Why this project is worth a look
A genuinely small estate
Sixty houses is a modest community by suburban Bangkok standards. That can reduce internal traffic and make the estate easier to understand at a glance, but plot position still matters: a home near the gate, clubhouse or main internal road can feel very different from one on a quieter stretch.
Space is the real product
The entry model already offers 234 sqm and four bedrooms, while the larger current plans reach 354–398 sqm. That creates room for a home office, guests or multi-generation living without squeezing every function into one floor, although a larger house also brings higher cooling, cleaning and maintenance costs.
Delivery risk is lower
The published target completion was December 2024 and Q House now presents the project as ready to move in. Buyers can inspect an actual house, street and amenity environment before committing. A completed estate still needs a proper snagging inspection, however, especially for air-conditioning preparation, drainage, fitted items and any works added after handover.
Land decides foreign suitability
The standard product is a detached house sold with land. That is straightforward for an eligible Thai purchaser, but a foreign individual normally cannot take direct land freehold through a routine purchase. Any lease or building-ownership structure offered to a foreign buyer should be treated as a separate legal product and read on its own terms.
Phase 3-2 is separate
Laddarom Phutthamonthon Sai 3-2 is a distinct neighbouring development with its own Q House page, house plans and pricing. Similar naming makes it easy for portals and agents to mix the two. This dossier uses data for Laddarom Phutthamonthon Sai 3 only and does not import specifications from the separate 3-2 project.

Laddarom Phutthamonthon Sai 3 is a low-density detached-house development in western Bangkok, with 60 two-storey homes on roughly 24 rai 2 ngan 2 square wah of land. Q House is the consumer-facing developer brand, while the project disclosure names Casa Ville (Chonburi 2554) Co., Ltd. as the project and land owner. Construction was stated to begin in December 2022 with completion expected in December 2024. The project is now marketed by Q House as ready to move in, which materially changes the buying question: this is no longer mainly about construction delivery risk, but about selecting an actual house, plot and contract from remaining inventory. On 4 October 2026, the official page shows an advertised range of THB 9.9M–19M, with several prices tied to named house models and specific plot numbers. Those live plot examples are more useful than an old launch figure because land size, orientation, included items and final pricing can differ from one remaining house to another.
The development sits on Liap Khlong Bang Phrom Road in Thawi Watthana, a suburban part of Bangkok where a car is likely to shape daily life. Independent location reviews place the entrance roughly 450 metres from Phutthamonthon Sai 3 Road, with practical road links towards Borommaratchachonnani Road, Phran Nok–Phutthamonthon Sai 4 Road and Phetkasem Road. Q House also lists established schools, hospitals and shopping centres in the broader catchment, including The Paseo Park Kanchanaphisek, The Mall Bang Khae, Thonburi Hospital 2 and Kasemrad Hospital Bang Khae. The location therefore makes more sense for a household that values a large home and western-Bangkok access than for someone expecting a walk-to-transit urban lifestyle. Driving time to central districts should be tested at the hours that matter to the household, rather than inferred from a best-case marketing estimate.

The current product range is unusually spacious compared with mass-market Bangkok housing. Q House lists Abigail at 234 sqm, Felicia at 258 sqm, Laetitia at 282 sqm, Mathis at 354 sqm and Marvella at 398 sqm of living area. Current examples generally have four bedrooms, four or five bathrooms and three parking spaces; larger layouts add a maid's room. Marvella is marked sold out on the current project page, while the other displayed models are connected to individual plots and prices. That distinction matters. A model name tells you the basic house plan, but it does not tell you whether a particular plot faces the park, sits close to the clubhouse, gets stronger afternoon sun, has more usable garden area or carries a different package of fitted items. For a project at this price level, the specific plot deserves at least as much attention as the floor plan.
Shared facilities include a clubhouse, salt-water swimming pool, gym, work/lounge space, landscaped common garden, playground, CCTV, security staff and licence-plate recognition at the entrance. Q House also states that magnetic burglar-alarm sensors are installed in each house. One disclosure is more important than the amenity list itself: the clubhouse and pool stand on land owned by the company and are not common property of the residents. That does not by itself make the arrangement unfavourable, but buyers should understand the contractual basis for access, maintenance and future charges instead of assuming the facilities are collectively owned. Third-party sources currently disagree on the common-area fee, with figures of THB 30 and THB 40 per square wah per month appearing online, while the official project page does not publish a current fee. The signed sale and community documents should therefore control.
For a non-Thai buyer, land ownership is the decisive legal issue. The Q House disclosure describes transfer of the land and building to the purchaser and identifies land title deed no. 11940; it also states that the land is unencumbered and that transfer can take place within 30 days after full payment. Thai law, however, generally does not allow a foreign individual to acquire residential land through an ordinary purchase, apart from narrow statutory exceptions subject to conditions and approval. A foreign buyer should therefore not treat the project's house-and-land sale format as automatically available in direct land freehold. If a leasehold land structure or separate ownership of the building is offered to foreign purchasers, the exact term, renewal language, registration, succession and assignment provisions need to be documented for the selected property. The public project page does not currently set out a project-specific foreign-buyer structure, so that point remains transaction-specific.

The smallest current plan on the official page, with four bedrooms, four bathrooms and three parking spaces. As of 4 October 2026, Q House shows plot F06 at about 100.8 square wah for THB 9.9M. The figure is tied to that live offer rather than being a guaranteed price for every Abigail house.

The increase in floor area over Abigail is moderate, so the value question is less about the headline number and more about how the extra space is distributed across living, service and bedroom areas.

In this example, the larger plot may matter more than the extra 24 sqm of interior space, giving more outdoor room but also increasing landscaping and upkeep.
