Every standard model has five bedrooms, so the meaningful upgrade is not an extra bedroom. It is the amount of family space, formal reception space, staff accommodation and parking that the household gets as it moves from REGENT to LANGHAM and CUMBERLAND.
Only 77 homes
The estate is limited to 77 houses while the developer allocates a large amount of shared landscaped space, including a central garden of more than 10 rai in the brochure. That can materially improve the living environment, but buyers should also obtain the current common-area cost schedule before committing.
Built for driving
Direct access to Borommaratchachonnani Road is the location’s main practical advantage. The elevated road, Phet Kasem corridor, Mahidol University and western expressway links are all more relevant here than rail proximity, because Lak Song MRT is still roughly 13.2 km away.
Completion is later
Sansiri’s own disclosure points to an approximate October 2029 completion for the overall project, despite older portal records that show earlier years. The exact house handover date therefore matters more than a generic project-status label.
Land rights need structure
A foreign buyer is acquiring a landed-home proposition, not a foreign-quota condominium. The legal review has to separate land rights from building rights and confirm the registered structure for the specific plot before any “freehold” label is treated as meaningful.
About the project
Narasiri Borommaratchachonnani is best understood as a large, low-density family estate rather than a compact Bangkok housing scheme. It sits directly on Borommaratchachonnani Road in Sala Thammasop, Thawi Watthana, on the western side of the capital. Sansiri’s current project page lists 77 two-storey detached houses, with usable areas of 570, 654 and 843 sqm. Every standard house type has five bedrooms, so the choice is not driven by bedroom count. It is driven by how much formal entertaining space, family space, staff accommodation and parking the household actually needs. Even the smallest REGENT is 570 sqm, which places the project firmly in the large multi-generational home category rather than the conventional suburban-house market.
The developer identity and the overall construction timeline are unusually well documented. Sansiri Public Company Limited is named as the project owner, with corporate registration number 0107538000665 in the official brochure. The same brochure states that construction began in March 2024 and gives an approximate full-project completion target of October 2029. That is materially later than several portal profiles that show 2023 or 2025 as though the whole estate were already finished. There is also a later regulatory update: Thailand’s Department of Lands January 2026 land-allocation data lists Narasiri Borommaratchachonnani under permit No. 4/2569, issued to Sansiri on 26 January 2026 for 77 detached houses in Sala Thammasop. This supersedes the brochure’s 3 October 2025 disclosure that the land-allocation application was still pending. The current Sansiri page nevertheless calls the development a new project and says another sales phase is coming, so the actual construction and handover status of the specific plot remains the buyer’s practical question.

There are three core house models. REGENT provides 570 sqm with five bedrooms, six bathrooms, three living rooms, a dining room and one maid’s room. LANGHAM expands the usable area to 654 sqm while retaining five bedrooms and six bathrooms; the official plan lists four living rooms and one maid’s room. CUMBERLAND rises to 843 sqm with five bedrooms, seven bathrooms, four living rooms and two maid’s rooms. Parking is unusually generous: the developer’s plan data shows four principal spaces plus four additional outdoor spaces for REGENT and LANGHAM, and six principal spaces plus five additional outdoor spaces for CUMBERLAND. This makes the project unusually suitable for households where several adult family members, drivers or staff share one property.
The common facilities are substantial for a 77-home estate. Sansiri lists a clubhouse with multiple reception spaces, a private meeting room, a gym, a saltwater pool of more than 27 metres with a separate children’s pool, a large landscaped park and pavilion, an educational playground and a shared growing area. The official brochure describes the central Palace Garden as larger than 10 rai. That scale is a genuine day-to-day benefit if the household values outdoor space without maintaining all of it privately. It also has a cost side: a large clubhouse, garden and security operation need ongoing maintenance. We did not find a current primary-source schedule of common-area charges or sinking-fund terms, so those costs should be obtained from the current contract pack rather than copied from an older review.
The address works best for buyers who already think in terms of western Bangkok by car. Sansiri places the Borommaratchachonnani elevated road about 500 metres away, Phet Kasem Road about 3.2 km away and the Chimplee access to the Prachim Ratthaya Expressway about 7.7 km away. Design Village is roughly 100 metres from the project, Thonburi Thawiwatthana Hospital is around 3.9 km away, and Mahidol University and its international demonstration school are about 4.8 km away. The trade-off is rail access: Lak Song MRT is listed at roughly 13.2 km. This is therefore not a transit-first home. The location makes more sense for a family whose work, schools and social life already sit across Thawi Watthana, Salaya, Pinklao or the western road network.
Pricing is easier to anchor at the bottom than across the whole range. As checked on 7 September 2026, Sansiri still advertises the project from THB 55 million, and a current DDproperty listing dated 1 September 2026 offers a REGENT at the same price. The official brochure gives a broad THB 55-120 million range. A detailed independent review from February 2026 quoted model-level starting points of THB 55 million for REGENT, THB 65 million for LANGHAM and THB 85 million for CUMBERLAND, but the developer does not currently publish those three model prices as a live price sheet. They are useful historical reference points, not a promise of current stock. Plot size, position, completion stage, fit-out and seller terms can move the actual price materially.
Foreign ownership is the point where a house purchase here differs most from a condominium purchase. The property includes land, and foreign individuals generally cannot register Thai land directly in their own name. Government guidance describes limited statutory exceptions, but those are not the normal route for an overseas buyer shopping for a family home. The transaction therefore has to be analysed as a set of rights: who owns the land, what right the buyer receives over it, whether a lease is registered and for how long, who owns the building, and how those rights transfer on resale or succession. Portal listings that use the word “freehold” are not enough to answer those questions for a foreign buyer. The land title, building rights and contract structure must all be checked for the specific house.
The project is a strong fit for a buyer who wants an unusually large home, a small number of neighbours and a western-Bangkok lifestyle built around road access. It is a weaker fit for someone who wants a finished estate today, relies on rail transport, prefers a compact low-maintenance property, or expects the land component to work like foreign-quota condominium ownership. Those are not minor caveats. They are the main filters that determine whether Narasiri Borommaratchachonnani is worth taking to the contract-review stage.

Ownership format
This is a landed house, so a foreign buyer has to separate the rights to the building from the rights to the land. Foreign individuals generally cannot register Thai land directly in their own name, apart from narrow statutory exceptions. A registered land lease is a common lawful alternative and is generally limited to 30 years per term; any renewal depends on the contract and the lessor’s consent rather than operating as an already vested future land right. The exact structure for the selected house, including the building rights, must be confirmed from the title and transaction documents.
Home types & sizes
The smallest model by usable area is still a very large family house. Sansiri’s plan lists three living rooms, a separate dining room, one maid’s room and four principal parking spaces plus four additional outdoor spaces. An independent project review places the starting plot at about 133 sq.wah and shows a ground-floor bedroom, which can work well for an older family member or long-stay guest. REGENT should therefore be compared with the larger models by the amount of shared space the household will actually use, not by bedroom count, because all three standard models already provide five bedrooms.
LANGHAM keeps the five-bedroom, six-bathroom programme but expands the house to 654 sqm and adds a fourth living room. An independent review places its starting plot at around 160 sq.wah and describes a larger upper-floor family zone with two substantial master suites. That makes it particularly relevant to households where adult children or two family branches want more separation while remaining under one roof. Parking remains four principal spaces plus four additional outdoor spaces. In practical terms, LANGHAM is the middle step for buyers who need more shared and private space than REGENT but do not need the staff and parking capacity of CUMBERLAND.
CUMBERLAND is the largest standard model at 843 sqm, with five bedrooms, seven bathrooms, four living rooms and two maid’s rooms. The official plan shows six principal parking spaces plus five additional outdoor spaces, while an independent review associates the model with plots starting at roughly 212 sq.wah. This scale makes sense when the property is genuinely used as a multi-generational residence with staff, frequent guests and several cars. A household that simply wants five bedrooms without the extra service and entertaining zones may be paying for a large amount of space that is used only occasionally.
Sansiri’s current project page lists an overall plot range of 133-295 sq.wah, while the official brochure lists 133-276 sq.wah. Independent reviews map the model starting plots at roughly 133 sq.wah for REGENT, 160 for LANGHAM and 212 for CUMBERLAND. The actual plot area for a selected house should come from that property’s title and contract documents rather than from the generic model description.
