For a buyer in 2026, the first thing to understand is that this is no longer a developer-launch purchase. AP’s current project page marks the development as sold out, so realistic buying opportunities are on the resale market. That is not a disadvantage by itself; it simply changes the due diligence. You can inspect the exact apartment, its view, condition, common areas and building management before committing, but historic launch promotions and developer instalment schedules should not be treated as a live offer.
The official project brochure describes two five-storey residential buildings with 395 residential units plus one shop, on land measuring 4 rai 2 ngan 79.2 square wah. The low-rise format is a genuine part of the project’s character. It avoids the long lift journeys and tower-scale feel of a 30- or 40-storey Bangkok condominium, although almost four hundred homes still create meaningful density on the site. Most shared facilities sit around the landscaped internal court between the two buildings, including the swimming pool, garden areas, lounge-style common space, gym, co-working area and meeting room. The result is a compact layout where the main amenities are close to the apartments rather than dispersed across a large estate.

The apartment mix is also straightforward. AP’s brochure lists a 26 sqm studio, one-bedroom layouts at 31 and 34.5 sqm, a 38.5 sqm one-bedroom-plus format and a 51 sqm two-bedroom. This is not a scheme designed around large family apartments or three-bedroom homes. It makes more sense for a single occupier, a couple, a small household, or an owner who prefers a relatively standard Bangkok resale format. One detail matters when comparing listings: secondary-market advertisements show some areas that differ slightly from the brochure, including 32.05, 32.26 and 35.18 sqm. For a real transaction, the area on the title and sale documents should take priority over the old marketing type name.
The location is tied to Arun Amarin, Pinklao and the medical and university cluster on the western side of the Chao Phraya. An AP article gives the project address as 10/17 Arun Amarin Road and places Siriraj Hospital at roughly 900 metres. That makes the project particularly practical for medical staff, people who need frequent access to Siriraj, and households whose daily routine is already centred on Bangkok Noi rather than the Sukhumvit corridor. It would be misleading, however, to describe the condominium as an MRT-doorstep project. Public property databases give different distances to Bang Khun Non and Bang Yi Khan stations, generally putting the Blue Line beyond an immediate walk-out connection. A shuttle service is listed for the project, but a buyer or tenant should confirm the current route and timetable with the condominium management.
For foreign ownership, a completed registered condominium gives a clearer route than a villa or landed home. Thai law allows qualifying foreign buyers to own condominium units freehold within the foreign ownership ceiling, capped at 49% of the total condominium unit area in the building. Current ASPIRE Pinklao–Arun Ammarin resale listings include units explicitly marked Foreign Quota, so foreign freehold is not merely a theoretical possibility here. The important distinction is that the quota must still be available for the specific transfer. Before paying a reservation or deposit, the buyer should confirm both the unit’s quota status and the condominium juristic person’s ability to issue the required foreign-quota confirmation for the Land Department.
Pricing now reflects the resale market rather than a developer price list. PropertyHub showed an active THB 3.7M offer in July 2026 and another listing at THB 4.3M. Among the recent FazWaz listings checked on 30 August 2026, a 32.26 sqm one-bedroom was offered at THB 3.85M and marked Thai Quota, while a Foreign Quota one-bedroom on the same platform was offered at THB 4.0148M. This is why a headline starting price should be treated as a market anchor only. The cheapest advertisement may not be legally usable by a foreign buyer, and two superficially similar one-bedroom apartments can differ in quota, floor, condition, furnishing and seller expectations.
Running costs also matter on a compact investment or owner-occupier unit. FazWaz lists the common-area management fee at THB 55 per sqm per month and the sinking fund at THB 550 per sqm. These are useful reference points, but on a completed resale transaction the buyer should obtain the current juristic-person statement, verify whether the seller has any unpaid common fees, and confirm which transfer-related charges are being allocated to each party. The historic developer payment plan is not used in this dossier because AP now states that the project is sold out; a resale purchase follows the terms agreed for the specific apartment.
Taken together, the project is easiest to understand as a finished, compact AP condominium close to Siriraj, with small-to-mid-size unit plans and a visible resale market. It does not need an off-plan growth story to make sense. A buyer can judge the real building, real common areas and real apartment before purchase. The trade-offs are equally concrete: the MRT is not at the front gate, parking is limited relative to the number of homes in the open project data, and a foreign buyer should not assume that the lowest advertised price carries Foreign Quota. If those constraints fit the buyer’s routine and legal requirements, the project can be assessed on tangible facts rather than future promises.

Ownership format
The project is a freehold condominium. A foreign buyer may register a unit in their own name within the statutory foreign quota of up to 49% of the total condominium unit area; some current resale listings in the project are explicitly marked Foreign Quota. The status of the selected unit and the remaining quota must be confirmed before transfer. If foreign quota is unavailable, freehold registration in a foreign buyer’s name is not available; any leasehold route would require a separate documented agreement.

The smallest layout in AP’s official brochure. It suits a single occupier or a compact Bangkok base close to Siriraj. On resale, the furniture plan matters almost as much as the headline area: storage, kitchen placement and a usable work surface can make a significant difference in a 26 sqm home.
