Why this project is worth a look
Only 47 homes
The defining feature is the combination of very large houses with a small number of plots. Buyers who want a gated estate without living in a vast suburban subdivision may value that scale. It does not guarantee silence or low running costs, but the community is compact enough to understand on a physical inspection rather than only through a masterplan.
Space with a purpose
The smallest published house is still 398 sqm with four bedrooms, five bathrooms, staff accommodation and four-car parking. That works best for a household that will use the space. If most of it is unnecessary, the buyer is paying not only for unused floor area at acquisition but also for its ongoing upkeep.
Completed and inspectable
The development is now treated as completed and individual houses are actively marketed. Buyers can inspect actual plot orientation, neighbouring homes, finishes, services and the condition of common areas. That reduces reliance on renderings, although legal and contractual checks remain property-specific.
Built around driving
The developer's five-minute reference to Borommaratchachonnani Road matters more than a rail narrative: Lak Song MRT is listed roughly 12.8 km away. A multi-car household may see that as normal. Someone who wants to organise daily life around rail and walkability should treat it as a real trade-off.
Pricing needs a reset
Public 2026 price references do not line up neatly, with starting figures around THB 19.9M to THB 26.9M while some completed homes are advertised much higher. The headline entry price therefore should not be applied to every available property. Compare the exact house, plot, specification, position and seller.
About the project
Bangkok Boulevard Signature Pinklao-Borom is a low-density gated community of 47 two-storey detached houses by SC Asset on Salathammasop Road in Thawi Watthana. It is a very different proposition from a Bangkok condominium. There are no towers, shared corridors or hundreds of near-identical apartments to compare. The choice is built around three substantial house designs with 398, 449 and 524 sqm of usable area, each with four bedrooms, five bathrooms, staff accommodation and parking for four cars. The project itself covers 26 rai, 2 ngan and 1 square wah. For a household that will genuinely use that amount of space, the appeal is in private land, generous internal rooms and a small residential community rather than a high-floor view or rail access on the doorstep.
The address is on Bangkok's western side, along Salathammasop Road between the Phutthamonthon Sai 2 and Sai 3 corridors. SC Asset gives the full project address as Salathammasop Road, Sala Thammasop, Thawi Watthana, Bangkok 10170 and advertises roughly five minutes to Borommaratchachonnani Road. The same project page places Lak Song MRT station about 12.8 km away. Those two facts describe the location better than a generic 'well connected' label: this is primarily a car-oriented residential address. A buyer should judge it by their normal driving routes to work, schools, hospitals and family rather than by an assumption that central Bangkok is close in public-transport terms.

The three house types share the same bedroom count but not the same living experience. Tuscan provides 398 sqm of usable area on plots starting at about 100.8 square wah. Ionic increases the internal area to 449 sqm with plots starting around 108 square wah. Corinthian reaches 524 sqm and starts from roughly 120.1 square wah. All three have four bedrooms, five bathrooms, a maid's room and four parking spaces. That means the step-up between designs is mainly about larger common rooms, circulation, entertaining space and flexibility for an extended household, not simply adding another bedroom to a standard family house.
SC Asset describes the architecture as a Modern Colonnade series inspired by Musée de l'Orangerie in France. The label is less important than the way the plans work. The published layouts include large living and dining areas, Thai kitchens, food-preparation zones and upstairs family spaces; Corinthian also shows a dedicated guest room. This is a layout language for a house that can accommodate several generations, visiting family and domestic staff while keeping service functions separate from the main reception areas. Buyers who prefer compact, low-maintenance living may find the same scale excessive rather than luxurious.
The common facilities are an addition to already large private homes rather than a substitute for space inside them. The developer lists a clubhouse, swimming pool, fitness room, co-working space, lobby, relaxation area, kids' room, playground, basketball court, yoga area and a main park, together with underground electrical infrastructure. Home systems promoted for the project include smart plugs, air-quality equipment, siren and magnetic or shock sensors, plus smoke and heat detection. The practical check is what is actually included in the selected house at handover or resale. Show houses, upgraded units and privately furnished resale homes can differ materially even when the floor plan is the same.
By 2026, multiple current property databases describe the development as completed, with 2025 shown as the completion year. Resale listings are also active alongside developer marketing. That shifts due diligence away from purely off-plan questions. A buyer can inspect the actual road, plot orientation, neighbouring houses, drainage, finishes, mechanical systems and the level of occupancy in the community. With a finished house, those observations are often more decision-useful than comparing brochure specifications alone.
Pricing is not clean enough to present as one definitive market number. The SC Asset page retrieved during this review showed a range starting at THB 26.9M and running to THB 40M. Indexed versions of the same official page and BaanScope simultaneously showed a THB 19.9M starting figure, while Home.co.th displayed THB 25M in an August 2026 update. Current individual DDproperty listings sit higher for some houses and vary with design, plot size and specification. These numbers represent different things — promotions, developer inventory and private resale asking prices — so averaging them would create a false sense of precision. The selected house and the exact commercial terms need a fresh quote.
For an overseas buyer, the ownership question is materially different from buying a condominium unit. The product is a house on its own land plot, and Thailand restricts ordinary direct land ownership by foreign individuals. There are narrow statutory exceptions, but they are not a default route that can simply be assumed to apply. Before a material payment, a foreign buyer needs to see the land title, identify who will legally own the plot, confirm how ownership of the building itself is documented and understand the exact structure proposed for their case. A nominee-company workaround should not be treated as a normal or safe substitute for a lawful ownership structure.
The location will make the most sense to households whose daily life is already tied to western Bangkok, nearby schools or hospitals, or who are comfortable driving for most journeys. SC Asset lists Central Westville at about 10.1 km, The Crystal Ratchaphruek at 11.5 km, The Mall Bang Khae at 12.8 km and Siam Paragon at around 20.7 km. Those are distance markers, not travel-time promises: Bangkok traffic can change the practical journey substantially by hour. The useful conclusion is simply that major retail and services are accessible by car, while this is not an urban-core home where most daily errands happen on foot.
The combination of large plots and only 47 homes gives the project a genuinely low-density character. That does not by itself make it a better investment, but it does change the ownership experience. There are fewer neighbours and more private space, while a 398-524 sqm house and its land require more maintenance than an apartment. Public sources are not fully consistent on the current common-area charge, so an old review figure should not be projected forward as if it were a binding 2026 cost. The current fee basis, sinking-fund obligations if any, and who manages the estate should be confirmed from the documents attached to the selected property.
For owner-occupation, the proposition is straightforward: a completed large family house, meaningful land, four-car parking, shared amenities and road access on Bangkok's western side. For a purely rental-led or short-hold investment, the case needs more work. The high ticket size and four-bedroom format naturally narrow the tenant and resale buyer pool compared with mass-market condominiums. No verified source used for this dossier supports a guaranteed yield claim. The better way to assess it is to define the likely occupier, expected holding period, realistic annual maintenance and the price at which a comparable house could actually compete with other western-Bangkok gated communities.
SC Asset is an established public property company with a long operating history in Bangkok residential development, and the project remains on its own sales website and service channels. That is useful context, but it is not a substitute for transaction-level checks. The buyer still needs the current quote for the chosen house, the title document, the exact contracting seller, the inventory and equipment schedule, the estate charges and a physical inspection. The advantage of a completed project is that these questions can be tested against an existing house rather than against a rendering or future delivery promise.
Ownership format
This is a landed detached-house project. A foreign buyer should not assume the underlying plot can be registered directly in their own name: Thai land law allows foreign land ownership only in limited statutory cases. The project does not publish a single foreign-buyer ownership route, so the title and legal structure for the selected house and land need to be checked before signing.
Home types & sizes
A two-storey house on plots starting from about 100.8 square wah. The published programme includes living and dining areas, a Thai kitchen, an upstairs family zone, staff accommodation and four parking spaces. It is the entry design in the range, but it is already a large-family house rather than a compact urban format.
A two-storey design with plots starting around 108 square wah. Bedroom and bathroom counts stay the same, so the extra floor area is mainly about larger shared and family spaces. The useful comparison with Tuscan is therefore how a household would actually use the rooms rather than a simple room-count check.
The largest confirmed layout starts from roughly 120.1 square wah of land and includes a guest room, a large Thai kitchen with preparation space, an upstairs family room, staff accommodation and four parking spaces. Its scale is most defensible for a large household or frequent guests; otherwise 524 sqm may simply add cost and maintenance.
The developer page confirms three house designs and a 398–524 sqm usable-area range. Starting plot sizes by design are cross-checked against the detailed ThinkOfLiving review. Current type-by-type prices are intentionally omitted because 2026 public offers vary by plot, specification and seller.

Best for: A household that will genuinely use 398 sqm or more, four bedrooms, staff accommodation and four-car parking.; A buyer whose daily routes are centred on western Bangkok and who is comfortable relying on a car rather than rail.; A multi-generational family that benefits from separate family zones, large kitchens and service space.; A buyer who prefers a completed property that can be physically inspected rather than an off-plan delivery promise.; A Thai buyer, or a foreign buyer who has already established a lawful and documented structure for the house and land.; may not suit: Not a natural fit for someone who wants rail access and a dense walkable urban environment directly outside the gate.; Poor fit for buyers seeking compact, low-maintenance housing: even the smallest house is 398 sqm on a large plot.; A pure rental investment needs its own demand analysis because the high ticket and four-bedroom format narrow the tenant pool compared with a condominium.; Not suitable for a foreign buyer who assumes the land plot can simply be registered in their own name without specialist legal review..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Current starting-price references conflict: the live SC Asset page retrieved during this review showed THB 26.9M, while an indexed version of the same page and BaanScope showed THB 19.9M and Home.co.th showed THB 25M. Reconfirm the price and promotion for the selected house before publication or reservation.
- Open project materials do not confirm the land-title type for every plot or publish one standard acquisition structure for foreign buyers. The selected house requires document-level title and ownership review rather than reliance on general Thailand rules alone.
- DDproperty reports a common-area fee of THB 55 per square wah per month, but the current SC Asset project page does not publish the fee. The present rate and charging basis need confirmation from the project documents.
