The project sits close to Nai Harn Lake and the beach within an established Rawai residential zone. That works well for buyers who actually plan to live in the south of the island or target monthly and long-term tenants who value the area. It is less compelling for a daily routine tied to the airport or northern Phuket.
Finished product
The building is already in use, allowing buyers to inspect noise, views, parking, lift operation, rooftop facilities and the condition of the exact apartment. Construction risk has largely been replaced by operational questions: management quality, juristic-person finances, building rules and the seller's transfer documents.

Verified examples run from mid-40 sqm one-bedrooms to a two-bedroom above 100 sqm. That gives buyers more flexibility than a development built around one repetitive micro-unit. The full layout schedule still needs to be matched to the actual unit number because public text sources do not provide a reliable size for every named plan.

Boat Pattana publicly claims the project in its portfolio, while the government environmental database names The Chardonnay Co., Ltd. as project owner. That creates a clear due-diligence trail rather than an anonymous marketing product. The buyer should use it to verify the seller and transfer authority, not assume the brand name alone is sufficient.

Chardonnay Naiharn is a completed boutique condominium in the Nai Harn/Rawai part of southern Phuket. The building rises eight floors and the most consistent project databases report 37 total units. A more granular breakdown describes 36 residential units plus one commercial unit, which explains why some pages casually refer to 36 homes while the project total remains 37. In practical terms, this is a small building by current Phuket standards. Buyers are not entering a resort compound with hundreds of apartments; they are buying into a compact condominium where shared spaces and the resident population are easier to understand. The trade-off is liquidity of choice: there may be only a handful of resale units available at any one time.
Boat Pattana is the confirmed development brand. The company itself lists Chardonnay Naiharn among its past projects and says Boat Pattana was established in Phuket in 2009. There is a second legal name that matters for due diligence. Thailand's Smart EIA Plus database identifies The Chardonnay Co., Ltd. as the project owner in the environmental filing. That does not necessarily conflict with Boat Pattana's role; Thai developments often use a dedicated project company. It does mean the contract should be read carefully. The buyer needs to know which entity is selling the chosen unit, whether that entity has authority to transfer it, and how the seller relates to the registered condominium and project company.

Public sources disagree on the completion year. FazWaz and related project databases state June 2025, current listings describe the building as completed, and short-stay listings are already operating there. PropertyHub instead gives 2026. The project is therefore treated here as completed, with June 2025 used as the best-supported completion reference, while the date discrepancy is retained as a boundary rather than quietly averaged away. For an actual purchase, the more useful documents are the condominium registration, title deed for the selected unit, juristic-person certificates and any transfer paperwork. Those establish what can legally be transferred today regardless of how a portal labels the year.
The location is one of the easiest parts of the proposition to understand. Boat Pattana places the building roughly 300 metres from Nai Harn Lake and describes Nai Harn Beach as about a one-minute drive away. This is not beachfront property, but it sits inside the established Nai Harn/Rawai residential area rather than in an isolated resort zone. Restaurants, cafés and day-to-day services are already around it. That makes the project particularly relevant for buyers who actually want to spend time in southern Phuket. The same location is less convenient for someone whose routine is centred on Phuket Town, Bang Tao or frequent airport trips, where traffic can turn a simple map distance into a much longer journey.
Amenities are concentrated rather than extensive. The developer confirms a rooftop pool, gym, lobby and 24-hour security. Project databases also show parking, CCTV and lift access, with the lobby on the first floor and both the communal gym and pool on the eighth floor. That is enough for a modern residential building but it should not be mistaken for a full resort programme. There is no evidence in the sources reviewed of multiple pools, a large children's club, extensive coworking facilities or hotel-style services. A buyer who values simplicity may see that as a strength; a buyer choosing primarily for on-site entertainment may prefer a larger compound.
The residential mix is broader than a single standard one-bedroom. Project databases name 1BR Big Living, 1BR Plus, 2BR Corner, 2BR Master, Grand 1BR and Grand 2BR layouts. The developer's public page confirms one- and two-bedroom categories but does not publish a complete text table of sizes. Rather than inventing a range from floor-plan images, this dossier uses only areas that can be verified in current public listings. Those include 45.45 sqm for a 1BR Plus, 50.65 sqm for a 1BR Big Living, a 55.70 sqm one-bedroom resale and a 109.55 sqm two-bedroom resale. The spread is meaningful, but a specific marketing layout name should only be tied to an exact area when the unit plan or listing confirms it.
As a completed project, the relevant price is no longer a launch-price promise. It is the asking price of an actual unit. The lowest confirmed residential offer located in the research was THB 6.59M for a 50.65 sqm one-bedroom. A more recent FazWaz resale example listed a 55.70 sqm one-bedroom at THB 7.2M, while a 109.55 sqm two-bedroom was offered at THB 15.5M. These figures are not interchangeable: floor, view, furnishing, ownership quota and seller circumstances can move the price materially. The registry therefore uses THB 6.59M only as a lower public market anchor, with an explicit requirement to reconfirm stock and terms before treating it as an available entry price.
Foreign buyers need to focus on the quota of the specific condominium unit. Thai condominium law allows qualifying foreign purchasers to own units freehold within the 49% foreign-ownership limit for the building. The government guidance also requires confirmation from the condominium juristic person when a foreign transfer is registered. Broker pages for Chardonnay Naiharn refer to both foreign freehold and leasehold structures, but the live remaining foreign quota is not published by the developer page reviewed. That means the project can be legally suitable for foreign ownership while a particular unit may or may not have foreign-freehold capacity at the time of purchase. The quota letter, title and transfer route should be checked before a reservation becomes financially meaningful.

If quota is unavailable for the selected unit, other structures including leasehold may be offered. Chardonnay Naiharn's live remaining foreign quota is not publicly confirmed and should be checked for the exact unit before paying a reservation.
Unit types & sizes
A compact confirmed one-bedroom format. The 45.45 sqm size appears in current sales material and the 1BR Plus name is used in project databases. Unit number, floor and actual fit-out should still be checked because completed units can differ materially in furnishing and condition.
A roomier one-bedroom layout. A public offer for 50.65 sqm was listed at THB 6.59M, the lowest confirmed residential asking price found in this research. It is a unit-specific market anchor rather than a project-wide guaranteed entry price.
A recent seventh-floor listing shows that one-bedroom units in the building can extend well beyond 50 sqm. The August 2026 offer was unfurnished, which makes it useful as a real market example rather than a specification for every one-bedroom layout.
A large seventh-floor two-bedroom unit confirms that the upper end of the residential mix is substantially more spacious than the one-bedroom stock. It was offered partly furnished. The 109.55 sqm size should not be assigned automatically to every 2BR Corner, 2BR Master or Grand 2BR layout without the specific unit plan.
Public sources confirm several layout names but do not provide a complete official text schedule of areas for every type. The cards therefore use only sizes tied to specific current listings. Some sources break the total down as 36 residential units plus one commercial unit, which reconciles with the widely reported total of 37 units.
