This is not a boutique building where most units are materially different; buyers will eventually be choosing among a large number of comparable homes in the same tower. For an owner-occupier, the practical questions are the exact floor plan, lift position, view, floor and orientation. For a future seller or landlord, those same details will determine how a unit competes with other stock in the project. The location sits directly on the Rama IV corridor while still tying into Sukhumvit via BTS Phra Khanong, which AP places 550 metres away. That gives residents two distinct transport patterns: rail for the Sukhumvit line and road access through Rama IV. The trade-off is that 550 metres is a real walk rather than a station-door location, so anyone planning a daily BTS commute should test the pedestrian route rather than judging the number alone.
As of 27 August 2026, AP is actively marketing the project and its live page shows a starting price of THB 3.49 million. AP’s July launch announcement also promoted a limited group of units from THB 2.99 million for the 1–2 August premiere. Those figures describe different moments. THB 2.99 million was a time-limited launch anchor, while THB 3.49 million is the current public starting point, so the registry uses THB 3.49 million. It should still be treated as an entry marker, not the price of any unit a buyer may select. Floor, orientation, layout, view and remaining developer stock can move the actual figure substantially. The useful comparison is therefore between several currently available units of the same type, not between a selected home and an expired promotional headline. AP currently groups the residences into three main categories: one-bedroom, one-bedroom plus and two-bedroom homes, with the live project page giving an overall usable-area range of 27.2–60.2 sqm.

AP ME 15 Co., Ltd. is identified as the project owner, with the construction data confirming the same one 46-storey residential tower and 1,054 homes. As of August 2026 the project is under construction. Independent project databases converge on 2028 for completion, with several specifying February or Q1 2028, while the exact handover month is not currently fixed in the public sales information. For that reason, the registry keeps the completion field at 2028. A buyer coordinating a relocation, lease expiry or financing schedule should rely on the contractual handover provisions for the selected unit rather than a general project-database month.
The most distinctive physical feature is the concentration of shared facilities high in the building. AP describes a four-level sky amenity complex of more than 5,800 sqm. Confirmed functions include multiple lounges and work areas, a 25-metre panoramic lap pool, a second relaxation pool, a health club with separate cardio and weight-training zones, elevated terraces and a rooftop garden. AP also places a co-working area on the 46th floor. This can materially change how a compact unit feels in daily life. Someone working from home several days a week may value a proper place to work outside a 27–35 sqm apartment, while regular swimmers or gym users may actually use the facilities enough to justify the building’s amenity-heavy design. The other side of the equation is scale: 1,054 residences will share the tower. Buyers who care about peak-hour movement should confirm lift numbers and access arrangements, and anyone sensitive to running costs should review the common-area fee schedule in the sale documents rather than assuming a large amenity package is cost-neutral.
The unit planning is more differentiated than a simple ladder of larger and larger rectangles. One-bedroom homes begin around 27 sqm, while AP specifically highlights a 31.5 sqm large one-bedroom with a closed kitchen and more wardrobe storage. The 35 sqm one-bedroom-plus format adds a foyer and a separate room by the window that can work as a study, guest room or compact second sleeping area. Two-bedroom homes sit around 50–60 sqm and are promoted with a wider frontage and two bathrooms. These differences matter more than a few extra square metres within the same category. A single professional who spends most of the day outside may prefer the smaller one-bedroom and keep the entry cost down. A remote worker may get more real utility from the 35 sqm plus room than from a slightly larger conventional one-bedroom. Walking comfort in Bangkok can change dramatically with crossings, pavement continuity and heat, so a buyer expecting to use the BTS every day should walk the route at the time they would normally travel. The project remains under construction, completion is expected in 2028, parking is limited relative to the number of residences, and the majority of homes are compact. It is therefore a weaker fit for someone who needs immediate occupancy, a large family apartment or guaranteed car parking. Nor should the decision rest on the amenity list alone. The selected unit’s view, noise exposure, payment terms, ownership quota and final contract matter more over a long holding period. When those details fit the buyer’s real routine, the project becomes a coherent central-Bangkok option; when they do not, the brand name and launch pricing cannot compensate.
