matrix.
The strongest reason to look at this project is space. Multiple project profiles agree on 85 homes and plot sizes starting around 120 square wah, which is about 480 square metres of land before any premium corner or oversized plot is considered. That is materially different from the tighter suburban compounds where the house consumes most of the plot. Here, the land allocation supports a proper garden, side setbacks and a stronger sense of separation between neighbouring houses. A detailed project review also describes short internal residential clusters rather than very long rows. The practical benefit is less through-traffic immediately outside many houses and a layout that suits buyers who value outdoor space as part of daily living, not merely as landscaping around the façade.

The 2024 sales-period material shows three principal modern house plans: Be Relaxed at 203 sqm, Be Recharged at 244 sqm and Be Refreshed at 338 sqm. They are all two-storey family houses, but the usable programme is more important than the headline floor area. The smaller plan already includes a separate guest suite with its own bathroom, while the mid-size plan adds a dedicated work area and the largest plan adds more bedroom capacity, work space and staff accommodation. Parking is generally designed for three to four cars depending on the plan. This is a sensible match for the location: the scheme is car-led, and a household with several adults is likely to value multiple parking bays more than a token landscaped forecourt.
Public resale data in late 2026 gives a more useful price reference than old developer advertising. A validated LivingInsider listing visible during this research asks THB 16.5M for a house on 114 square wah with about 243 sqm of built area and four bedrooms. Other recent listings sit around THB 17.5M to THB 18.5M for broadly comparable but not identical houses. By contrast, project reviews from May 2024 quoted a launch range of roughly THB 14M–20M. Those figures should not be used to claim appreciation: lot size, orientation, fit-out, furniture, renovation history and exact house type vary. The right use of the THB 16.5M figure is simply as the lowest validated resale anchor found in the reviewed market, followed by a like-for-like comparison of actual available houses.
This is not a transit-oriented Bangkok address. The project sits directly on Bang Khun Thian–Chai Thale Road, south of the denser inner-city fabric. A detailed route review places the Kanchanaphisek ring-road access corridor at roughly 4.2 km and Rama 2 at about 7.6 km, while Central Rama 2 is around 10.5 km by road. A local market is much closer, at under one kilometre. That pattern explains the daily-life trade-off well: immediate neighbourhood needs are available, but major retail, international-school runs, hospitals and central-Bangkok commuting are primarily driving trips. For a household already using cars, the location is coherent with the size of the plots and houses. For someone who wants rail access, walkability and spontaneous city-centre mobility, it is a poor fit regardless of how attractive the house itself may be.
The communal facilities are relatively substantial for an 85-home compound. The best-documented project review records a clubhouse facing a lake, a saltwater swimming pool with a children's section, a fitness room, lounge, landscaped park, playground, key-card access, CCTV and 24-hour security. A completed resale project should be judged by the condition of these facilities today rather than by launch photography. The important questions are whether the clubhouse and pool are being maintained to the standard expected at this price point, whether internal roads and landscaping are in good order, and what the current common-charge budget actually covers. The published 2024 common-fee figure is useful historical context, but it is not safe to assume it remains unchanged in 2026.
Foreign-buyer structuring is the area where this project differs most from a condominium purchase. A house is tied to a land plot, and Thai land law generally prevents a foreign individual from taking direct land ownership except under narrow statutory conditions. Public project pages do not provide a specific foreign-buyer arrangement for MANTANA 100+ Bangkhunthien Chaitalay. A foreign buyer therefore needs to separate the legal questions: who owns the land, what title is registered, whether there are encumbrances, who owns the building, and what right of use can actually be registered. A registered land lease of up to 30 years is one possible structure, but any promised renewal should be read as a contractual future obligation rather than as a second term that already exists by law.
For the right household, the project offers something straightforward: a large completed family house on a meaningful plot in a quiet part of southern Bangkok, with a proper clubhouse and no need to wait for construction. The resale format also lets a buyer inspect what matters in real life — neighbour context, traffic noise, garden maturity, drainage around the plot, interior condition and the quality of previous alterations. The downside is that the project is no longer a uniform developer product. Two houses with the same original plan may now have different extensions, kitchens, air-conditioning systems, landscaping and maintenance histories. A sensible purchase decision should therefore begin with the individual title and physical survey, then compare plot position and condition, and only after that treat the asking price as meaningful.
Ownership format
This is a landed-house project. A Thai buyer can take title to the land subject to the individual plot documents, while a foreign individual generally cannot own Thai land directly. No project-specific foreign-buyer structure was found in public materials. A registered land lease of up to 30 years, with the building rights dealt with separately, may be considered for a foreign buyer; any renewal depends on the contract and the lessor's consent.
Home types & sizes
The smallest of the three house plans documented in the 2024 project review. It combines a three-bedroom main house with a separate guest suite and private bathroom, a semi-outdoor relaxation area and parking for three cars. It is the most efficient option for buyers who want multi-generational flexibility without moving into the largest floor plate.
The mid-size plan adds a dedicated work area while retaining the separate guest suite and semi-outdoor living space. Parking is designed for three cars. Current resale advertising sometimes uses older or different model names around this floor-area range, so the exact original house type should be verified from the plot's documents or original plan rather than assumed from an agent description.
The largest documented plan is a 338 sqm family house with four bedrooms, a separate guest suite, work space, staff accommodation and four-car parking. Its value is less about a large reception room and more about separating household functions so that guests, family members and staff do not all depend on the same core spaces.
The 2024 project review uses the Be Relaxed, Be Recharged and Be Refreshed names. Other databases and current resale listings also use Maestoso and Colossal for houses of roughly 260 and 243 sqm. Those naming systems should not be treated as automatic equivalents; the original model and approved plan of a specific resale house need document-level confirmation.

Best for: Families wanting a completed two-storey house on a large plot within Bangkok rather than waiting for a new build.; Multi-car households that can make practical use of three- or four-car parking, depending on the original plan.; Multi-generational families or frequent hosts who benefit from a guest suite separated from the main bedroom areas.; Buyers who value low density, private garden space and compound facilities more than rail proximity.; Resale buyers comfortable comparing individual plot position, house condition, alterations and legal documents instead of relying on a uniform developer price list.; may not suit: Car-free buyers who need rail access, walkable daily services and easy spontaneous trips into central Bangkok.; Foreign buyers who require straightforward direct land ownership in their own name without a separate legal structure.; Investors looking for a standardized small-ticket product with a deep pool of directly comparable transactions and a simple rental model.; Buyers unwilling to carry out physical and legal due diligence on an individually maintained resale house..

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The official completion year is not consistently confirmed: ThinkOfLiving and DDproperty show 2023, ZmyHome shows 2024, Tooktee shows 2025, while major PropertyHub profiles and sales-period reviews leave the year blank. No completion year is therefore placed in the core fields.
- House-model naming varies across sources: 2024 material uses Be Relaxed / Be Recharged / Be Refreshed, while other databases and resale ads use Maestoso / Colossal. The original model of any resale house should be verified against its plan and documents.
- A May 2024 review quoted a common fee of THB 35 per square wah per month, but the current 2026 rate is not publicly confirmed. The active fee schedule and any arrears should be checked for the specific house before purchase.
