The address has an identifiable pool of people who may actually need to live here: medical staff, students, hospital-linked families and residents working around Siriraj. That does not guarantee occupancy, but it is a more concrete demand story than a generic claim about being close to central Bangkok. An investor still needs to match the unit size and asking rent to that audience; an owner-occupier can judge the value more directly through the daily commute.

Compact project scale

The current scheme is 144 homes in an eight-storey building with parking stated at 56% of units. That should feel less dense than a large high-rise development, although the real experience will only be clear after occupation. Early 2024 material cited 170 homes and lower parking provision, while the developer website and 2026 CBRE material use 144 and 56%; the current figures are therefore the appropriate working numbers.

A wider unit ladder

The 28–103.8 sqm range gives the project more than one buyer and tenant profile. One-bedroom units can serve a single resident or couple, while the larger two-bedroom-plus and three-bedroom homes can support longer-term family use. That flexibility is useful, but it also means the larger units should be compared with completed apartments and houses in Bangkok Noi rather than judged only against the project’s smallest entry price.

Post-EIA construction

Smart EIA Plus confirms approval in February 2026, and CBRE reported by June that construction was underway with completion expected in June 2027. This is a more advanced risk position than buying before environmental approval. It remains an off-plan purchase, however, so the contract’s completion window, extension clauses, payment milestones and specification should carry more weight than the marketing launch schedule.

Transit, properly framed

The operating transport advantage is the MRT Blue Line at Bang Khun Non. The Orange Line and SRT Light Red Line are future connections and should be treated as potential upside, not current service. A sensible purchase case should work on today’s connectivity; future lines can improve it later. If the price only makes sense assuming every planned line opens on the present timetable, the investment thesis is too dependent on infrastructure execution.

The current project website shows 144 residences on a 1-0-94.69 rai site, with homes ranging from 28 to 103.8 sqm. That matters more than the premium branding. This is a relatively compact building by Bangkok transit-node standards, yet it is not limited to micro one-bedroom stock: the programme stretches through two-bedroom, two-bedroom-plus and three-bedroom layouts. The project therefore sits between two use cases. Smaller homes can work for a single resident or couple who needs access to the Siriraj medical and university cluster, while the larger plans can function as a genuine family apartment rather than a short-stay investor product.

The “Triple Station” name needs context. Bang Khun Non on the MRT Blue Line is operating today. The SRT Light Red Line and the MRT Orange Line are future connections that are expected to make Bang Khun Non a larger interchange, but they are not three fully operating rail choices at present. That distinction changes how a buyer should underwrite the location. The existing Blue Line and Charan Sanit Wong road access are real today; future rail links are upside that depends on public infrastructure timelines. Published distance figures also vary. Older CBRE and project material cited 120 metres, 2026 CBRE copy referred to roughly 40 metres from the future multi-line connection, while current property portals show around 180–220 metres to the Blue Line station. Those numbers can all be true if they measure different entrances or future station points, so the safer buyer-facing description is simply that the condominium is close to Bang Khun Non station.

The project has moved beyond its earliest pre-approval sales phase. Thailand’s Smart EIA Plus database records EIA approval on 13 February 2026 and identifies The Amarin Co., Ltd. as the project owner. CBRE reported in May that construction was scheduled to start that month and completion was expected in June 2027; by 26 June, CBRE described the project as under construction. That is useful evidence for a buyer because it narrows one development risk, but it does not make the handover date certain. A contract review should still focus on the completion window, extension rights, remedies for delay, specifications and the exact payment obligations tied to construction milestones. The project is not ready to move into, and anyone buying for immediate rental income should treat the construction period as a real holding period.

The apartment mix is one of the more practical parts of the scheme. The developer currently lists one-bedroom units from 28 to 43.2 sqm, two-bedroom units from 48.1 to 81.4 sqm, two-bedroom-plus units from 84.3 to 86.4 sqm and three-bedroom units from 91.2 to 103.8 sqm. This creates a much broader resident profile than a project built almost entirely around 25–30 sqm units. A medical student or hospital employee can target the entry-level plans, while couples and families have options that do not require leaving the project once their space needs grow. The current site presents the homes as fully furnished, and CBRE says the furniture package is by Chic Republic. CBRE also refers to in-unit air-purification systems. Those are useful features, but the contract schedule for a selected unit is the document that should determine what furniture, appliances and systems are actually included at handover.

The common areas are designed around daily routines rather than resort-scale leisure. The developer lists a gym, co-working space, co-dining area, rooftop garden, swimming pool, relaxation hub, smart parcel lockers and a laundry drop-off service. Other project material refers to meeting space, 24-hour security, CCTV and a shuttle service to Siriraj Hospital and nearby destinations. For a resident with a hospital or university schedule, that combination is coherent: work space, fitness, delivery handling and transport support can be more valuable than a long list of occasional amenities. The missing piece in public information is the future operating cost. The final condominium fees, service charges and the commercial terms for shuttle or laundry services are not clearly published in the sources reviewed, so they should not be treated as free permanent benefits.

Pricing is another area where a live listing is more useful than a headline. The developer website still advertises fully furnished 28 sqm units from THB 3.9 million. On 24 August 2026, DDproperty showed active listings at THB 4.242 million for 28 sqm, THB 8.22645 million for 54 sqm and THB 14.4096 million for 91 sqm. For the registry, THB 4.242 million is used as the lower current market anchor because it is attached to a specific live unit rather than a generic “from” price. The difference does not necessarily indicate a contradiction: the lowest promotional unit may no longer be available, may sit in another position or may depend on campaign terms. A serious comparison should therefore be made from a dated unit-by-unit price sheet, not from the project’s headline starting number.

Foreign ownership also needs unit-level confirmation. Current DDproperty offers are described as freehold, but that label does not prove that every unit remains available within the foreign quota. Under Thailand’s condominium rules, foreign freehold ownership is limited to 49% of the total unit area in a registered condominium. A buyer should confirm the quota status of the selected apartment before relying on freehold treatment and should also make sure the purchase funds and transfer documentation meet Department of Lands requirements. The public material reviewed for Aroon Siriraj Triple Station does not disclose how much foreign quota has already been allocated. That is a normal project-level information gap, but it is a material one for an overseas buyer.

The investment case is best kept grounded. CBRE has published an estimated 5–6% rental yield for the Siriraj proposition, while explicitly stating that the estimate is a forecast and not a developer guarantee. We therefore do not use it as a promised return. What can be said is that the project has several demand drivers that are easy to understand: Siriraj Hospital and its medical faculty, an operating Blue Line station, a relatively small building, furnished homes and a layout range that serves more than one tenant type. Future rail projects may add connectivity, but they should be treated as future infrastructure rather than today’s service. Buyers who want exposure to the Siriraj medical cluster and can hold through construction may find the product logical; buyers who need completed stock, proven in-building rents or certainty on three operating rail lines should look elsewhere or wait until delivery.
