Why this project is worth a look
A small community
Nine homes create a quieter residential scale than a tower development. That can be appealing, yet makes orientation, neighbours and access arrangements more important for each individual property.
About the project
Sunny Nine is a finished, small-scale residential development off Jalan Kintan in the Berawa area of Bali. Its proposition is straightforward: nine two-storey townhouses, each designed around two bedrooms, an individual pool and a parking space. Sunny Development Group lists the homes at 90 square metres. This is a different proposition from buying a unit in a conventional apartment block. There is a staircase, outdoor space to maintain and a stronger sense of having a house of your own, but also a greater need to inspect how each unit is positioned. On the official project page, the developer uses the concept name Sunny Ocean Berawa Villas. The corporate portfolio identifies Sunny Nine as the same development, not a separate phase. A legacy Sunny Holding listing calls the homes apartments, which is best understood as inconsistent sales terminology rather than evidence of nine flats in a single building.

The development is already more tangible than an off-plan brochure. Sunny Development Group lists Sunny Nine among its delivered Bali projects, and independent directories give 2024 as the completion year. One property is advertised to paying guests as Sunny Nine Villa by Betterplace on Booking.com, with the same Jalan Kintan address and a two-bedroom villa layout. That listing demonstrates a functioning rental product at the location; it does not establish the handover records of every townhouse or certify the entire site. A furnished home that can be visited is an advantage for inspection, but physical completion should not be confused with possession of every regulatory document. The current status of the building suitability certificate has not been independently demonstrated from a copy of the certificate.
Understanding the exact location takes a little care. Berawa and Canggu are the familiar neighbourhood labels, whereas the address is Jalan Kintan, Tibubeneng, Kuta Utara, Badung Regency. The street and administrative chain can be checked against developer and hospitality listings. A precise plot number and verified project-boundary map are not publicly established. Some travel platforms display an identical short location code for several different properties on the same street, so that code should not be treated as the surveyed position of Sunny Nine. The developer advertises Berawa Beach as 400 metres away; a rental operator points instead towards Batu Belig Beach. These are useful coastal reference points, not interchangeable route measurements or an assurance of walking time.
Two bedrooms across two levels can work for a couple staying for several months, a small family or two adults who each want personal space. The source material mentions wide glazing, balconies and an indoor living area opening towards the pool. A rental listing provides a more detailed picture of the kitchen, bathrooms and furnishings in one home. The important distinction is between a layout common to the project and the inventory of an individual unit. In a resale transaction, the appliances, furniture, linens and outdoor equipment do not automatically transfer merely because a hospitality listing shows them. Nor is there enough published evidence to say whether the advertised 90 square metres is net internal area, total built area or another measurement standard. A scaled floor plan and the relevant inventory schedule matter more than treating a rounded size as exact.
A nine-home development will not offer the choice of view, floor and orientation available in a large apartment scheme. Instead, each position can create a noticeably different experience: afternoon heat by the pool, noise from the driveway, the angle of neighbouring windows and the amount of daylight reaching the living room. These are not details a generic project rendering can settle. At an inspection, a buyer can test water pressure, air conditioning, pool filtration and drainage, as well as check the condition of the roof, exposed finishes and joinery. Since the development is described as completed, there is no reason to substitute computer-generated impressions for a walk-through of the particular house. An independent inspection would also help distinguish routine wear from costly defects.
The developer markets more than private accommodation. It refers to an individual swimming pool and parking for each townhouse, alongside access to a restaurant, communal pool and workspace associated with Sunny Aparts I. Those neighbouring amenities may be valuable to remote workers or people making an extended stay, but the public description does not show who grants access, whether there are fees, opening-hour limits or guest restrictions, or whether the rights would carry over to a future buyer. They should therefore be understood as advertised access rather than facilities legally included in a Sunny Nine title or lease. By contrast, the private pool and parking appear repeatedly in the project material and the actual letting of a unit, although their precise boundaries still need checking against the specific property’s documents.
Sunny Development Group is the identifiable developer brand behind the project, while Sunny Holding appears on a connected marketing site. A corporate profile states that an Indonesian PT. Sunny Development Group operates within the business, but the project-specific landholding company and contracting entity have not been matched to an original registration or executed sale agreement. This distinction becomes particularly important for a completed property. A buyer may be dealing with an original seller, a holding company or someone reselling the remaining lease; these parties are not interchangeable just because their listing uses the same project name. The documents should connect the person receiving money to the legal interest being transferred, without relying on a salesperson’s explanation alone.
Public pricing is less clear than the architecture. The developer displays “price on request”. Rise Real Bali instead publishes IDR 4.96 billion for a two-bedroom, 90-square-metre townhouse, explicitly stating that it converts a developer dollar price sheet using its own fixed exchange rate. This is therefore a reported listing benchmark, not an independently confirmed rupiah purchase price. More seriously, the broker says the source spreadsheet is internally inconsistent: a summary tab appears to show units 1 and 3 available, while a project tab indicates a deposit against unit 3 at a different figure and other units sold. A published price has limited practical meaning until the house number, seller, precise terms and actual availability are all confirmed in writing. A finished complex does not imply that new developer stock remains available.
The tenure issue deserves even closer attention. Brokerage material describes a land lease running to 2051 with possible five-year renewals through 2066, while another tab gives a different description of the lease duration. Balinsky mentions 26 years, which is still not a copy of a signed lease. A contractual land lease, or sewa, is not the same legal interest as an Indonesian land title. In particular, an overseas purchaser should not equate the marketing word “freehold” with a direct right to hold Hak Milik land; Indonesian law distinguishes forms of land ownership, usage and corporate rights. For Sunny Nine, neither the registered underlying title nor the actual clauses governing expiry and extension have been reviewed. What matters is not a headline number of years but the remaining term on completion, who can grant an extension, at what cost and with what protections.
There is a separate regulatory question. Balinsky marks Sunny Nine as complete and records its SLF, the building suitability certificate, as applied for or pending. The certificate itself was not available in the documents reviewed, nor was a project-specific PBG building approval, verified zoning extract or evidence of the permission needed for the intended rental model. Indonesia’s SIMBG system distinguishes building approval from suitability for use, and neither a completion date nor a hospitality listing supplies that documentation. A guest may already be staying in a property while a prospective buyer still has legitimate questions about the permits and the rights under which the property is operated. It would be misleading to describe an unseen certificate as either issued or absent.
Rental potential should be assessed from real operating figures rather than the developer’s projected return and payback claims. A functioning short-stay listing offers a starting point for asking about bookings, but its public presentation alone does not reveal the owner’s cash flow. Net income depends on guest fees, platform commissions, management, cleaning, maintenance, utilities, insurance, taxes and vacant periods. A private pool can support the guest experience while also creating an ongoing maintenance cost. It is also worth establishing who controls the booking account, whether historical reviews remain attached to an address or an operator, and how the rental operation would transition after a sale. An advertised pool or a high review score cannot answer those commercial questions.
The strongest case for Sunny Nine is its defined, inspectable format in an established coastal neighbourhood: two bedrooms, modest scale, private outdoor space and evidence that at least one home is in use. The weaker part of the published record is the transaction itself. Price, availability, tenure, the legal seller and permit evidence still need to be tied to a particular property. Buyers looking for a holiday base may focus on privacy and daily convenience; income-led buyers also need a credible operating record and a clear exit route before the underlying lease runs down. Until those documents are produced, Sunny Nine can be described as a real, completed residential product, but not as a verified investment return or an uncomplicated property title.
Unit types & sizes
The documented Sunny Nine product is a two-level home with its own pool and parking space. Developer and letting material describe large windows, balconies, a living area and kitchen. The plot allocation, measured floor area, furniture inventory and actual availability must be checked for the individual townhouse.

Best for: Couples and small families wanting an independent base for several weeks or months. Two bedrooms and a kitchen are more flexible than a hotel room, and the private pool adds space to relax. Families with young children should assess pool access, stairs and the actual safety layout rather than relying on the general family-friendly positioning.; Remote professionals who want a home in an active coastal neighbourhood. The surrounding cafés and advertised workspace access could make day-to-day life convenient, but internet reliability, noise levels and the terms of using neighbouring facilities should be established at the particular property.; Buyers who prefer to see a finished product over waiting for construction. One unit is visibly in the hospitality market and the developer says the development is delivered. That permits inspection of physical quality, while legal permissions and the remaining lease still require separate verification.; People comparing a ready resale home with long-term renting in Bali. With reliable cost accounts, clear tenure and a confirmed seller, they can weigh personal-use value and potential letting income against maintenance costs and the diminishing lease term, rather than comparing headline projected yields.; Buyers seeking perpetual personal ownership of a land parcel. The property is marketed through contractual lease rights, and there is no reviewed agreement establishing an unconditional extension or its future price.; Investors who need a verified, immediately purchasable unit with a guaranteed return. Sales-sheet availability conflicts, the developer does not publish a firm asking price, and no unit-level audited income account was obtained. A modelled payback period is not a substitute for those missing facts.; Anyone needing a large private plot, entirely step-free living or a consistently quiet residential setting. Sunny Nine is a compact two-storey format in a lively part of Berawa, with a pool to maintain and potential differences in road exposure from one home to the next.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- One sales-sheet tab describes a land lease to 2051 with possible renewals to 2066, while another gives a different duration. The signed lease, underlying land title, commencement date, renewal cost and enforceability were not available for examination. Balinsky labels the SLF application as pending; no SLF certificate was reviewed. A project-specific PBG approval, zoning evidence and the permissions applicable to the intended rental activity were also not independently documented. The broker displays IDR 4.96B and a summary suggesting units 1 and 3 are available, but another tab reports a deposit for unit 3 at a different price. The developer shows price on request; the actual seller, available home and binding consideration are unconfirmed.
