Why this project is worth a look

Small, manageable compound

There are ten homes, not hundreds of apartments. A private pool and separate entrance provide a more independent residential experience, while the compact plots keep maintenance and outdoor space on a townhouse scale.

An inspectable finished product

This is no longer merely a floor plan. The developer calls it completed and accommodation platforms show operating homes at the same location, giving a prospective buyer a chance to assess actual wear, privacy and equipment rather than rely on sales imagery.

Useful everyday address

Berawa offers established places to eat, exercise and work outside the home. That convenience is more defensible than any universal promise of a five-minute beach journey, particularly when the developer’s own travel-time claims have varied.

A rental option, not a yield

Existing guest listings and an earlier management offer make the letting scenario tangible. The financial outcome still turns on current occupancy, the fee schedule, repairs, utilities and the rights of the operator; no old projection substitutes for actual accounts.

Resale rights are central

With the buildings finished, what the next buyer can legally receive matters more than construction milestones. A headline lease length does not establish the unexpired term, renewal price or landlord-consent requirements for the particular unit.

About the project

Oasis I is a small residential compound in the Berawa–Canggu area of Bali, built around ten two-storey homes rather than apartment blocks. BREIG calls them smart villas; an earlier project brochure calls them townhouses. The latter is a useful description of the physical layout: compact homes arranged as neighbouring lots, each with its own entrance and private pool, rather than widely spaced standalone estates. The distinction matters. Buyers get some of the independence of a villa, but the modest footprint of a townhouse and the practical compromises that come with closely positioned neighbours.

Finding the right Oasis is the first piece of useful due diligence. BREIG has several numbered developments, and their addresses are not interchangeable. Its published location directory identifies Oasis I Smart Villas at Gg. Layur, Canggu, using map code 84RV+8X9. Accommodation platforms independently use the same lane for operating villas. Oasis II is identified elsewhere on Jl. Nelayan, while Oasis III has a different Berawa address. These location references make the first project identifiable, even though a public map pin is not the same thing as an authenticated cadastral plan or title boundary.

The development is described as completed in BREIG’s current portfolio, and at least some villas appear as functioning guest accommodation. That changes the buying decision considerably. There is a finished building to inspect, furniture and systems that can be tested, and a neighbourhood whose day-to-day character can be experienced. It does not settle the legal questions. A bookable villa says nothing conclusive about the landholder, lease assignment rights, the building approval, the completion certificate or the permissions attached to a rental operation.

The standard home is presented as a two-bedroom layout over two levels, with a living and dining area, fitted kitchen, small private pool, and parking at the entrance. The July 2024 BREIG-branded brochure quotes 99 square metres of building space on 90 square metres of land. Sales portals show broadly similar floor areas, but BREIG’s live project page displays 130 square metres without explaining the measurement basis. A buyer should resist treating these as interchangeable sizes. An architect’s floor plan and the schedule attached to the specific lease can separate interior space from terraces, outdoor areas and land boundaries.

The homes were conceived to be usable without a lengthy furnishing programme. The earlier materials show a fitted kitchen, furniture, a workstation, a smart door lock and control of lighting, air conditioning and curtains. An accommodation review describing one of the operating villas also mentions two bedrooms on different floors and functioning smart-home controls. These are encouraging signs that the concept went beyond renderings. They are still not a current inventory for every unit. Furniture may have been replaced, removed, or contractually assigned to a manager since the original handover.

Berawa is a practical base for residents who use Canggu’s cafes, recreation facilities and commercial services regularly. There is plenty going on around the area; it is not an isolated beach retreat. BREIG markets the property as a short trip from the water, but its own materials differ between a five-minute and a fifteen-minute beach journey. Neither is a dependable travel-time guarantee without specifying the destination, route and traffic conditions. The important geographical advantage is access to an established neighbourhood, while the trade-off is an active and often congested local road network.

The rental story deserves a clearer look than a projected annual return. Two bedrooms and a plunge pool are recognisable features for a short-stay guest, and operating accommodation listings show that at least some owners or operators have taken the property to market. The original brochure offered management through BREIG’s team, covering marketing, bookings, housekeeping and pool maintenance. It quoted a management fee of 20% of revenue and monthly service costs of USD 550. Those are dated marketing figures, not verified operating expenses or a binding 2026 management quote for a particular home.

A resale buyer also has a different payment and risk profile from someone buying off-plan. The main questions are who holds the relevant land rights, which party can assign the lease, whether the proposed transfer is contractually permitted, and which liabilities follow the property. The old brochure refers to a 28-year contractual lease and a priority right of extension; another property directory mentions a 30-year term. Neither headline tells a 2026 buyer how much time remains or what an extension would cost. The underlying agreement, dates, landlord consent provisions and transfer paperwork are decisive.

The public asking-price floor located during this check was USD 360,000. One property portal displayed three sale listings, while another project directory used a sold-out label. A completed compound can be sold out at developer level and still have secondary-market homes advertised; alternatively, an online listing may simply be stale. Before committing money, identify the actual house and seller, obtain a fresh written offer and compare the price with the transferable rights and contents. The historic promise of easy rental income cannot do that work on the buyer’s behalf.

Taken on its own terms, Oasis I is an identifiable, comparatively intimate townhouse compound with private pools in a well-established part of Bali. It can appeal to someone who values convenience, an operating residential format and a manageable two-bedroom layout more than extensive grounds or resort-style common facilities. What still needs to be proved is mostly property-specific: lease duration and assignment, documented building and use status, measured space, equipment ownership and the net cost of keeping the villa running. Those are the facts that turn an attractive address into a workable purchase.

Ownership format

A BREIG-branded brochure offers a contractual long lease, quoting 28 years and a priority right to extend. The agreement for any particular home, its exact commencement and expiry dates, and the extension clause have not been reviewed; this is not direct land ownership.

Location

  • BREIG’s own location directory places Oasis I Smart Villas at Gg. Layur in Canggu, North Kuta, Badung, with map code 84RV+8X9. Accommodation listings repeat that lane. This is a valuable identifier because the numbered Oasis developments do not all occupy the same site.
  • The surrounding Berawa–Canggu area is built around everyday use as much as tourism: restaurants, sports, shops and places to work. It suits someone who wants activity close by, while traffic, neighbouring buildings and evening noise need to be assessed at the actual villa rather than assumed away.
  • Travel time to the beach should be treated as a route-specific detail. BREIG has described the journey as both five and fifteen minutes in different materials. The practical test is the route from the compound entrance, by the transport mode the owner or guests will really use, at relevant times of day.
  • A precise public location does not verify the land boundaries. The individual lot plan, access easements or other shared-access arrangements, and parking rights must match the lease documents. Knowing where the buildings are makes inspection possible; knowing what is contractually transferable is a different step.

Best for: Buyers who prefer a completed Bali home to an off-plan commitment. Oasis I gives them a building and operating systems to inspect, with a two-bedroom footprint whose suitability for guests, work and everyday living can be tested before purchase.; People who want to spend time in Berawa and Canggu rather than in a remote villa district. The location offers access to an established lifestyle and service network, provided the buyer is comfortable with denser surroundings and variable road conditions.; Owners interested in rentals who are prepared to work from actual performance statements. Live accommodation listings and an historic management proposal make the operating model visible, but the relevant decision still rests on booked revenue, costs and contractual control.; Purchasers comfortable with contractual lease rights once the documents have been reviewed. For them, remaining tenure, transfer restrictions, extension mechanics and the position of the landholder are part of the asset’s value, not minor legal details to resolve after paying a deposit.; may not suit: It is unlikely to satisfy a buyer seeking extensive grounds, wide separation from neighbours or the feel of a standalone country villa. A row of compact townhouses offers a different balance of convenience and privacy.; Anyone requiring direct personal freehold title to Indonesian land should not mistake the brochure’s long-lease offer for that form of ownership. The documents for the exact villa determine what transferable right, if any, is on offer.; It is not a fit for someone who needs a contractually certain rental return or an unquestioned renewal at a fixed price before looking at documents. Neither proposition follows from construction completion or online guest availability..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Area figures use incompatible or unexplained definitions: BREIG’s current site says 130 sqm, an earlier brochure specifies 99 sqm of building on 90 sqm of land, and market listings usually show around 100 sqm. No signed plan and measurement schedule for a selected unit were publicly available.
  • The old brochure quotes a 28-year lease with priority extension rights; Balinsky mentions 30 years and another secondary source gives calendar dates. The unit-specific lease, underlying land title, consent to assignment and extension terms were not accessible. Balinsky reports building approval (PBG), but the underlying permit, any certificate of building fitness for use (SLF) and site-use documentation were not examined.
  • BREIG dates completion to Q4 2024, AsiaVillas gives June 2025 and older property catalogues use 2023; no handover record resolves the discrepancy. AsiaVillas displays asking prices from USD 360,000 while Balinsky labels original sales sold out. The actual offered unit, seller, availability and deal pricing require fresh confirmation.
