Why this project is worth a look

Only 47 homes

The small unit count gives the estate a very different scale from a mass suburban compound. Buyers get a broad shared-facility package without several hundred neighbouring plots, although the remaining construction around a particular house still needs to be checked before committing.

440–594 sqm

Even the entry house starts at 440 sqm with four bedrooms and five bathrooms. The layouts are designed for a household that needs guest space, an upstairs family area, kitchen and staff accommodation, not merely an oversized formal living room.

Western Bangkok fit

Utthayan Road is most compelling for households already connected to the Salaya and western-Bangkok side of the city. Borommaratchachonnani Road and Phran Nok–Phutthamonthon Sai 4 provide multiple driving routes, but this is not a substitute for an inner-city rail-oriented address.

Real shared amenities

A clubhouse, pool, gym, tennis and basketball courts, children’s areas, park and lounges give the community more day-to-day utility than a basic gated estate. The maintenance cost is the other side of that benefit, so the current common fee and estate budget should be confirmed.

Inspect actual homes

Ready-house listings already exist even though several sources place full estate completion in 2027. That gives buyers the advantage of inspecting built space and finishes, while making it essential to understand what construction remains around the chosen plot.

About the project

Grand Bangkok Boulevard Na-Uthayan is a low-density SC Asset estate of two-storey detached houses on Utthayan Road in western Bangkok. The project has only 47 homes, which is more useful to a buyer than the usual luxury language: this is not a mass-market suburban compound with several hundred plots. It is a compact gated community with a clubhouse, pool, sports facilities and landscaped shared areas. The homes themselves are large by Bangkok standards. The three core designs run from 440 to 594 sqm, with four or five bedrooms, five or six bathrooms and parking for three or four cars. This is primarily a family-residence product, with guest, family and service spaces that make sense for full-time occupation rather than a small weekend house.

The location needs to be understood on its own terms. The project sits directly on Utthayan Road in Sala Thammasop, Thawi Watthana, close to the Phutthamonthon–Salaya side of Bangkok. It is not a rail-led central-city address, so daily life is likely to be car-based. That can be a disadvantage for someone commuting to the inner CBD every day, but it may be a strong fit for households tied to western Bangkok, Mahidol University, Salaya or the Borommaratchachonnani corridor. SC Asset lists Borommaratchachonnani Road at about 3 km, the elevated parallel road at 4.8 km and Phran Nok–Phutthamonthon Sai 4 at 7.3 km. Those connections give several ways out, but actual peak-hour travel should still be tested against the buyer’s real weekday routine.

The house sizes are the clearest reason to consider the project. ANGELIC provides 440 sqm with four bedrooms, five bathrooms and three parking spaces. CELESTIAL expands the usable area to 516 sqm while keeping four bedrooms and five bathrooms, giving more space to the shared and family zones. ETHEREAL moves to 594 sqm, five bedrooms, six bathrooms and four parking spaces. Detailed project reviews describe double-height reception areas, an upstairs family room, kitchen and staff accommodation across the range. That means the choice is not simply a bedroom count: moving up the line changes the scale of the living areas, back-of-house functions and the amount of land around the home.

Plot size is also a material part of the purchase. August 2026 project data shows land ranging from roughly 113.9 to 251.9 square wah, while current listings demonstrate how much the asking price can move with plot size, position, furnishing and readiness. For that reason, SC Asset’s current starting figure of THB 35 million should be treated as an entry anchor rather than a blanket price. During August 2026, asking prices for available houses in the project span well above THB 40 million, THB 50 million and, for some larger or more fully fitted homes, substantially higher. A serious comparison therefore starts with the exact house type and plot rather than with the headline starting price.

The shared amenity package is unusually broad for a 47-home estate. SC Asset lists a clubhouse and lobby, swimming pool, jacuzzi, fitness room, co-working space, private lounge, meeting room, children’s room and playground, a main park, jogging and cycling routes, basketball and tennis courts. For a family buyer, that changes how the estate functions: exercise, children’s activities and informal meetings can happen inside the compound rather than requiring a separate drive every time. The trade-off is that owners carry the cost of maintaining those facilities. Published launch-period material quoted a common fee of THB 47 per square wah of land per month; the current rate and how it is assessed should be confirmed before purchase.

SC Asset also promotes a substantial set of in-home systems. The current project page lists a home hub, touch switches, smart plugs, motion sensors, a solar roof, the Active Air system, magnetic and shock sensors, and smoke and heat detection. These features are more useful when treated as equipment to inspect rather than as a generic ‘smart home’ promise. For a high-value property, the buyer should check which systems are installed in the specific house, whether any items are optional or promotion-dependent, which apps and subscriptions are required, and who provides maintenance after handover. The answer can differ between a show home, a fully furnished ready house and a newly completed unit.

Project status needs a little more care than many portal labels suggest. Published project data points to 2027 for completion of the estate as a whole and still describes the project as under construction. At the same time, particular ready houses are described as built or completed in 2025 or 2026, and some are marketed as ready to move in. Those statements can coexist in a low-rise development where completed houses are delivered while other plots are still being built out. A buyer should therefore ask two separate questions: is this exact house complete and transferable, and what work remains elsewhere in the compound?

For a foreign buyer, land ownership is the decisive legal issue. Thai domestic listings describe these house-and-land properties as freehold, but a foreign individual is generally not permitted to register Thai land directly in their own name. The word ‘freehold’ on a local listing should therefore not be copied into a foreign buyer’s expectations without legal review. Depending on the plot and documents, a transaction may instead involve a registered land lease and separate ownership of the structure. The actual title deed, lease term, renewal wording, succession position, resale mechanics and registration costs should be reviewed before a significant deposit is paid.

Overall, Grand Bangkok Boulevard Na-Uthayan makes the most sense as a high-end family residence in western Bangkok rather than as a generic investment proposition. Its advantages are concrete: only 47 homes, exceptionally large internal areas, practical family and service functions, extensive shared facilities and a location that works well for households already connected to Thawi Watthana, Phutthamonthon and Salaya. Its constraints are equally concrete: a high ticket price, car dependence, a project-wide build-out that continues beyond some completed houses, and a more complicated ownership structure for foreign individuals. If those trade-offs match the household’s real needs, the next step should be a physical comparison of specific plots, not a decision based only on the brand or the headline price.

Ownership format

The house-and-land plots are marketed domestically on a freehold basis, but a foreign individual generally cannot directly take title to Thai land. A foreign buyer therefore needs a plot-specific legal structure, which may involve a registered land lease of up to 30 years and separate ownership of the building where the documents allow it. A nominee Thai-company structure is not treated here as a standard ownership solution.

Home types & sizes

ANGELIC — 4 bedrooms
440 sqm
5 bathrooms

The smallest of the three designs is still a substantial family house: two storeys, four bedrooms, five bathrooms and three parking spaces. Detailed reviews show an upstairs family area, kitchen, staff accommodation and a double-height reception space. It is the most logical starting point when four full bedrooms are enough and the buyer would rather control plot size and total cost than move to the largest house.

CELESTIAL — 4 bedrooms
516 sqm
5 bathrooms

CELESTIAL keeps four bedrooms and five bathrooms but increases usable area to 516 sqm. The reason to step up is therefore not another bedroom; it is the larger common areas, upstairs family space and overall scale of the home. Three parking spaces remain standard. When comparing it with ANGELIC, the exact plot matters almost as much as the house plan because land size and position have a visible effect on asking prices in this estate.

ETHEREAL — 5 bedrooms
594 sqm
6 bathrooms

The largest design provides 594 sqm, five bedrooms, six bathrooms and four parking spaces. It suits a larger household or a home that regularly accommodates relatives and guests; detailed project material also shows dedicated service areas and a courtyard concept. This is where plot-by-plot comparison matters most, because land size, furnishing, completion level and extra works can create a wide price gap between two houses sharing the same base plan.

The official page gives a project starting price of THB 35M but does not publish a stable current price for each of the three house types. August 2026 listings show a wide spread depending on plot, land size, furnishing and readiness. Pricing should therefore be locked to a specific house number and dated offer rather than applying the headline starting figure to every plan.

Best for: A household that genuinely needs four or five full bedrooms, large shared rooms, staff accommodation and parking for three or four cars.; A buyer whose daily life is already tied to Thawi Watthana, Phutthamonthon, Salaya, Mahidol University or Bangkok’s western road network.; Someone who values a 47-home community but still wants a pool, clubhouse, sports facilities, children’s areas and landscaped shared space.; A buyer willing to compare actual completed houses and plots rather than making a decision from the headline ‘from’ price.; may not suit: A foreign buyer who requires straightforward direct land title in their own personal name with no lease or other legal structure.; Someone who wants to live without a car and expects walkable daily access to BTS or MRT.; A smaller household for whom 440–594 sqm, a large plot and the running cost of a residence at this scale would be unnecessary..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion timing is inconsistent across sources: several current project databases and the early project review place full estate completion in 2027, while individual listings label specific houses as built in 2025 or 2026. SC Asset’s current public page does not state a project-wide completion year, so the status of the selected house should be separated from the status of the whole estate.
  • Third-party sources disagree on total project land area: Homenayoo reports 33-3-52.1 rai while Home.co.th reports 33-3-95.5 rai. SC Asset’s current public page does not publish the total site area, so no exact figure is carried into the core fields.
  • Public sources do not provide a complete current list of developer-held houses, a payment schedule or the land title for each specific plot. The official page shows a THB 35M starting price and a separate promotional house, but the documents and commercial terms must be obtained for the exact house number before reservation.
