Why this project is worth a look
A clearly separated phase
The 53-villa first phase can be evaluated without importing the later OceaniQ Resort Nusa Dua project's off-plan specifications. That makes the available price and completion information much easier to interpret.
A meaningful space choice
Publicly listed one- and two-bedroom villas differ considerably in plot size as well as indoor area. The trade-off involves privacy, outdoor upkeep and how often the owner expects guests to stay.
Sawangan rather than guesswork
Recruitment records place the hospitality operation around Jl. Pura Geger near Nusa Dua Selatan. The precise lot and actual beach access still need to be checked for an individual purchase.
Signs of a working operation
Guest accommodation and hospitality recruitment provide evidence beyond a project rendering. They do not yet provide owner-level rental statements or binding management terms.
An inspectable property
The reported delivery of the first phase gives buyers an opportunity to assess existing buildings and equipment. A site visit must still be paired with title, contract and permit checks.
About the project
OceaniQ Residences Nusa Dua is a collection of private villas on Bali's southern coast, marketed in property portals as a 53-villa development. The same first-phase project appears in OceaniQ's own portfolio as Nusa Dua I. That distinction matters more than it may seem. OceaniQ is also developing Nusa Dua II, frequently listed under the name OceaniQ Resort Nusa Dua, and has a separate project on Nusa Penida. The second Nusa Dua development has its own inventory and construction programme; its prices, amenities and proposed delivery date should not be applied to the first phase.

The most useful thing to establish at the outset is what has actually been delivered. FazWaz currently categorises OceaniQ Residences as completed. An August 28, 2026 developer release described Nusa Dua I as nearing handover, whereas later public comments from the OceaniQ founder say that Phase I has been delivered. Villa accommodation offered under the OceaniQ name is also receiving guest reviews. Taken together, these are meaningful signs of activity on the site. They are not substitutes for handover papers, completion documents or a condition inspection for the specific villa someone intends to acquire.
This is a house-led product rather than an apartment tower. Current advertisements cover one- and two-bedroom detached villas, typically presented with a private pool and furnished interiors. A four-bedroom residence appears in published project-plan categories, although its current availability and specifications have not been established. A buyer looking at the project's headline count should therefore not assume that all 53 villas have the same layout, area or asking price. The advertised unit types offer a starting point for comparison, not a complete and dated inventory of everything that was built.
The difference between the two publicly advertised sizes is substantial. One-bedroom offers specify 117 square metres of indoor area and land plots of approximately 152–153 square metres. A two-bedroom listing specifies 159 square metres inside on a 315-square-metre plot. Those numbers describe listed properties, not a standard specification for every villa in the development. A larger plot may mean greater distance from neighbours and more outdoor living space; it may also bring higher landscaping and maintenance bills. Neither size tells a buyer what legal interest in the land will be transferred.
For the location, the strongest practical lead is Jl. Pura Geger near Jl. Raya Nusa Dua Selatan in Sawangan, Kuta Selatan, Badung. The address appears in recruitment notices issued for the OceaniQ Villas Nusa Dua hospitality operation. Sawangan belongs to the Benoa urban administrative area. That places the scheme in the Nusa Dua coastal market, but it should not be confused with proof that a particular plot lies within the controlled ITDC resort enclave. A cadastral site plan and an independently verified gate or parcel location were not available in the reviewed material.
OceaniQ says its Nusa Dua homes are approximately 80 metres from the ocean, near the Geger and Sawangan coast. The appeal is easy to understand: time near the beach can form part of everyday life rather than requiring a full excursion. Yet a measured distance to water is only one part of beach access. The usable route may depend on a path, steps, the surrounding hotel properties and where a given villa sits in the estate. Beach-club facilities or private hotel amenities should not be treated as included simply because a prestigious resort is close by.
Nusa Dua and Sawangan can suit travellers who prefer a hotel-oriented coastal environment to Bali's busier nightlife districts. For full-time use, however, the surrounding streets matter just as much as the shoreline. Grocery runs, taxi pickups, school trips and getting services to a house are ordinary needs that a property brochure rarely addresses. A quiet courtyard does not guarantee a quiet road, and an ocean-view rendering does not establish the view from every lot. The practical experience is best judged at the actual address and at different times of day.
The project has been positioned around hospitality-style living. OceaniQ's marketing refers to concierge assistance, in-villa services, security and managed rental arrangements. Its first-phase masterplan describes shared recreational spaces, landscaped paths and other supporting infrastructure. These are relevant features, but a brochure is not a schedule of legally included services. Buyers need to know which facilities are in operation today, which are merely part of the wider brand concept, who pays for them and whether their villa has continuing access after the original sale.
There is more than promotional copy behind the hospitality story. Recruitment advertisements in July 2026 sought reservations and operations personnel for OceaniQ Villas Nusa Dua. Booking.com shows an accommodation listing called Nusa Dua Ocean View Luxury Villas at OceaniQ Villas, together with guest feedback. Those sources support the existence of an operating guest-facing business at the site. They do not reveal how many of the 53 villas have been handed over, whether all are in a common rental pool, or who receives revenue from an individual property sold to a private buyer.
A one-bedroom villa could be a comfortable base for a couple or a single owner wanting privacy and a pool without maintaining a large household. A two-bedroom layout offers much greater flexibility when relatives visit, a child needs a separate room or somebody works from home. For rental demand, neither choice is automatically better. Occupancy depends on the booking mix, guest expectations, rate setting and the ability to keep the property in consistently good condition. The decisive test is performance of comparable units, not the assumption that more bedrooms always produce better returns.
Published listings describe their interiors as fully furnished, with terraces or balconies and individual swimming pools. That is encouraging for someone comparing a ready villa with an off-plan purchase, but the inventory still needs to be made specific. Furniture can mean anything from built-in wardrobes and sofas to a complete kitchen, linen and equipment required for commercial guest stays. Air-conditioning, water treatment, pool pumps and electronic controls can be expensive to replace in a humid marine environment. A proper handover inventory and test of working systems are worth more than an unqualified promise of a turnkey home.
The current price evidence is specific enough to be useful but not to be mistaken for a binding quotation. As checked on October 18, 2026, the lowest published asking price found for this project was IDR 10.5 billion for a one-bedroom villa. A two-bedroom listing was offered at IDR 14 billion. Several one-bedroom advertisements have virtually identical descriptions, which makes it important to identify whether they concern different villas or repeated distribution of the same offering. Price, final availability, tax treatment and included furniture must be reconfirmed against an identified villa number and a current seller offer.
The ownership question is more consequential than the marketing description. FazWaz labels these listings as leasehold and, on its listing cards, shows a 23-year term. The underlying lease contract was not published, nor was its starting date, extension mechanism or the landholder's title. A headline period therefore cannot be treated as the remaining legal term for every villa. If a lease began before handover, some of its value may already have elapsed. If an extension is negotiable rather than committed on defined terms, a prospective buyer should model that uncertainty instead of counting a second lease period as a fact.
Indonesia's legal distinctions deserve clear language. Hak Milik refers to ownership of land; Hak Pakai is a form of use right; Hak Guna Bangunan is a right connected with building on land; and a private lease is a contractual arrangement. A foreign individual should not assume that a leasehold villa is freehold land, or that an Indonesian company's land title automatically gives the foreign buyer the same underlying rights. For this project, the documents linking the land, the contracting entity and each villa have not been reviewed. Any conclusion about legal enforceability must come from those documents and the purchaser's circumstances.
The corporate names attached to the project also require resolution. FazWaz identifies PT OCEANIQ ECO CONCEPT as developer. The first-phase OceaniQ website names PT INSIDE DEVELOPMENT GROUP in its contact details, while other OceaniQ websites refer to PT OCEANIQ VIEW VILLAS. These companies may have legitimate but different roles across development, operations, branding or individual phases. Public names alone do not establish which entity holds the land, signs the sale or lease contract, receives the purchase money or remains responsible for future obligations. Treat OceaniQ as an identifiable development brand, not as proof of the legal counterparty.
Construction and operating permissions must be kept separate from evidence that guests can stay there. In Indonesia, PBG concerns approval to construct a building, while SLF addresses its fitness for use. OceaniQ's own material makes broad claims about compliant construction, and some third-party listings use tourism-zoning labels, but project-specific PBG and SLF documents were not available for examination. This does not show that approvals are missing. It means the relevant permit numbers, approved use, site boundaries and buildings covered have not been independently matched to the villas being offered. Commercial rental permissions deserve their own review.
Income is another area where context changes the answer. The developer's websites circulate optimistic yield and appreciation projections, but those are marketing claims, not audited results for owners of this phase. An active accommodation listing establishes that some guests can book a property; it does not establish an investor's annual net income. Booking commissions, operator fees, housekeeping, laundry, utilities, preventive repairs, local taxes and periods without bookings all sit between the nightly rate and the amount an owner can withdraw. The sensible benchmark is a dated operating statement for a truly comparable villa, with gross revenue and each deduction shown separately.
For any finite-term lease, the future sale is part of the present purchase decision. Buyers of resale leasehold property are usually looking at a shorter remaining period than the original owner had. The right to assign the contract, the cost of obtaining consent, whether the owner can pass the interest to heirs, and any predetermined extension price all shape what a future buyer may be willing to pay. Even an attractive building can become harder to resell as its contractual life shortens. These issues matter particularly when the initial asking price is substantial and the buyer's expected holding period is long.
Management can be as important as architecture when an owner lives abroad. The commercial agreement should explain whose account receives booking revenue, how frequently statements are produced, when an owner can reserve their own dates, what the operator can spend without approval and who maintains the pool and building systems. It should also deal with insurance, emergency repairs, withholding taxes and termination. A quoted management percentage without a schedule of services tells only a small part of the story. None of these project-specific management terms was independently verified in the open sources reviewed.
The practical advantage of a substantially built first phase is the chance to inspect an actual property. An independent professional can compare the villa number with the plot plan, test equipment, examine moisture and drainage, and identify outstanding defects. A legal adviser can then match that same unit to the land records and contract. If the parties use different companies for the agreement and payment, the contractual and corporate link should be clear before funds move. For remote buyers, those checks provide more meaningful protection than a polished video presentation or a vague promise of future documentation.
OceaniQ Residences Nusa Dua is therefore a plausible option for buyers who want a private-pool villa in the Sawangan coastal area, with signs of an established hospitality operation rather than a project existing only on paper. It may be well aligned with occasional personal use or a managed rental strategy, but each use has different costs and constraints. The known facts support a useful initial shortlist: 53 villas, published one- and two-bedroom stock, substantial asking prices and a first phase reported as delivered. A purchase decision still depends on the exact villa, the remaining lease term, the contracting companies, building permissions and verified operating costs.

Best for: Buyers seeking a self-contained coastal villa for regular stays, with a private pool and access to the wider Nusa Dua hospitality area. A one-bedroom option may suit a couple; a larger plot and a second bedroom can make longer family visits easier.; People who prefer inspecting an existing building to committing to a purely off-plan promise. That advantage is real only when the identified villa can be inspected, its equipment tested and its handover documents reviewed.; Investors comfortable treating holiday letting as an operating business rather than a promised passive coupon. They should base forecasts on actual comparable rental statements, an enforceable operating contract and the remaining lease term.; may not suit: Buyers requiring direct perpetual ownership of the land in their own name. Current listings describe a contractual lease, not such an ownership interest.; Anyone who needs an assured yield, an automatic lease extension or a fully fixed lifetime cost of ownership before examining the actual documents..
