A building you can inspect
Completion in 2022 removes the biggest off-plan uncertainty. The useful questions are now tangible: how the lifts perform, how the common areas have aged, what traffic sounds like from the chosen floor, whether the view is actually open, and what condition the apartment is in. A resale buyer can compare those things across several units rather than relying on a brochure. The remaining risks are mostly transactional and unit-specific — title, quota, arrears, renovation needs and the seller's terms.
Rama III works differently
This is not a BTS-at-the-door proposition. Its convenience comes from being on Rama III itself, next to Terminal 21 Rama 3 and the Charoen Rat BRT stop, with road access towards Sathorn and the riverside business districts. That can be an excellent fit for someone whose life is already anchored in this corridor. A buyer commuting daily to another side of Bangkok should test the real journey rather than assuming that a relatively central map position automatically produces a short commute.
A focused unit mix
The original range is dominated by approximately 30 sqm one-bedrooms and 51.5–61.3 sqm two-bedrooms. That makes unit-to-unit comparison more meaningful because size is only one of a handful of variables. Floor, direction, view, condition and foreign-quota status quickly become the differentiators. Buyers searching specifically for a conventional three-bedroom family layout have less original stock to choose from and should investigate the larger resale units carefully.
Amenities above the street
The sixth floor carries most of the pool, fitness and social facilities, while the upper levels add gardens and a sky-level lounge area. That separates leisure space from the street and parking levels and gives residents more than a single ground-floor amenity deck. The practical check is operational: four passenger lifts serve a 38-storey, 484-unit building, so a serious buyer should experience the circulation at a busy time rather than treating an amenity list as proof of day-to-day comfort.
Quota can change the deal
Freehold is a project tenure, not a guarantee that every resale is available in foreign freehold. The statutory foreign quota applies across the building, and project transaction records show both Thai-quota and foreign-quota units. For an international buyer, that makes the juristic-person confirmation a core deal document rather than a formality. A cheaper apartment in Thai quota is not automatically an equivalent substitute for a foreign-quota unit.

The location makes the most sense when viewed through the Rama III corridor rather than through the usual central-Bangkok test of being directly on a BTS or MRT station. Terminal 21 Rama 3 operates next to the project, and the Charoen Rat bus rapid transit stop sits by this stretch of Rama III. The road network connects towards Charoen Rat, Sathorn, Charoen Krung and other parts of southern central Bangkok. For residents whose work, schools or daily routine are already on this side of the river bend, that can be more practical than the map initially suggests. Someone who expects a rail station at the lobby entrance will see the compromise differently. The sensible test is the actual commute at the hours that matter to the buyer, especially if the trip relies on road traffic before reaching a rail connection.

The building has a more layered amenity plan than a single podium pool. The ground level contains the arrival areas and garden; lower floors are used largely for parking; the sixth floor holds the main recreation facilities, including the pool areas, gym, yoga space, shared lounge and games room. Higher levels add garden and viewing spaces, with the top floor used as a sky-level common area. Four passenger lifts are reported, with controlled floor access, and the project includes staffed security, access control and CCTV. Parking is reported at about 51% of the unit count including tandem spaces. That is a meaningful constraint for a household with two cars or for an owner who assumes every condominium automatically comes with a dedicated bay, so the current parking rules should be checked against the specific unit and the juristic person's house rules.
The original residential mix is concentrated rather than broad. One-bedroom units are roughly 29.8–30.4 sqm. Two-bedroom apartments begin around 51.5 sqm and run to 61.3 sqm, with both one-bathroom and two-bathroom configurations documented in the project reviews. This makes the development relatively easy to compare for a buyer choosing between a compact personal residence and a larger two-bedroom home. It also creates an important due-diligence point in the present resale market: current portals show some three-bedroom offers around 90–91 sqm, even though three-bedroom layouts do not appear in the original published unit mix. Those units may be legitimate combined or altered configurations, but the approved plan and title documentation should explain exactly what is being sold before the layout is treated as a standard project type.
As of 4 October 2026, DDproperty shows resale asking prices starting around THB 3.45M, with active stock also visible on other major platforms. That figure should be read as a market floor, not as a valuation of the project or a promise that an equivalent unit is available at the same number. The cheapest one-bedroom can differ materially from another unit of nearly identical size if it has a weaker outlook, lower floor, older furniture, a Thai-quota title or work that needs to be done after transfer. Historical launch material quoted prices from THB 3.3M, but a 2019 or 2022 launch number is no longer a useful substitute for today's comparable resales. For a completed condominium, the better comparison is between several live units with similar size, ownership form and condition.
Foreign ownership needs to be checked at unit level. The project is described as freehold, but Thai condominium law limits foreign freehold ownership to 49% of the total area of all units in the building. A project-level 'freehold' label therefore does not mean that every resale can be transferred into a foreign buyer's name. Transaction records for The Key Rama 3 show both Foreign Quota and Thai Quota units, which is exactly why the juristic person's quota confirmation matters before transfer. Current portals report a common-area fee of about THB 55 per sqm per month, consistent with launch-era project information, while older material also mentioned a THB 600 per sqm sinking-fund contribution. A buyer should still ask for the current juristic-person statement, debt-free certificate and latest house rules rather than assuming that every historical project charge remains unchanged in 2026.
Ownership format
The project is a freehold condominium. A foreign buyer can register a unit in foreign freehold only while the building remains within the statutory foreign ownership quota, capped at 49% of the total area of all units. Quota availability must be confirmed for the specific resale unit by the condominium juristic person before transfer.
Unit types & sizes
The compact format is clustered around 30 sqm. Because the size range is narrow, floor, direction, outlook, furnishing, condition and quota status often matter more than a difference of a few tenths of a square metre.
This is the more space-efficient two-bedroom configuration, keeping the second room without using floor area for a second bathroom. It suits buyers who value an office, child room or guest room more than an additional bathroom.
