Genuinely larger plots
The standard plots start at roughly 100 square wah, around 400 sqm. That is large enough to leave meaningful private outdoor space around the house rather than only narrow setbacks to the boundary. The size is most valuable to a family that will actually use the garden, keep several cars or wants flexibility as the household changes, rather than to a buyer chasing the lowest possible entry price.
Four proper bedrooms
All three verified house types have four bedrooms and five bathrooms, with a genuine ground-floor bedroom rather than a token multipurpose room. That matters for a multigenerational household because guests, children, work space and older parents do not have to compete for the same room. Elite and Glorious also add a maid's room, giving the larger plans a clearer separation between service and family space.
A smaller community
Eighty-eight homes are enough to support a clubhouse, pool, gym and large central garden but far fewer than in estates containing several hundred plots. A lower unit count does not automatically guarantee quiet or better management, yet it changes the feel of the compound. Plot selection still matters: traffic near the entrance, distance from the clubhouse and the internal road position can make two otherwise identical house types feel very different.
Built for west Bangkok
The address is most convincing when work, school, university or family life is already tied to Salaya, Pinklao, Ratchaphruek and western Bangkok. Multiple arterial roads are accessible, but there is no rapid-transit station at the gate. Commuting into central Bangkok is possible, although car ownership and travel time become part of the everyday cost of living here.
Choose an actual plot
The developer's October 2026 page displays identified plot numbers, land sizes, internal locations and individual prices. That allows a buyer to compare real inventory rather than buy from a generic floor-plan sheet. It also means the headline starting price is less useful than a plot-by-plot comparison because current promotions apply to specific houses.
About the project
MANTANA Borom - Thawiwattana is a low-density detached-house estate by Land and Houses on Bangkok's western side, positioned between Phutthamonthon Sai 3 and Sai 4. The useful headline is not the brand name but the scale of the product: 88 homes, plots starting around 100 square wah, roughly 400 square metres, and three core two-storey house plans ranging from 244 to 325 sqm. For a family comparing western Bangkok estates, that is a materially different proposition from mass-market compounds built around 50–70 square wah plots. The trade-off is equally clear: this is a car-led location, not a rail-led one.
The project was already on the market by August 2024, while by March 2025 the common facilities were complete and some homes were already ready for occupancy. On 4 October 2026, current sales material still displays identified plots and houses available for sale. That makes the buying process more tangible than a pre-launch decision based on renders: a buyer can compare actual plot positions, proximity to the central garden and clubhouse, and completed house types. What remains unclear in public material is a single estate-wide completion year, so the physical status of the chosen plot should be checked house by house.

The layouts are designed around full-time family living. Premier, the smallest standard type, is already 244 sqm with four bedrooms, five bathrooms and three parking spaces. The detailed project review shows a ground-floor bedroom with its own bathroom, a practical feature for a multigenerational household and a better long-term solution than improvising a study as a bedroom later. Elite increases the internal area to 283 sqm, while Glorious reaches 325 sqm; both add a maid's room and four-car parking. The step-up between types is therefore more than façade treatment: it changes the amount of living space, plot size and day-to-day flexibility for a larger household.
The estate covers about 40 rai 2 ngan 67.2 square wah. With 88 houses, that does not translate directly into private land per home because roads, landscaping, the clubhouse and utilities consume part of the estate. It does, however, support the impression of a relatively spacious community rather than a tightly packed suburban grid. The common facilities are straightforward and family-oriented: a clubhouse, an 8 x 20 metre saltwater pool with a children's section, a fitness room, a shared work and lounge area, a large central garden and a playground. The value here is in usable everyday space rather than a long hospitality-style amenity list.
The house specification follows the same residential logic. The standard package includes Tostem doors and windows, insect screens, a fitted pantry zone, provision for a separate Thai kitchen, magnetic security sensors, AirPlus² ventilation and fine-dust filtration, and readiness for an EV charger. Those features should still be checked against the exact home being purchased because a show house, a promotional unit and a modified completed house can differ. The important point is that this is positioned as a permanent family home, not as a resort villa built around short-stay rental operations or a managed-return scheme.
The location works best for households whose daily life is already centred on western Bangkok and Salaya. The estate fronts Sala Thammasop Road and links toward Borommaratchachonnani Road, Phutthamonthon Sai 3 and Sai 4, and the Borommaratchachonnani elevated route. A detailed road-distance survey in 2025 measured Phutthamonthon Sai 3 at about 1.6 km, Borommaratchachonnani Road at 3.3 km, the elevated route at 4.4 km, Golden Jubilee Medical Center at about 4.8 km and Central Salaya at roughly 10.7 km by road. Mahidol University Salaya and its surrounding education cluster are also close enough to be a realistic daily drive rather than a cross-city commute.
Public transport is the main lifestyle constraint. The same detailed review placed Taling Chan station at roughly 12.1 km from the estate. Future transport improvements may shorten some journeys, but they do not change the basic nature of the address: family logistics here are built around private cars, school transport and ride-hailing. A buyer who wants to walk to a BTS or MRT station is likely to find the location frustrating regardless of how generous the house is. A household already running two or three cars may view that trade-off very differently and place more weight on land, bedroom count and privacy.
Pricing needs to be read carefully. At the time of checking, the official Thai project page showed two identified Premier homes at THB 12.99M, an Elite home at THB 15.99M and a Glorious home at about THB 19.9M. At the same time, the Thai project headline stated a starting price of THB 13.49M and the English page still displayed THB 17M. This looks more like asynchronous website updates and plot-specific promotions than three genuinely different price structures. The sensible interpretation is to treat THB 12.99M as the lowest visible price for specific current stock, then compare the selected plot's land size, orientation, location within the estate and included specification before judging value.
Foreign buyers need to separate the property decision from the ownership-structure decision. This is landed housing, not a condominium, so there is no simple foreign-quota route to direct ownership. Thai law has narrow exceptions under which a foreigner may acquire land, but those are not a standard retail pathway for most overseas buyers. The MANTANA public sales page does not advertise a dedicated foreign-buyer land structure. Before committing a material payment, an overseas buyer therefore needs the actual land title, contracting parties and proposed ownership or lease structure for the selected plot, not just a verbal explanation that the house can be purchased.
In practical terms, MANTANA Borom - Thawiwattana makes most sense as a large family residence in a relatively private western Bangkok estate with good road access toward Salaya, Pinklao and Ratchaphruek. Its case does not depend on projected yield or capital-growth language: the product is easy to understand through the land size, four-bedroom layouts and family facilities. The harder questions sit at transaction level. The exact plot, final price, title, handover status and included specification matter more than the brand promise, and they should be resolved for the chosen home rather than assumed from the project brochure.

This is a landed detached-house project. Direct foreign ownership of Thai land is generally unavailable except under narrow statutory exceptions. No standard foreign-buyer ownership structure is stated for the project, so the legal structure for a specific house and plot must be confirmed from the transaction documents before any material payment.

Two-storey house on a plot from about 100 square wah. Three parking spaces are verified, and the ground-floor bedroom can work for an older family member or as a permanent guest suite. On 4 October 2026, the two Premier homes shown by the developer had plots of 100.2 and 103 square wah.
Plot size starts at roughly 104 square wah, with four parking spaces and a separate maid's room. It is a meaningful step up from Premier for a family wanting more shared space without moving to the largest Glorious plan. The developer-listed plot 00K04 measures 105.4 square wah and sits near the garden and clubhouse.

It makes sense when the extra internal space will genuinely be used; otherwise, the price difference is better compared with the quality and position of a specific Premier or Elite plot.
