Because sources calculate station distance differently, the sensible check is the actual lobby-to-entrance walk you would use every day.
You can inspect reality
This is a completed and occupied building with active resale stock. A buyer can test lift waiting times, road noise, views, common-area condition and management quality, then compare those observations with the asking price instead of underwriting construction risk.
A compact unit range
The published mix runs from roughly 21 to 34.5 sqm and is concentrated in studios and one-bedroom formats. That helps keep absolute purchase prices accessible relative to larger Bangkok units, but it makes storage, work-from-home space and room proportions much more important.
Rooftop amenities matter
The pool, fitness room, sauna, co-working area and garden are concentrated on the top floor. That keeps the amenity experience separate from most residential corridors and gives the shared spaces a higher-level outlook, although their current condition should be judged on site rather than from launch material.
Parking is finite
Published reviews put parking at about 40% of the unit count, much of it in an automated system. For a buyer who drives every day, access rules, retrieval time and whether any parking entitlement is attached to the selected unit can matter as much as the headline ratio.

CIELA Charan 13 Station is a completed high-rise condominium in Wat Tha Phra, Bangkok Yai, on the western side of Bangkok. The development is a single 20-storey building with 360 units on a site of 1 rai, 3 ngan and 93.6 square wah, roughly 3,174 sqm. It was developed by Grand Unity Development Co., Ltd., a condominium developer within the Univentures group. For a buyer in 2026, the useful distinction is that this is no longer a project where the decision depends on renderings or construction promises. The building exists, is occupied, appears in current resale stock, and is also still promoted by the developer as ready to move in. You can therefore compare real units, inspect views and noise, review juristic-person documents, and see what the common areas actually feel like before committing.
The location is the defining feature. The building fronts Charansanitwong Road around Soi Charansanitwong 13, next to the MRT Blue Line station that carries the same area name. It is not a condominium buried deep inside a residential soi: residents reach a major road immediately, while the Blue Line gives a rail connection toward Tha Phra, the old city and central Bangkok. Published sources do not agree on a single walking distance to the station. Grand Unity markets the project as 0 metres from MRT Charan 13, while DDproperty's map routing shows a longer walk. For a real purchase, the useful test is to walk from the lobby to the station entrance you would actually use and see how the route works at street level rather than treating either number as absolute.

The residential mix is compact. The official range starts with 21–21.5 sqm studios and runs through several one-bedroom layouts up to 34.5 sqm. There is no published two-bedroom family line in the standard project mix. Ceiling height is listed at 2.6 metres. That makes the building relatively easy to understand: it is primarily a small-unit urban product for one person, a couple, or a tenant who values transit and a manageable purchase budget. The trade-off is space. In this size band, a few square metres materially change whether there is room for a proper dining table, a work desk, storage, or separation between sleeping and living zones, so the actual floor plan matters more than the generic “one bedroom” label.
Amenities are concentrated around everyday urban use rather than a resort-style catalogue. The rooftop level includes a saltwater pool, children's pool, fitness room, sauna, co-working area and sky garden, while the ground level provides landscaped space and a large lobby. Completed-building reviews also describe two passenger lifts plus a service lift. Parking is the more practical constraint: published project reviews put provision at about 40% of the 360 units, with roughly 140 spaces in an automated parking system and a small number of conventional spaces. A resident who relies on MRT may barely notice this. A household that expects guaranteed parking, has two cars, or dislikes automated retrieval systems should treat parking rights and operating rules as a unit-level due-diligence item. The current published common-fee reference is THB 55 per sqm per month; for a specific purchase, the latest juristic-person invoice and current rate should be checked because recurring charges can change after completion.
The project remains actively traded. In early October 2026, current portals show both studios and one-bedroom units for sale, with the visible lower end around THB 2.65 million. Grand Unity also continues to list CIELA Charan 13 Station among its ready-to-move projects and advertises a starting figure of THB 2.69 million. Those numbers should not be blended into a single “project price.” Resale asking prices reflect floor, size, view, furnishing, ownership quota and each seller's circumstances, while developer stock can be a different set of units with different conditions. The low end is useful as a market-entry reference, not as a promise that any preferred layout can be bought at that figure.
Foreign buyers should separate the building's tenure from the eligibility of a particular resale unit. The condominium is marketed and listed on a freehold basis, and Thai law allows qualifying foreigners to register condominium ownership within the building-wide 49% foreign-ownership quota. A listing marked “freehold” does not by itself confirm that the selected unit can be transferred into a foreign buyer's name today. Before transfer, the current foreign-quota position needs to be confirmed through the condominium juristic person together with the seller's title and transfer documents. A completed building makes this verification more concrete than in an early off-plan purchase, but it does not remove the need for unit-specific checks.
In practical terms, CIELA Charan 13 Station is a transit-led city condominium rather than a large family compound or a resort residence. The building also has a visible volume of rental listings. The surrounding area has everyday retail, educational institutions and access toward Tha Phra, while published project information places Phyathai 3 Hospital and Siriraj Hospital within a few kilometres. That gives the building a clear use case for people who want to live on the Thonburi side and travel regularly by the Blue Line. The same urban setting means that unit selection matters: exposure to Charansanitwong Road, direction of view, floor level and the relationship to the rail infrastructure can change the living experience much more than the project name suggests.
Ownership format
Units in the project are presented on a freehold title basis. A foreign buyer can register a unit in freehold within the statutory 49% foreign-ownership quota for the building; quota availability for the selected unit must be confirmed at the time of transfer.
Unit types & sizes
The smallest format in the building. It can suit one resident or a rental strategy centred on transit and budget, but at this size storage, kitchen worktop space and furniture placement need to be checked on the actual plan.
The standard separate-bedroom format, still firmly in compact city-condo territory. Small differences within the size range can materially change the living area and wardrobe capacity, so two units carrying the same one-bedroom label may function quite differently.
At 30.5 sqm, this layout gives more breathing room than the smaller one-bedroom plans. Corner positioning does not automatically mean a better view or quieter exposure, so window orientation toward the road, station and surrounding buildings still needs to be checked.
A larger one-bedroom format than the standard range. The public project data does not define one universal use for the additional area, so the exact plan matters: the extra space may work better as a study, storage or a larger living zone than as anything resembling a formal second bedroom.
