Why this project is worth a look
A finished, inspectable home
At least one VESNA townhouse is represented by a live accommodation listing. A prospective buyer can assess the built property directly, while still requiring unit-specific handover and legal records.
Privacy without a large plot
The private pool and compact garden create a more independent living experience than a typical apartment. Pool servicing, landscaping and outdoor repairs remain ongoing ownership responsibilities.
Only eleven homes
The boutique scale may appeal to residents who prefer a quieter setting over resort-style facilities. Shared infrastructure, fees and security arrangements should be established from the actual management documents.
A verifiable street address
The Gang Kamelia address is corroborated by both sales and hospitality material. Buyers can evaluate its real accessibility instead of relying on broad Berawa marketing claims.
Visible hospitality use
There is evidence of at least some holiday accommodation activity at the site. That is a useful starting point for rental due diligence, not a substitute for income records or operating permissions.
About the project
VESNA is a small collection of eleven two-storey homes on Gang Kamelia in Tibubeneng, within the wider Canggu area generally marketed as Berawa. The distinction between a townhouse and a villa is less clear in the advertising than it is on the ground: third-party listings consistently describe townhouses, while a more recent BREIG portfolio page calls them smart villas. Both refer to the same eleven-home development, not to separate buildings or phases. What matters to a prospective owner is the physical proposition: a compact private home with its own pool, a small outdoor area and other homes nearby. This is not a large standalone villa on an expansive plot, nor is it an apartment in a serviced tower.

The strongest argument for examining VESNA now is that it can be assessed as existing property. BREIG classifies it among its completed projects, and accommodation listings show at least one functioning two-bedroom townhouse at 3 Gang Kamelia. A rental listing with a kitchen, private pool, terrace and guest reviews is better evidence of real-world use than an off-plan illustration. It does not, however, establish that all eleven homes have been transferred, that every house is fitted out alike or that the documentation for every unit is complete. A buyer can inspect a finished building; the legal interest being transferred still has to be established through documents rather than appearances.
There is a specific street address, rather than only a broad Canggu label: Gg. Kamelia No. 3, Tibubeneng, Kuta Utara, Badung Regency, Bali. This address appears both in the property-sale listing and in hospitality records, making it a useful basis for arranging a site visit. Berawa is the local neighbourhood label used in marketing, whereas Tibubeneng is the administrative village. These names are not contradictory, but they can lead to a misleading impression of proximity to the coast. One sales platform gives 3.7 kilometres to the sea, while promotional copy says the beach is roughly ten minutes away. The latter is a travel claim, not a fixed journey time; traffic, departure point and the beach selected will all change the experience.
A visitor approaching a two-level townhouse rather than a resort villa should pay attention to how space is divided. Published descriptions refer to one- and two-bedroom versions, with living spaces, kitchens, glazing towards the garden and, in some units, a balcony or upstairs outlook. A current accommodation entry for one two-bedroom house specifies two bathrooms and a living area. This is useful evidence about that home, not a specification sheet for the entire development. The layout of stairs, bathrooms and storage can make two homes with similar floor areas feel very different. The most helpful document is therefore the dimensioned plan for the particular unit, checked against what is actually built.
Published floor areas are not fully consistent. One BREIG page version describes one- and two-bedroom townhouses at 79–92 square metres; a later version refers to two-bedroom smart villas at 77–105 square metres. A named two-bedroom listing gives 79 square metres of living space and 77.72 square metres of land, while NewHomes presents a one-bedroom option of about 78 square metres. These figures should not be combined into an invented master schedule. They may reflect different unit types, revised marketing information or mismatched listing data; the available sources do not settle which explanation is correct. Floor area, land area, terraces and whether a stairwell is included are separate measurements, especially important when the building is arranged over two storeys.
BREIG places substantial emphasis on private pools, gardens and smart-home features. That is consistent with the project’s character as an intimate group of houses rather than a development built around extensive shared leisure facilities. Listings also mention furnished interiors, air conditioning, security and parking, though those features have not been independently verified as uniform across all homes. It would be unwise to assume that a community gym, reception desk, restaurant or full guest-service team exists merely because a sales page discusses lifestyle amenities. Equally, an advertised parking space should be matched to the individual house and the actual access arrangement. Owners may face different responsibilities for their own pool, landscaping, utilities and shared areas depending on the management agreement.
The architectural appeal lies partly in restraint. Marketing material describes Japanese-influenced simplicity, large windows and views towards rice fields and Mount Agung. A more natural landscape around a home can be valuable to someone who wants to spend time there, but a view cannot be treated as a permanent part of the purchase unless enforceable rights protect it. Different homes may face in different directions, and neighbouring land can change. From a guest’s perspective, photographs of a green outlook may drive interest; from an owner’s perspective, the more important questions are which rooms actually enjoy it, how private the outdoor area feels and whether surrounding plots have active construction. Those details require seeing the selected house and its immediate surroundings.
BREIG is a substantiated developer brand for VESNA: the project appears on its own website, in company portfolio material and on independent property directories. The company name printed on a sales document is a separate matter. BREIG web pages have referred to PT NEXT LEVEL GROUP as a website and marketing operator, PT. BREIG JAYA PROPERTI in a corporate footer, and PT BRE INVESTMENT GROUP in wider corporate background material. Public company-record references support the existence of entities in this group but do not connect any particular entity conclusively to title over the VESNA land or authority to sell a given home. In a resale transaction the vendor could be an individual owner or another company altogether. The actual owner, contracting party and receiving bank account must therefore align with the property documents.
Ownership is the issue on which generic Bali property language becomes most unhelpful. A Balinsky profile describes VESNA as offered on a thirty-year lease, but the signed agreement, starting date and renewal provisions have not been inspected. If the original lease began years before a resale, the incoming buyer may receive only the unexpired balance. Even a promise to discuss a further term is not the same as a binding, priced and enforceable extension. Indonesian law distinguishes Hak Milik land ownership, Hak Pakai rights of use, Hak Guna Bangunan building rights and ordinary contractual land leases. These are not interchangeable. A foreign buyer cannot assume that a promotional 'ownership' label conveys direct land title, and no project-level document currently establishes which land-right holder stands behind the lease arrangements at VESNA.
There is also a timing problem hidden in apparently precise completion data. Property directories cite the third quarter of 2023, the year 2024 and the fourth quarter of 2025. BREIG now markets the development as ready for occupancy; accommodation platforms provide independent evidence of actual stays in at least one house. In a September 2026 article, BREIG states that its evidence materials include an SLF, or building fitness-for-use certificate, for VESNA Townhouse 1. We have not reviewed that certificate itself, so the statement should not be extended to every unit. Another directory reports a PBG, the relevant building approval, without exposing the project-specific document. Under Indonesia’s building framework, approval for construction and certification for use serve different functions and one cannot be substituted for the other.
An asking price of USD 335,000 remains visible for a two-bedroom townhouse, but it should not be mistaken for a fresh October 2026 quote. The listing’s visible price history includes USD 299,000 in September 2023 and USD 350,000 in September 2024; current stock status is not verified. At the same time, Balinsky labels the development sold, while BREIG displays it within completed or secondary-property material. That combination is quite normal for mature small developments: an old developer listing can remain indexed after units have changed hands. The figure serves as an observable historic price anchor, not proof that a specific home can be purchased for that sum. The relevant price today would need to be tied to an identified property, its remaining legal term, furniture, condition and transaction costs.
Rental visibility is not the same as a rental-income record. One VESNA townhouse appears on travel accommodation platforms, which indicates that at least some property is being offered to guests. It does not disclose a full year’s paid occupancy, refunds, agency fees, housekeeping bills, utilities or net owner distributions. Published yield projections from developers and listing sites should not be imported into an investment model as if they were audited results. An investor would need the particular home’s dated booking history, actual cash receipts and a clear contract showing who operates it, what commission applies, how repairs are approved and when payments reach the owner. A two-bedroom house with a well-used private pool can have operating economics quite unlike another unit in the same eleven-house row.
Short-stay operation introduces another layer of questions. A house appearing on Booking.com does not, on its own, certify zoning compliance, the operator’s licences or the lawful permitted use of every other townhouse in the development. No project-specific land-use determination or full set of tourism-operation permits was available in the materials reviewed. The intended use has to be considered alongside the land documents and the entity running the business. For someone planning private residence, this may be a secondary issue; for someone whose entire purchase case depends on holiday letting, it is central. The question is not whether tourists have stayed there, but whether the buyer can lawfully and practically continue the proposed operation under the documents being offered.
VESNA ultimately merits attention as an existing, small-scale townhouse property with a specific address, a private-pool concept and at least some independently visible hospitality activity. Its limitations are unusually concrete as well: inconsistent floor-area and completion information, an uninspected land-right package, multiple corporate names associated with the brand and an asking price whose current validity is uncertain. A person who likes the layout and location may still find it an appealing purchase. The decision becomes defensible only once the individual unit, seller, remaining contract term, technical condition and management obligations form one coherent picture. No projected return can compensate for uncertainty about what the buyer actually receives.

Location
- The site is identified as 3 Gang Kamelia, Tibubeneng, North Kuta, Badung Regency. Berawa is the commonly used neighbourhood description, while the precise parcel boundary still needs to be matched to the land records.
- This is not beachfront accommodation. A sales listing reports 3.7 kilometres to the sea; a developer's ten-minute claim is a promotional driving estimate rather than a reliable travel promise.
- Rice-field and Mount Agung views are part of the public project description. Outlooks can differ between the homes, and there is no verified legal protection of the landscape on neighbouring land.
- The lane address makes a practical visit particularly worthwhile. Gate access, vehicle turning space, parking, local drainage and delivery access will matter more in everyday use than the regional location label.
- Canggu's cafés, shops, schools and leisure facilities are relevant to the wider area, but proximity should be judged from the actual address and the buyer's own regular destinations, not copied from a generic Berawa neighbourhood guide.
- For guest stays, a private house in this part of Canggu may appeal to travellers seeking room to themselves rather than a beach-club doorstep. Published materials do not establish a reliable unit-specific demand forecast.

Best for: An individual or couple planning a longer stay on Bali may appreciate having a private kitchen, pool and outdoor space without taking on a large land parcel. The two-level arrangement gives the possibility of separating living and sleeping, although the actual plan and staircase footprint will influence how spacious the house feels. For extended stays, storage, internet reliability and the amount of natural light should count at least as much as the appearance of the finishes.; A household looking at a two-bedroom property should assess the specific unit rather than the general eleven-home scheme. Two bathrooms appear in a hospitality description, but cannot be assumed for every configuration. Stairs and an accessible private pool are ordinary features with different implications for adults, small children and older residents. School routes, healthcare access and grocery shopping are more useful tests of everyday suitability than a broad claim that Berawa has good infrastructure.; A rental-focused buyer has a tangible starting point because at least one townhouse is publicly operated as guest accommodation. The next step is not to apply a development-wide yield assumption but to examine that exact home's revenue history, operating expenses and legal permissions. The management contract needs to explain who controls pricing and bookings, who pays for maintenance, and how the owner receives statements and funds.; Someone who prefers completed buildings to construction-stage exposure can inspect a VESNA home before committing. This allows technical due diligence on cooling, moisture control, water and pool systems, as well as a realistic assessment of any wear after use. The benefit is practical rather than a guarantee: current condition and construction quality still need independent evaluation, and finished status does not prove the legal package is complete.; Buyers who value a small community and independent outdoor space are closer to VESNA's intended audience than those seeking a full-service hotel residence. There are common amenities mentioned in listings, but a dependable schedule of shared services and owners' fees has not been made publicly available. Understanding who maintains the private and shared areas is part of the lifestyle decision, not just an accounting detail.; may not suit: Buyers who want to walk directly onto the beach should look carefully at the actual address. Berawa branding does not turn an inland lane into a beachfront location.; The development is not a suitable purchase on the basis of an advertised yield alone. We do not have independently verified annual revenue or net owner distributions for the individual property being offered.; It should not be presented as a straightforward foreign freehold land purchase. A lease term appears in market material, but the underlying land rights and unit-specific transaction documents were not available for review.; Anyone requiring guaranteed fresh developer stock at a published price should verify availability first. The USD 335,000 listing carries old price-history records, and another directory shows the development as sold..

- Balinsky reports a thirty-year lease and a PBG, while BREIG says an SLF example exists for Townhouse 1. We have not inspected the land title, signed agreement and expiry date, renewal terms, approvals for the selected unit, or documents establishing who can sell it.
- Sources variously date completion to Q3 2023, 2024 and Q4 2025; the houses are nevertheless advertised as ready, with hospitality evidence for at least one unit. Versions of BREIG's own page also differ between 79–92 sqm and 77–105 sqm, while directories do not consistently describe the bedroom mix.
- A USD 335,000 asking price is still displayed, although its recorded price changes date from 2023–2024 and Balinsky marks the scheme sold. Current availability, resale terms, remaining contractual rights and what is included in the price were not established as of 20 October 2026.
