Why this project is worth a look

Existing building, visible condition

Sunny Apart I can be judged on the actual finish, pool, corridors, reception and nearby activity. A site visit does not establish title or permit compliance, but it removes much of the uncertainty that comes with a property still being built.

About the project

Sunny Apart I is a completed apartment development in Berawa, on the western side of Canggu. The building contains 42 units over four levels. Sunny Development Group places it among its finished projects, and by 2026 travellers are booking accommodation in the property under the name Sunny Aparts 1 by Betterplace. That is a more useful starting point than the typical off-plan sales pitch. A buyer can investigate an existing building, look at the communal areas and ask for its operating history. New-build inventory is labelled sold out on several property directories, although individual resale advertisements are still circulating.

The names need some care. Sunny Apart I and Sunny Aparts I refer to the same first development; the hotel listing adds the name of its accommodation operator rather than identifying a separate building. Sunny Aparts II is a different scheme with 50 units. Sunny Muse, sometimes referred to as the third Sunny Aparts project, is also separate, as is the townhouse-focused Sunny Cuddles. These schemes share branding and parts of the Canggu market, not a single address or identical floor plans. Before paying a reservation deposit, match the unit number, site address and contracting seller to the first building rather than relying on the marketing name alone.

The developer's older brochure gives a simple specification: 42 apartments, generally described as 45 square metres. The live accommodation description adds a more nuanced breakdown of 39 studios and three two-bedroom apartments, with private pools advertised for two of the larger units. Both accounts add up to 42 but they are not the same description of what a buyer might acquire. Sales and accommodation sites also quote 42, 45, 49 and 50 square metres for compact rooms. Some differences may reflect layout, sales measurements or accommodation categories. None should be ironed out by assuming a single standard floor area for every unit.

This is a hospitality-led residence rather than a plain apartment block with a lobby and little else. The developer's project page identifies a communal swimming pool, a terrace, coworking facilities, a restaurant and panoramic terraces. Current travel listings add reception services, lift access, security, cameras and parking. The presence of these facilities is valuable because a prospective buyer can see whether they are maintained and how they are used. Yet hospitality services and owners' legal entitlements are not interchangeable. Housekeeping might be included in a guest stay while refurbishment costs, furniture replacement and service charges remain with the property owner.

For orientation, the functioning accommodation is listed on Jalan Kintan in Tibubeneng, Kuta Utara, Badung. Berawa is the commonly used neighbourhood name; Canggu is the broader destination. Multiple hotel platforms, a navigation listing and a property directory lead to the same road. Some resale advertisements, however, provide Jalan Subak Sari Gang Beji instead. The difference should not be dismissed as a harmless spelling variation because it concerns a different street. A completed purchase requires a match between the actual building, the land parcel in the documents and the unit being transferred. A sales office address belonging to Sunny is not evidence of that connection.

Proximity to the coast is an attraction, but advertised walking distances are inconsistent. The original project website says roughly 300 metres to Batu Belig Beach; contemporary accommodation services give a figure closer to 640 metres to the beach landmark. A route might change with the access point, and neither number guarantees a pleasant pedestrian approach. Someone planning to live in the property should walk from the building entrance to the beach rather than make a decision from a radius on a map. This also reveals the traffic, crossing points, late-evening activity and the practical distance to cafés and other daily destinations.

The original product came with two interior directions, commonly labelled Dark and Bright. They are furnishing choices, not evidence of different ownership rights. For a buyer, the more consequential questions are the floor, natural light, balcony, condition of finishes and what exactly can be seen from the window. Accommodation platforms advertise ocean-view rooms alongside more ordinary room categories, so it would be misleading to describe the whole development as an ocean-view residence. Guest comments in 2026 also mention nearby music and, in some cases, construction activity. Those are observations about particular stays rather than proof of constant noise, but they make an evening inspection worthwhile.

The completion timeline deserves a precise distinction. The early Sunny Aparts microsite targeted February 2024, which matches the completion month shown by FazWaz. Balinsky displays 2023 instead. There is no reason to turn those differing labels into a newly invented handover date. The stronger practical evidence is that accommodation listings and dated guest reviews demonstrate actual stays in 2025 and 2026. For the current project record, completed is a defensible construction status. It is not evidence that every permit, occupancy certificate or document relating to short-stay operations has been inspected.

The purchasing route is now mostly about individual resales. Newhomes marks developer stock sold out, while FazWaz displays resale-style offers, with an asking price around IDR 2.33 billion in a search result indexed on 16 October 2026. Older and differently indexed copies show other prices. Other advertisements show higher figures, and older brochures or investment directories contain different price anchors. Those amounts do not create a single, guaranteed price list. One listing may involve a smaller unit, a less desirable floor, a different fit-out or a shorter remaining lease. An advertised asking price is useful for beginning a comparison, but not a confirmed deal or proof that the particular unit is available.

For a resale, the central contractual issue is what right the buyer receives and how much of its term remains. Advertisements for Sunny Apart I describe a long-term lease arrangement, often using the label leasehold. Balinsky states 26 years; another agency refers to 28 years; secondary-market listings mention an expiry in 2051 and possible extensions through 2066. These cannot responsibly be combined into a promise that any buyer will hold the property until 2066. The relevant lease should identify the land, the lessor, the commencement and expiry dates, the assignment procedure, any consent requirements and the price or mechanism for renewal. Priority to negotiate an extension is not necessarily an enforceable right to obtain one for free.

Indonesian title law makes the distinction especially important for overseas buyers. Hak Milik is land ownership and is not a title that a foreign individual can simply acquire in their own name. Other legal rights, including Hak Pakai under applicable requirements, must be evaluated in relation to the asset and the buyer. A lease contract, in contrast, grants defined contractual rights rather than the land title itself. There is no public project document in the material reviewed showing that every Sunny Apart I unit carries a registered Hak Pakai title. The safest description is the lease-based structure represented in market offerings, subject to the underlying land certificate and the executed unit-specific documents.

Sunny Development Group and Sunny Holding are the public developer brands associated with this property, and their own websites identify the project. The precise Indonesian company contracting with a purchaser is a different question. A finished serviced residence may involve a landowner, the development company, a leaseholder, a sales agent and an accommodation manager, all with different responsibilities. Betterplace appears as the current booking operator, but that does not make it the builder or the seller of an individual unit. A buyer should be able to trace who holds the land right, who is transferring the lease and who receives the purchase money before signing anything.

The operational model introduces another layer of due diligence. The developer's older description calls the property an adults-only concept, whereas the currently visible hotel policy accepts children. That may reflect a later operating decision or different accommodation conditions, but there is no published ruleset here that resolves it. Similarly, the presence of nightly bookings does not automatically establish an unrestricted right for every owner to advertise independently. A purchase agreement, the house rules, the management contract and any necessary operating permissions can answer different questions. None should be treated as a substitute for the others.

Construction and occupancy documents matter even after guests have checked in. PBG is the building approval used in the current Indonesian system; SLF is the certificate addressing a building's fitness for use. Balinsky reports an SLF application for Sunny Apart I, but no verifiable project-specific certificate or registration number was available in the reviewed public material. The same applies to documentary confirmation of the parcel's permitted land use and the particular short-stay business arrangement. This does not prove documents are missing. It means that online evidence of a functioning hotel and legal documentary evidence are two separate levels of assurance.

An investor should avoid substituting developer yield claims for the cash flow of the actual apartment. Gross booking revenue is not what reaches the owner's bank account. Management fees, booking platforms, utilities, service charges, repairs, linens, periodic refurbishment, tax and nights without bookings all change the result. The existing hospitality operation makes inspection and discussion with a manager possible, which is better than relying only on a forecast. But none of the sources reviewed supplies audited net earnings for an identified resale unit. Any projected return should therefore remain a scenario, not a fact about what the next owner will earn.

For personal use, a small studio may work well for someone who spends much of the day out, while a couple needing separate work and sleep areas may find a compact layout restrictive. The two-bedroom accommodation described by the hotel operator offers a different proposition, but its availability for purchase has not been demonstrated. The rights to occupy the unit personally, rent it out, change operator or withdraw it from a rental programme also need to be understood. These questions are particularly relevant in a building designed around guest turnover, reception and shared services rather than purely private residential occupancy.

The case for Sunny Apart I rests on something concrete: it is an existing complex in an established coastal neighbourhood, and a potential buyer can test the experience rather than buy a promise of future completion. The risks have moved from construction progress towards documentation, lease duration, resale liquidity and operating costs. Visiting the exact unit and the common areas, reviewing the executed legal documents and comparing a realistic net-income statement should all form part of the same decision. A lower advertised asking price can look attractive until a short lease or major maintenance liability changes its economic meaning.

Unit types & sizes

Studio or compact apartment

This is the prevailing unit type. Earlier sales material uses a one-bedroom description, while accommodation sites often call it a studio. The particular floor plan should establish whether the sleeping space is separate, how the floor area is measured and whether any balcony is included.

Get floor plans and current prices
Two-bedroom apartment

The accommodation operator describes three two-bedroom apartments, with private pools advertised for two of them. This is evidence of a hospitality room mix, not current sale inventory or an independently verified proprietary pool right. Size, layout and the legal boundary of any private outdoor space require the chosen unit's documents.

Best for: A purchaser who wants an existing, inspectable apartment in Bali rather than exposure to a future construction schedule, while accepting the need for separate legal verification.; An investor comfortable comparing resale listings through remaining lease duration, total acquisition costs and actual net income instead of developer return claims.; Someone drawn to the busy coastal side of Canggu who prefers a compact base over a large family home, subject to the exact floor, light and noise conditions.; An owner willing to use professional rental management after reviewing the actual agreement, the payment flow and the allocation of upkeep and refurbishment costs.; Buyers seeking personal freehold title to the underlying land: the public offers concern contractual lease rights, not that form of ownership.; Anyone requiring an unconditional lease renewal or a guaranteed rental percentage: neither has been established through the reviewed project contracts.; Households needing several bedrooms and a quiet, wholly residential atmosphere: most units are compact and the larger apartments are not verified as available for sale.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Public offers quote 26 and 28-year lease terms, an underlying expiry in 2051 and possible extensions through 2066. The executed lease, commencement date, assignment provisions and renewal cost for a specified apartment have not been verified. No project-specific PBG, issued SLF, land record or short-stay use approval was inspected; Balinsky refers only to an SLF application. The Indonesian legal entity that would sell an identified resale unit also remains unconfirmed. Published compact-unit sizes range from 42 to 50 sqm, while the Jalan Kintan address differs from Jalan Subak Sari Gang Beji in some resale advertisements. The chosen unit plan and the relevant parcel record must resolve both issues.
