Why this project is worth a look
One site, several lifestyles
A studio, a garden cottage and a full-size villa serve very different purposes. Green Village's mix gives buyers a useful starting point for deciding how much interior room, outdoor space and independence they really need.
About the project
Green Village Nusa Dua is being marketed as a residential resort combining small apartments with a broad range of villas. Its defining feature is the amount of choice within one scheme: a 32 sqm apartment sits at one end, while private-garden homes, pool villas and larger houses with roof terraces sit at the other. LOYO & BONDAR presents the scheme through its HOMES brand. The buildings and amenities are not being sold as an operating, finished neighbourhood; this is an off-plan purchase in which the final product, delivery sequence and buyer protections matter as much as the advertised layout.

The official project site places Green Village in the Nusa Dua coastal area of South Kuta, Bali, roughly 700 metres from a beach on foot. Property portals further associate it with Benoa and Jalan Raya Nusa Dua Selatan, near Geger Beach. These references establish a useful location context rather than a verified parcel boundary. Two listing databases publish closely matching map positions, but neither is a substitute for matching the land certificate and permitted site plan to the unit being offered. A practical site visit should test the claimed walking access, road conditions and the route people would actually take to the sea.
Nusa Dua has a different rhythm from Bali's western nightlife centres. Resorts, established hotels and beach facilities are a major part of the appeal; an owner may particularly value the quieter evening setting or a location that suits family holidays. Yet the surrounding resort economy does not automatically establish rental demand for a specific 32 sqm studio or villa. Access to restaurants, the coastline and local services should be weighed against how far the development sits from the places a resident uses every day. A picturesque area description is not an occupancy study.
Published unit designs make the range of accommodation easier to understand than a single development-wide price. HOMES lists compact apartments of 32 sqm, courtyard-style smart villas, a 34 sqm pool format, one-bedroom homes of 70 sqm and 103 sqm, a two-bedroom 100 sqm villa and a larger three-bedroom option. Some listings use different figures for roof-deck properties, especially the three-bedroom house. Buyers should compare actual enclosed rooms with outdoor space rather than treating every quoted square metre as interchangeable. A garden can be valuable, but it cannot serve the same function as an extra indoor room.
The developer-linked HOMES page displayed 32 sqm apartments from IDR 1.67 billion when checked on 16 October 2026. It also showed prices from IDR 1.97 billion for a 34 sqm pool villa, IDR 3.01 billion for a 70 sqm one-bedroom villa, IDR 3.19 billion for the 103 sqm loft format, IDR 4.03 billion for a 100 sqm two-bedroom villa and IDR 7.53 billion for the 140 sqm three-bedroom option. These are advertised starting points from a project page, not an inventory report. Other agencies show lower entry figures, sometimes after converting a dollar-denominated price list into rupiah. An actual quote needs to identify the specific unit, scope of furnishing, taxes, fees and payment currency.
Green Village's proposed communal offering is ambitious for a development with both apartments and villas. On its own pages the group describes four restaurants, rooftop bars, a rooftop pool, coworking, fitness and spa facilities, padel courts and a children's educational and recreation cluster. What matters to future owners is which of those spaces forms part of the binding delivery specification and when each will open. A unit handed over while restaurants or the family facilities remain unfinished may provide a very different living or rental experience from the completed masterplan. Shared amenities also create recurring operating costs that cannot be derived from a list of features.
The children's cluster deserves its own consideration. In a September 2025 company announcement, LOYO & BONDAR described a proposed centre open both to residents and to outside visitors. That could make the neighbourhood more useful for families while also bringing more daily traffic, staff and guests into spaces close to residential units. The announcement is evidence of a plan, not proof that the stated financing has been received or that the centre is ready. Residents considering a home near the children's facilities should ask about operating hours, access control and which services will be included in their community charges.
The construction timeline is less settled than the presentation suggests. In its June 2026 progress notes, LOYO & BONDAR described site preparation and layout marking for Green Village. Balinsky subsequently displayed an approximate 10% completion indicator, which is an independent estimate rather than a certified construction milestone. Meanwhile, portals differ on delivery: some give the second quarter of 2028 and others the fourth quarter of that year. Reporting 2028 without a quarter is therefore more defensible than presenting either commercial estimate as a firm commitment. Buyers need a unit-specific handover clause, a staged works programme and an answer to what happens if the schedule slips.
Even the project's size has not been reconciled. One portal shows 139 units, Balinsky gives 340, and Rise Real Bali describes 342 homes across apartments and villas. These could reflect different inventories, building phases or changes to the scheme; the available primary material does not resolve the discrepancy. The distinction is practical. A 139-unit enclave behaves differently from a mixed neighbourhood of more than 300 properties in terms of shared facilities, access, maintenance and long-term competition between owners. No authoritative unit-by-unit master schedule has been made available in the sources reviewed.
Green Village is generally offered through a contractual long-term lease rather than the direct transfer of Indonesian freehold land. Listings refer to 27 years with a proposed 25-year extension. The starting date and enforceability of that extension cannot be established from marketing materials. Under Indonesia's current land-rights framework, Hak Milik is land ownership that a foreign individual cannot simply register in their own name. Hak Pakai is a right of use, and Hak Guna Bangunan concerns rights to build or use land under specified conditions; neither should be presumed to describe the buyer's title in this particular project. The underlying title, the landholder, the lease documents and the contracting chain still need to be checked against each other.
The commercial payment outline is often quoted as 30% upfront with the remainder spread over up to 36 months. Instalments may make the initial cost manageable, but they are not in themselves financial protection. The agreement must explain whether further payments are triggered by dates or verified work, how late completion affects obligations, who receives the money, and whether a buyer can assign the remaining lease or exit before handover. The project's promotional materials also refer to a management operation, but the operator's remuneration, maintenance budget, personal-use restrictions and distribution of rental income cannot be assumed without a signed management agreement.
For anyone planning short-term rentals, the development's advertised tourism orientation needs separate legal scrutiny. Indonesia distinguishes a building approval, known as PBG, from the SLF certificate confirming fitness for use. The project-specific approvals, land certificate and official zoning extract were not available to verify in the reviewed public material. The absence of a public copy is not evidence that the developer lacks the documents. Likewise, a claim that a plot sits within a pink tourism zone does not, on its own, show which activities a particular owner may lawfully undertake.
The developer brand itself is traceable: LOYO & BONDAR's main website links directly to the HOMES Green Village page. Its corporate footer names PT LOYO GROUP BALI, but the publicly displayed group name is not confirmation of which entity holds the land or would sign a buyer's contract. Balinsky says it reviewed project contract terms and raises concerns about late-handover remedies and the developer's scope to change the design. We could not review the exact contract version behind that assessment, so it remains a lead for independent document review, not a legal finding about every offered unit. Green Village's appeal lies in choice of format and the planned facilities; its purchase case depends on verifiable rights, an enforceable completion promise and realistic operating costs.
Unit types & sizes
The smallest published layout is an apartment rather than a standalone villa. Its appeal rests on practical details such as storage, kitchen space and building access, all of which need the actual floor plan.
Get floor plans and current pricesAn outdoor courtyard distinguishes this option from a conventional studio. The courtyard area should not be read as interior accommodation, and a private pool is not specified for this exact layout.
Get floor plans and current pricesThis smart-villa format is advertised with its own pool. The quoted area does not clarify the split between internal accommodation and outdoor features, which matters for both personal use and servicing costs.
Get floor plans and current pricesA step up in size from the compact villas, designed around one bedroom. Confirm the enclosed floor area, living-room proportions and any outdoor space before comparing it with the loft model.
Get floor plans and current pricesThe developer lists this as a separate loft-style product. Its 103 sqm figure should be checked against the drawing rather than assumed to represent fully enclosed living rooms.
Get floor plans and current pricesA layout suited to a couple needing a second room or a small family. Some agency presentations depict a private pool, but the chosen unit's plot, bathroom count and fittings require a signed specification.
Get floor plans and current pricesThe largest priced villa format on the official page. Broker listings sometimes use a larger size for a seemingly similar roof-deck configuration, so the contractual area schedule is essential.

Best for: Buyers choosing between a compact apartment and a more private villa can compare several genuinely different living formats within the same proposed community.; Families planning extended stays may appreciate the proposed play, education, sport and dining spaces, as long as their opening dates and access terms are clarified.; People who prefer the Nusa Dua resort environment over a busy nightlife district may find the location appealing after walking the actual route from the plot to the beach.; Long-horizon purchasers who are comfortable with an off-plan schedule and prepared to scrutinise lease and payment documents may consider the project on a unit-by-unit basis.; Overseas owners interested in managed rentals have a potential operating model to explore, but only a detailed management agreement can show whether it suits their finances and intended personal use.; Anyone needing an immediately habitable, fully certified property; Green Village is still marketed as an off-plan development.; A foreign purchaser expecting direct Indonesian freehold land title in their own name; that is not what the advertised contractual lease provides.; Investors who require independently demonstrated net rental income before purchase; operator fees, realistic occupancy and licensing are not settled in the published materials.; Buyers who cannot tolerate an uncertain handover quarter or unresolved lease-extension rights and masterplan totals.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Published inventories conflict: Newhomes and Ask Dalam show 139 units, Balinsky lists 340, and Rise Real Bali describes 342. No definitive primary master schedule explains the difference. The advertised handover varies between Q2 2028 (Newhomes and Ask Dalam) and Q4 2028 (Rise Real Bali and Bali Development). A binding programme and evidence of progress to that programme were not obtained. The land certificate, contracting entity, 27-year lease and proposed 25-year extension, project PBG, eventual SLF and official zoning confirmation have not been verified against primary unit-specific documents.
