Why this project is worth a look
Small by design
A reported total of 23 apartments offers a more intimate scale than a large resort development. It also leaves fewer homes sharing the cost of a pool, common areas and repairs, so a transparent owners' budget matters.
Different living layouts
The mix includes small studios and older advertised split-level one-bedroom options. The latter make creative use of limited floor space, although mezzanine headroom, stairs and storage deserve an on-site look.
A specific address
Nagaya can be located on Jl. Pura Batu Pageh in Ungasan, rather than only by a vague reference to Melasti. That makes it easier to assess access roads, nearby development and how the coastal setting works in everyday life.
Facilities need an operator
The planned pool, wellness spaces and café are useful differentiators. Their economic and practical value depends on the final operating arrangements, which are not confirmed by a marketing amenity list.
About the project
Nagaya Apartments is a small apartment development in Ungasan, on Bali's southern Bukit Peninsula. The available project records describe 23 apartments in a single low-rise building, with four floors shown by two detailed property catalogues. Rather than private villas or rooms in a large resort, the offer is compact accommodation supported by shared leisure facilities. Its likely appeal is straightforward: a single resident or couple can base themselves near the peninsula's beaches without taking on the space and upkeep of a villa. Whether buying it makes sense depends much more on the individual layout, the contractual rights and the building's actual completion than on a promotional yield figure.

One useful point is that Nagaya now has a specific publicly listed address: Jl. Pura Batu Pageh No.79, Ungasan, South Kuta, Badung Regency. It is often filed under Melasti in sales catalogues, but the Melasti name describes the coastal area buyers recognize, not a beachfront position for the building. Ungasan sits back from the coastline, where cliff access, the road network and traffic matter. A trip to the water is not the same as a walk to the sand. The address is a practical starting point for inspecting the property; it does not by itself settle the precise boundaries of the underlying parcel or identify the legal land title.
The apartments are deliberately small. Individual listings describe studios around 27–28 square metres, one-bedroom offers at 28 and 35 square metres, and older duplex units of 31, 34 and 36 square metres. Those figures come from offers published at different times, not a newly certified schedule of all 23 units. A studio in one advertisement may be called a one-bedroom apartment elsewhere, and a room divided by a mezzanine may be marketed differently from a conventional bedroom. For a buyer, usable space and the actual plan matter more than the label. There is no independently verified net internal area schedule for the building.
The split-level layouts are among Nagaya's more distinctive features. Older unit descriptions place a sleeping area on an upper level, above a combined living and kitchen zone, while tall windows are presented as part of the architectural concept. This arrangement can give a small unit more character and a sense of separation. It can also introduce compromises: the stairs occupy space, headroom may differ upstairs and downstairs, and storage or desk space may be tight. Anyone considering longer stays needs to look at the dimensions and everyday practicality, not simply the headline floor area or the rendering.
There is a similar distinction between an ocean-view project and an ocean-view apartment. Marketing refers to panoramas towards the sea, Mount Agung and the wider peninsula, but older numbered offers also identify garden-facing homes. Level, orientation, neighbouring buildings and the position of a terrace will alter the experience. Some units have been presented with a garden or private outdoor element; that does not make private outdoor space a standard feature. A reliable comparison should be made between actual numbered units, with a floor plan and current sightlines, rather than between generic pictures of the scheme.
Nagaya's shared facilities are part of the proposition. Sales material describes a swimming pool, spa and wellness areas, sauna or steam facilities, a café, communal seating, parking and, in at least one detailed listing, a lift. Taken together, these suggest a more social setting than a standalone home. They do not establish that the facilities are operating, included in the price or covered by a funded long-term maintenance plan. A pool or café is beneficial only if someone is accountable for operating it and owners know how it will be paid for. The running-cost structure has yet to be independently documented.
Bali Capital Group is consistently identified as the developer brand. Nagaya appears in the group's own published portfolio, while independent catalogues link the project to the same name. A corporate page also displays details for PT BALI CAPITAL GROUP REAL ESTATE. That strengthens the identification of the brand, but it does not prove the relationship between this company, the site's land title, the selling counterparty and the account receiving the purchase price. These are separate questions in a cross-border property transaction. A buyer should be able to follow that chain through documents rather than relying on a logo shared by several related entities.
Completion dates are the clearest reason for caution. Earlier advertising projected handover in early 2025; other distributors still attach 2025 completion labels or mark Nagaya as delivered. The developer's indexed portfolio, however, now states December 2026, and Balinsky continues to describe construction in progress, with an estimated 75% figure that is not a certified progress measurement. A completion label in a listing may simply reflect an outdated feed. No independently inspected handover record or certificate demonstrating that the building is ready for use was available. An investor should therefore not build a cash-flow plan around an assumed immediate start date for rentals.
The price information also needs to be read in its proper time frame. Bali Capital Group's published portfolio quotes US$100,500, but does not give a reliable last-updated date. A separate 28-square-metre offer was advertised around US$106,500 in July 2026, while an Indonesian listing for a 27-square-metre apartment showed IDR 1.57 billion in April 2026. Older broker inventories are cheaper again. These are not interchangeable valuations and cannot establish what is available today. The advertised amount may exclude particular transaction charges or reflect a different unit, floor, view, fit-out or amount of remaining lease time.
The proposed transaction is marketed as a long lease, not as an outright transfer of Indonesian land ownership to the foreign buyer. Yet the lease figures disagree: one detailed advertisement sets out 25 years plus a possible 25-year extension, whereas other project entries use 30 years, and a separate distributor quotes a lease end date in December 2054. A lease that starts years before handover is economically different from one commencing when possession is delivered. A renewal option also has little value unless the rent, parties, process and enforceability are clear. No reviewed executed lease resolves these issues for Nagaya.
Indonesia distinguishes contractual occupation from registered land rights. Hak Milik is the land ownership title and should not be presented as something a foreign individual can simply acquire directly. Hak Pakai, a right of use, and rights connected with apartment units are governed by different rules and eligibility requirements. One local advertisement attaches the HGB label to a unit, but this is not a copy of the underlying certificate and does not identify the titleholder. Without the land records and unit documents, it would be unsafe to infer any particular form of registered ownership merely from the term apartment, condominium or leasehold in an English-language listing.
Building permission and legal operation are separate from land tenure. Indonesia's current building framework distinguishes PBG, the approval relating to the building, from SLF, the certification of fitness for use. One promotional agent message says a PBG is ready, but the underlying document, number and relevance to this particular building were not independently checked, and no Nagaya SLF was reviewed. Short-stay letting requires another level of scrutiny: the intended use of the site, the operator's permissions and the contract governing the rental activity cannot be inferred from an advertised spa or a claim that the neighbourhood attracts tourists.
Management may ultimately be as important as the apartment itself. Professional rental management is advertised, but the commercial terms have not been established from an executed agreement. Who sets nightly prices? Can an owner block dates for personal use? Who pays for deep cleaning, replacement appliances, repairs between guests, utilities and the communal amenities? How are accounts reported, and can the operator be changed? Two agents can advertise the same percentage commission while providing markedly different services. For a 27-square-metre unit, modest recurring charges can materially affect the net income left after occupancy, platform fees and maintenance.
The location should be judged on how it will actually be used. Buyers looking for surf days, southern beaches and a compact holiday base may find Ungasan attractive. Someone relocating for work or planning to spend most days in Canggu, Ubud or central Denpasar faces a different travel pattern. And an attractive holiday studio is not necessarily an effortless full-time home: humidity control, kitchen provision, natural ventilation, reliable internet, noise from communal spaces and room for luggage or a workstation will shape day-to-day comfort. These details are better tested in the unit than inferred from general lifestyle photography.
Rental performance cannot be judged from a single advertised nightly rate. The timing of handover comes first, followed by whether short-term use is permitted and the building is ready for guests. Only then can an owner sensibly compare realistic occupancy, management fees, utility costs, routine cleaning, furnishing replacement, taxes and periods without bookings. The other end of the investment matters too. A resale buyer will want to know how much contractual time remains, whether the lease is transferable, what charges follow the apartment and whether the building has a credible operating history. Theoretical capital appreciation is no substitute for those fundamentals.
Nagaya is therefore a recognisable, fairly well-described boutique apartment project, but it is not yet a transaction-ready proposition on the public information alone. Its address, developer brand, approximate physical scale and examples of apartment layouts have support from more than one source. The legal counterparties, the underlying land arrangements, current delivery status and usable rental permissions are not at the same level of certainty. Those gaps do not automatically make a purchase unsuitable. They do mean the buyer's decision should turn on a documented unit-specific offer and an independent inspection rather than a promise attached to the development as a whole.
Ownership format
Units are marketed through contractual long-term lease arrangements. Published offers differ between a 25-year term with a possible extension and a 30-year term. Neither the executed unit lease nor the underlying land documents were available to confirm which term applies to a particular purchase.
Unit types & sizes
Older unit-level advertising identifies studios of 27 and 28 square metres, and later listings corroborate the small-unit format. The usable arrangement still needs a unit plan: a studio label tells you little about circulation, storage, kitchen provision or privacy. A 27-square-metre listing was assigned to the third floor.
Get floor plans and current pricesOne individual offer names a fourth-floor one-bedroom unit. On this footprint, whether the sleeping zone is genuinely enclosed or partly open to the living area makes a real difference. The published amount is specific to that advertisement rather than a price for every similar unit.
Get floor plans and current pricesA detailed November 2024 inventory showed duplex layouts with sleeping space on a loft level and a living-kitchen zone below. These examples establish that the format was marketed, not that the same units remain available or unchanged today.
Get floor plans and current pricesAnother individual listing identifies a 35-square-metre apartment on the fourth floor. The extra area may improve everyday usability, but an accurate internal plan and the extent of any terrace have not been independently established.

Location
- The public address is Jl. Pura Batu Pageh No.79, Ungasan, South Kuta, Badung Regency. Melasti appears frequently in sales descriptions but is a coastal-area label rather than the administrative address of the building.
- Melasti and Green Bowl are the most relevant beach directions for this part of Bukit. Reaching them involves local roads and coastal access; a marketing journey time should not be treated as a permanent or walkable distance.
- Ungasan's elevated setting creates the possibility of wide views, not a view guarantee. The aspect of a numbered apartment, its floor and any intervening development matter more than a general ocean-view label.
- Everyday convenience rests on access and upkeep: parking, groceries, workspace options, street conditions and the atmosphere around the shared facilities. These are worth judging at the actual site rather than on a promotional neighbourhood map.
- The street address is supported by property and map listings. A cadastral boundary, parcel identifier and independently verified coordinates for the actual plot were not established from the available documents.

Best for: A solo owner or couple seeking a compact recurring base in South Bali, with beach trips as a central part of the lifestyle rather than a large interior or a private garden.; A buyer attracted by communal amenities instead of maintaining a private pool, provided the final shared-cost budget and operating responsibilities are reasonable and enforceable.; Someone comfortable analysing a fixed-term contractual right rather than assuming perpetual ownership, including the lease start date, transfer conditions and the practical value of any extension clause.; An investor prepared to underwrite income only after lawful occupation, rental permissions and management terms are documented, and to judge returns net of vacancy, maintenance and taxes.; A buyer who values the difference between a standard compact studio and a small split-level interior and is willing to inspect headroom, light, storage and daily usability before committing.; may not suit: Less suitable for a household needing several enclosed bedrooms, a generous kitchen and substantial day-to-day living space: the published homes are predominantly very small.; Not yet suitable for anyone relying on immediate, predictable rental cash flow. Conflicting handover labels and the absence of a reviewed certificate of fitness for use make that assumption unsafe.; Not a substitute for freehold land ownership or an automatically renewable lease. The seller's contractual rights and the land title have not been tied together in reviewed project documents.; A poor automatic fit for buyers who require a walk-to-the-beach location or effortless daily travel across Bali; the real routes and access conditions should drive the decision..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Handover status conflicts: Bali Capital Group's published portfolio states December 2026, while DDA Real Estate and BaliBig label the scheme delivered. No reviewed handover record or SLF fitness-for-use certificate resolves the discrepancy; an estimated 75% build figure is not a completion certificate.
- Lease advertisements disagree: Balinsky cites 30 years, Landelity 25 years plus a possible further 25 years, and Alnair an end date in December 2054. The underlying land lease, commencement date, renewal mechanics and transfer rights for a specific apartment have not been verified.
- The Bali Capital Group brand is identified, but the link between the corporate name PT BALI CAPITAL GROUP REAL ESTATE, the land title, the selling counterparty and the payment recipient remains undocumented. The project PBG, SLF and site-specific zoning permission were not reviewed.
