Why this project is worth a look
Space for shared stays
Three- and four-bedroom villas make practical sense for family trips and groups who want to stay together. The layout of the chosen house, outdoor privacy and views will still matter more than the bedroom count alone.
Resort-service concept
Reception and on-site hospitality are central to the advertised offer, potentially reducing the owner’s hands-on involvement. The service agreement must establish who delivers the work, what is included and which costs remain with the owner.
A distinct coastal setting
Ungasan’s clifftop landscape is part of the appeal, with Sundays Beach Club named as a nearby landmark. Buyers should not read cliff proximity as proof of direct beach access or assume all homes have an unobstructed sea view.
Different villa layouts
The named Kala, Ratih Concrete and Lanjar Concrete designs give buyers several ways to use the space. Published size labels are a starting point, not a substitute for verified plans, measurements and the actual villa specification.
An explicit lease term
A 25-year period is stated in the project material, so at least the intended legal model is visible. Its real value can only be assessed once commencement, assignability, remaining duration and extension terms are set out in the documents.
About the project
Minimalis Villas Resort is a resort-style villa community marketed in Ungasan, on Bali’s Bukit Peninsula. Balivestor’s own material describes 16 villas across a 7,000 sqm site, with three- and four-bedroom homes rather than compact holiday studios. Its distinguishing idea is to combine a private villa with services normally associated with a managed resort. That combination may suit an owner who visits for extended breaks and lets the property between stays. It also creates a more complicated purchase than the photographs might suggest. The buyer needs to know not just the floor plan, but what remains of the lease, who controls guest operations and whether the development has reached the condition shown in the sales material.

The first issue is delivery, because the public timelines have not settled into a reliable completion record. A section of the project page associates the first stage with October 2023. Balivestor’s development catalogue gives April 2025, while Bali.RealEstate lists the third quarter of 2024. These might reflect different versions of the programme or separate milestones. Without an updated phase schedule or handover evidence, choosing one date as the completion date would be guesswork. The project still appears in a list labelled as ongoing, but an old web category is not a physical inspection. Neither a past target nor the absence of a fresh update establishes whether a particular villa is ready for occupation.
The proposed legal arrangement deserves just as much attention as construction. Balivestor advertises a 25-year leasehold period. That describes a contractual arrangement; it does not identify the underlying Indonesian land title or prove that the lease has been executed for any selected villa. A buyer needs to see the parties to the agreement, the landholder’s authority, the start and end dates, the rules for assignment and any renewal mechanism. It is particularly important to distinguish the original advertised term from the years actually remaining on a resale. Indonesia’s land-rights framework is more specific than a generic freehold-versus-leasehold label, so the title behind the lease cannot be inferred from the website.
There is useful detail on the homes themselves. Balivestor names the three-bedroom Villa Kala at 210 sqm, the three-bedroom Villa Ratih Concrete at 220 sqm and the four-bedroom Villa Lanjar Concrete at 300 sqm. The development overview also refers to three- and four-bedroom villas. These are project-page figures, not independently measured areas. Crucially, the headings do not say whether each number represents internal living space, total building area or another measurement. The site-wide area of 7,000 sqm is a different figure again and cannot be divided into legal plots without a subdivision plan. Even buyers who prefer a furnished property will need specifications showing what furniture, appliances, finishes and external areas come with their own home.
The amenities help explain why the development uses the word “resort”. The published scheme includes a pool, deck, gardens, fitted kitchen facilities, parking and a private access road. Reception staff, security and various on-demand services are also described: drivers, cooks and massage therapists are part of the hospitality concept. The marketing text anticipates stays of one to three weeks. It does not, however, supply a current operations contract or establish which services are operating, bundled in service charges or priced separately. A staffed reception has little economic value to a purchaser if the business plan assumes its cost is paid by somebody else. Service levels and responsibility for maintaining shared areas need to be contractually clear.
Rental potential depends on the execution of that hospitality model. Large villas can accommodate families and groups, but occupancy, length of stay and guest expectations will determine what those bedrooms actually earn. Balivestor publishes ambitious rent and return figures; they are promotional assumptions rather than audited performance for the resort. A credible owner forecast would separate booking revenue from management fees, marketing, cleaning, utilities, pool care, repairs, common-area contributions and applicable taxes. It would also distinguish time blocked for personal use from time genuinely available to guests. None of that can be reconstructed accurately from a headline monthly rent, however attractive the number looks.
The location needs reading carefully. The developer places the project in Ungasan near the cliff above Sundays Beach Club and refers to a distance of about 150 metres from the cliff edge. A property portal quotes 350 metres to the ocean. Those are different reference points, and neither establishes walking time to the beach. Sundays is reached through its own clifftop venue and access arrangements; proximity does not grant resort residents complimentary entry or a private path through the neighbouring property. For someone seeking open coastal views, the setting is relevant. For someone expecting to walk straight onto the sand without stairs, ticketing or a transfer, it may be a very different proposition.
The price and availability messages are also out of sync. Balivestor’s dedicated page says 15 of the 16 villas have sold and one is available, with an advertised starting price of USD 290,000. Elsewhere the company marks the development sold out, and its homepage shows an entry price of USD 320,000. These cannot be treated as live inventory checks. The figures are useful for understanding historical market positioning, but they do not price a specific finished house or a resale today. A proper offer should name the villa, describe its inclusions, state the currency and payment destination, and show what additional costs fall outside the quoted amount.
Balivestor is a clearly identifiable project brand: it features Minimalis Villas Resort among its own developments, and Bali.RealEstate lists Balivestor as the developer. That does not by itself prove the identity of the land-owning company, contracting seller or future hospitality operator. No project-specific title record, signed lease, verified plot address, PBG construction approval or SLF building-use certificate was found in the accessible material. The website includes a section on Minimalis Tennis Park, but it does not establish a legal right of access to tennis facilities for villa buyers. These are not accusations that documents or services do not exist. They are limits on what the public evidence can prove.
The eventual exit matters as much as the first stay. An owner may want to occupy the property, rent it with a manager or sell the remaining contractual interest later. Each route depends on obligations that should be settled when buying, not improvised years afterwards. Can the lease be assigned without discretionary consent? Are service agreements transferable? Does the operator have exclusivity, and can an owner use the villa when guests are booked? What happens if major repairs are required? With those questions answered in the actual contracts and the physical state independently checked, Minimalis Villas Resort becomes a property that can be assessed on its merits. Until then, the known design and location should be kept separate from an unverified transaction.
Ownership format
The project advertises a 25-year contractual lease. No executed lease was available to confirm its commencement, extension provisions, transfer rights or the remaining term of a particular villa.

Location
- The reliably identified area is Ungasan, Kuta Selatan, Badung Regency, on the Bukit Peninsula. No verified street address or parcel-level location was found.
- Balivestor describes a position about 150 metres from a cliff edge near Sundays Beach Club. That statement identifies a general coastal setting, not a measured walk from a villa to the beach.
- Sundays operates below the cliff with its own admission and access system. Being nearby does not establish guest privileges for Minimalis villa owners.
- Bali.RealEstate publishes a separate 350-metre distance to the ocean without a parcel address; this should not be read as confirmed distance to an accessible swimming beach.

Best for: Families and groups who prefer one large private house to several hotel rooms, provided that the actual floor plan, privacy and access arrangements meet their needs.; Part-time Bali residents who expect to rent their villa between personal visits and are willing to define booking rights, owner stays, management responsibilities and the full cost of upkeep before buying.; Resale buyers comfortable evaluating a time-limited contractual interest. The remaining lease term, handover condition and transfer clauses are likely to matter more than the resort’s original promotional entry price.; Buyers drawn to Ungasan’s clifftop coast who do not require a direct private route to a sandy beach. The site’s setting and the practical experience of reaching the water should be assessed separately.; may not suit: Anyone requiring direct, unconditional foreign individual ownership of the underlying land. The scheme is advertised with a contractual lease and the land title has not been reviewed.; Investors who need a verified yield before committing funds. The resort’s promotional return figures are not backed by property-specific operating accounts or a published management contract.; Buyers who will transact only on a fully verified, completed and properly documented home. Public completion dates conflict, and project-specific handover, PBG and SLF evidence has not been established..
