About the project

Villa Sathorn is an established high-rise condominium on Bangkok’s Thonburi side, immediately around the Krung Thon Buri transit node. The name can be slightly misleading to a first-time buyer: the building is not physically in Sathon district. It stands in Khlong Ton Sai, Khlong San, across the Chao Phraya from the core Sathorn-Silom office area. That is central to the proposition. Residents trade a river crossing for a BTS-adjacent address, larger older-generation floor plans and a mature resale market.

TCC Capital Land developed the project during the late 2000s. Historical developer-linked material and multiple independent databases consistently identify a single 40-storey tower with 636 residential units on a site of a little over four rai. Public records straddle the 2009-2010 year boundary for completion, which is common for a project that finished construction and moved into occupation around the turn of the year. Today the distinction has little bearing on project status: Villa Sathorn is a long-completed, fully operational resale building.

The unit sizes are one of its clearest differentiators from many newer station-area condominiums. Studios run from roughly 38 to 42 sqm, one-bedroom units from around 49 to 59 sqm, two-bedroom homes from the low-to-high 80s, and larger three-bedroom units extend to about 156 sqm. Archived plans show numerous subtypes rather than four identical layouts. A buyer comparing two one-bedroom listings should therefore look beyond size alone: living-room geometry, balcony position, kitchen arrangement, orientation and corridor efficiency can differ materially.

Typical ceiling height is reported at about 2.7 metres. The original specification included fitted kitchen elements and bathroom fixtures, but that developer specification is now mostly historical context. After more than fifteen years, individual units have diverged. Some retain older interiors, others have undergone substantial renovation, and resale furniture or built-ins vary from owner to owner. For this reason, a cheaper asking price per square metre can be offset quickly by mechanical, bathroom, kitchen or air-conditioning work after transfer.

The shared amenity package is substantial rather than token. Detailed project reviews document a lobby, a large swimming pool with a separate children’s area, fitness facilities, sauna, multipurpose spaces, landscaped areas and on-site retail. The vertical-transport provision is reported as six passenger lifts plus one service lift. In a 636-unit tower, lift capacity and day-to-day management are more relevant to quality of life than decorative finishes, especially at commuter peaks.

Parking is one area where the public record is inconsistent. Detailed Thai project reviews describe capacity at roughly 40% including tandem parking, while DDproperty lists 373 spaces, equivalent to around 59% of the unit count. Rather than forcing one ratio into the core facts, a buyer with a car should check the current juristic-person rules, whether parking rights are attached to the selected unit, how stickers are allocated and what occupancy looks like in the evening.

Transport is the strongest practical advantage. Krung Thon Buri BTS serves the Silom Line and connects with the Gold Line toward Charoen Nakhon and ICONSIAM. Depending on the entrance and mapping point, published sources place the building roughly 50 to 200 metres from the station. The exact number matters less than the reality on the ground: this is a genuine station-adjacent building. The train crosses directly toward Saphan Taksin and the Sathorn-Silom side, while Krung Thon Buri Road also provides car access toward the Taksin bridge and the wider Thonburi network.

The neighbourhood is already mature. Sena Fest, ICONSIAM, Wongwian Yai, local services and convenience retail are established nearby, while Bang Rak, Silom and Sathorn sit just across the river. This supports both owner-occupation and rental demand from people working in the central business districts. The compromise is environmental: Krung Thon Buri is a major urban road with elevated infrastructure and heavy traffic, so lower-floor noise, road-facing views and balcony usability can vary sharply by orientation.

Resale asking prices in early October 2026 start at approximately THB 3.46 million on the live DDproperty project page, with studios and one-bedroom units forming much of the visible stock. Larger two- and three-bedroom apartments are considerably less common and can command much higher absolute prices. A single building-wide average is therefore of limited use. Floor, river or skyline exposure, renovation quality, tenant status and the condition of major systems can move one apartment far away from another even at a similar size.

Several current project databases still show a common-area fee of around THB 35 per sqm per month. That figure should be treated as a project reference, not as a substitute for the latest juristic-person statement. A resale buyer should see the actual current fee schedule, sinking-fund or special-assessment information if any, and the debt-free certificate required for transfer. In an older condominium, these operating details deserve the same attention as the interior of the unit.

For a foreign buyer, the legal structure is simpler than a landed home. Villa Sathorn is a condominium and units are traded on freehold title. Foreigners may own condominium units in their own name provided total foreign ownership remains within the statutory 49% quota of aggregate unit area. That makes the building legally familiar to international buyers, but the available foreign quota must still be confirmed for the specific transfer; an advert describing a unit as freehold does not prove that quota is open on the transaction date.

Villa Sathorn therefore works best as a unit-by-unit purchase rather than a generic bet on the building. The combination of larger layouts, real mass-transit proximity and an established management history can be compelling at the right price. The same age that gives buyers a long operating record also raises the importance of inspecting common systems, unit condition and renovation quality. A strong apartment here can be much more attractive than the project-wide averages suggest, while a poorly maintained one can erase the apparent discount quickly.

Ownership format

Units are held on condominium freehold title. A foreign buyer can register a unit in their own name within the foreign quota, capped at 49% of the aggregate unit area in the condominium. Availability of foreign quota must be confirmed by the condominium juristic person for the specific transfer.

A relatively scarce large-unit category in current listings. Archived plans show a principal layout around 155.5 sqm, while older project summaries quote a broader range. The registered unit area and actual plan matter more than the generic three-bedroom label.

Detailed plans show tighter core sizes—around 89–89.5 sqm for many two-bedroom units and about 155.5 sqm for the principal large three-bedroom plan—while broader project databases quote ranges of 83.2–90.7 sqm and 106–156 sqm.
