Why this project is worth a look

More than one housing format

The proposal brings small apartments and detached villas into a single managed setting. A buyer can compare the privacy and space trade-off without assuming that the final number of homes has been certified.

About the project

Volcano — Complex 9 is an Alex Villas Group development concept in Ungasan, on the southern Bukit Peninsula. Rather than a single-villa estate, it combines apartments of several sizes with a small villa component and shared resort-style amenities. Its signature is a proposed 183-metre pool, supported by hospitality spaces and management under the Alex Villas name. That makes Volcano relatively easy to picture as a lifestyle product. It is harder to describe as an immediately purchasable home: the published plans and prices need to be read alongside the developer’s more recent disclosures about permits, funding and a halt to new retail sales on projects under construction.

One fact illustrates why the details matter. The project overview calls Volcano a 123-unit development, and third-party directories broadly agree. One portal breaks that down into 115 apartments and eight villas. Yet the headline on the developer’s own page describes 43 exclusive units. There is no publicly accessible signed master plan showing whether 43 is a sales tranche, an earlier scheme or something else. We use 123 as the best-supported description of the full concept, not as a certified final count. The distinction affects any attempt to judge how crowded the amenities could be, what owners might share and how the project would operate once occupied.

The most useful geographic label is Ungasan, within Kuta Selatan, Badung Regency. “Uluwatu” on the developer website is a broader commercial description, while Melasti and Bukit appear in broker listings. An independent listing provides the map reference 5543+H9V and the developer embeds a map position in its project page. These references point to the same general part of the peninsula without establishing surveyed land boundaries. Marketing materials describe the coast as roughly 250 metres away, but that is not an independently measured walking route. Local gradients, road access and the difference between an ocean view and direct beach access deserve attention before any location premium is accepted.

The proposed amenity mix has a clear character. A long shared pool, a poolside bar, a rooftop bar and a spa form the public-facing vision, while an earlier company article adds a gym, café and coworking area. These are proposed facilities, not services verified as open. Ownership costs could vary substantially depending on which amenities are retained in the final scheme, how they are staffed and what the service charge covers. A pool that is attractive to holiday guests can also be a source of noise for residents. Neither the publicly available price cards nor the developer profile supplies the eventual house rules, access policy or unit-specific operating budget.

The apartments span several distinct use cases. At the compact end, the official page shows 32- and 35-square-metre options. Larger single-bedroom layouts and two-bedroom apartments offer more room for extended stays, and the separately marketed villas are shown at 91.5 square metres. The label attached to a small unit is not always consistent between sources: some directories classify compact apartments as studios while others call them one-bedroom homes. A dimension on a sales card is not enough to resolve that difference. Buyers would need the actual floor plan, a definition of gross versus usable area and the specific unit schedule before comparing living space.

The developer’s catalogue displayed a 32-square-metre apartment at USD 124,900 when checked on 16 October 2026. There are also published prices for larger apartments and villas, though these should not be mistaken for current inventory. In a statement dated 18 August 2026, Alex Villas Group said that new retail sales of projects under construction had been stopped so the group would not take on further commitments. It did not identify individual Volcano units in that statement. Resales, existing contractual entitlements and a new developer sale therefore need to be treated as separate questions. An internet price cannot settle whether a buyer can actually reserve a property.

Delivery timing cannot responsibly be quoted as a specific quarter. The Volcano project page makes completion dependent on the relevant building approval, PBG, and finalized financing, and says no completion date will be released before those conditions are met. Meanwhile, public property portals still show dates ranging from the second quarter of 2026 through various quarters of 2027. The group’s August 2026 update also described a pause in active work across its projects under construction. Without a complex-specific written status and current permit reference, it would be misleading to convert any brokerage estimate into a delivery promise or to call Volcano substantially complete based on a progress graphic.

Alex Villas Group is not an anonymous project label. The company lists Volcano within its own development portfolio and names Alex Villas Management as the intended operator. It also has earlier completed residential projects. The unresolved question is narrower and more important: which Indonesian legal entity owns or controls the relevant land rights and becomes the buyer’s actual counterparty? In its August statement, the group emphasized that obligations sit with the company signing each agreement. That means brand familiarity, past delivery history and the existence of a management division are useful context, but none substitutes for matching the project title, contract, invoice and recipient bank account.

The project is advertised as leasehold. For an overseas buyer, that is a starting description of the commercial arrangement, not proof of a particular proprietary right. Indonesian land titles such as Hak Milik, Hak Pakai and Hak Guna Bangunan have different legal consequences; directly holding Hak Milik land is not an ordinary option for foreign individuals. The actual Volcano land certificate and sample unit agreement were not available in the reviewed public materials. One broker publishes a 34-year term; another describes 35 years plus a possible 25-year extension. Until the commencement date, landlord, renewal obligations and registration structure are documented, neither figure should be presented as the buyer’s guaranteed tenure.

A managed holiday-rental proposition also needs more than a projected return. The project page names the management brand, but it does not provide a signed operator agreement showing management fees, booking commissions, repair reserves, tax responsibilities, distributions or the owner’s right to occupy the unit. Published earnings claims relate to forecasts and other developments, not an operating record for Volcano. Even the meaning of a “gross yield” would differ from the cash an owner ultimately receives. No investment case can be completed from occupancy assumptions alone while the project’s completion, operating permissions and contract terms remain unsettled.

Volcano may suit someone who wants a compact apartment or a two-bedroom layout in a community with shared leisure facilities, provided they are comfortable evaluating a project at a very early decision stage. It is not a straightforward fit for a person needing a move-in date, near-term rental cash flow or direct ownership of freehold land. Families would also need to look past holiday-oriented amenities to check road access, quiet hours and the practical dimensions of each home. The next meaningful step is a written project-specific status: the PBG application or approval, project plan, title documents, funding position, timeline, sale status and exact entity responsible. Only then can a particular price and agreement be assessed on their merits.

Unit types & sizes

Compact garden-view apartment

The lowest published project price belongs to this 32 sqm garden-facing layout. Some portals call the small apartments studios and others use a one-bedroom label; the card alone does not establish a separate bedroom.

Compact apartment facing garden or pool

Listed for lower-level positions with either garden or pool outlooks. A pool view may be pleasant, but proximity to shared leisure areas can change privacy and noise levels.

Apartment with Uluwatu outlook

A higher-positioned layout sold around an Uluwatu-facing outlook. The marketing label describes an intended view, not a protected sightline or an assurance against neighbouring development.

Garden-view apartment

This sits between the smallest units and the two-bedroom homes. The total area does not establish how much usable space remains once bathrooms, storage and circulation are accounted for.

One-bedroom garden-view apartment

The developer explicitly labels this ground-level home as one bedroom. It offers a different daily living arrangement from a compact studio, provided the actual drawing confirms the separation and storage.

One-bedroom apartment with sunset outlook

A sunset-facing option at 49 sqm. Window orientation may make evening light attractive, but afternoon heat and shading matter just as much for everyday comfort.

Get floor plans and current prices
Two-bedroom pool-view apartment

One of the two-bedroom floor plans, looking toward the shared pool. The bedroom arrangement may help families or groups, although the final outlook and acoustic conditions are unit-specific.

Two-bedroom ground-level apartment

A garden-oriented two-bedroom apartment shown at ground level. It offers more internal space, while shared circulation and common-area rules distinguish it from a detached villa.

Two-bedroom ocean-view apartment

A larger two-bedroom option promoted with an ocean outlook. The view angle, terrace and relationship to adjacent blocks must be established from unit-specific plans rather than assumed from the category name.

Two-bedroom sunset-view apartment

At 81 sqm, this competes with other two-bedroom layouts on orientation and configuration rather than area alone. A final plan would be needed to judge the premium over a pool- or garden-view unit.

Detached two-bedroom villa

The developer lists eight villas at 91.5 sqm. Their more private format is distinct from an apartment, but a private pool, exclusive garden rights and any land allocation must not be presumed without drawings and title documents.

Best for: A buyer considering a smaller south Bali apartment for occasional use who is comfortable with shared amenities and understands this is not a private landholding.; Someone comparing a two-bedroom apartment with a compact detached villa and willing to examine actual layouts, privacy, service fees and rules of use.; A patient buyer prepared to delay any commitment until the specific project’s approvals, financing, contract party and sale eligibility have been evidenced in writing.; An owner who values a potentially managed rental arrangement but wants a detailed operating agreement and realistic net-cost assessment before considering income.; Not appropriate for anyone relying on a fixed move-in date or an immediate rental-income stream; completion has no published binding timetable.; Not a substitute for directly owning freehold land. The public offer is described as leasehold and the specific legal arrangement remains undocumented.; A poor fit for short-horizon speculation or buyers unwilling to accept unresolved permit, funding and potential redesign risks.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The developer site displays both 43 “exclusive units” and a 123-unit overview; other portals repeat 123 and one splits the scheme into 115 apartments and eight villas. No certified master plan or consistent final building count was available. The developer has withheld a delivery date pending PBG and financing, while portals still quote different periods in 2026–2027. The August 2026 group-wide announcement describes paused construction works but does not provide a separately verified Volcano site-status report. Leasehold terms conflict across public listings: 34 years versus 35 years plus 25. The actual agreement, commencement date, extension right, land certificate, transaction entity, PBG, SLF and any current sale authority were not available for review.
