Why this project is worth a look
Two distinct ways to stay
The apartment block suits compact, shared-amenity living; the townhouses offer bedrooms on separate levels, a garden and a private pool. Maintenance, privacy and the guest profile are different, so the floor plan matters more than the common project branding.
An established coastal address
Jalan Pemelisan Agung puts the development in Berawa rather than an inland Canggu suburb. The advertised beach walk is promising, though buyers should test access, traffic and evening noise at the exact building.
Some homes are operating
Guest-reviewed townhouse listings show that parts of Oasis III have already been used as accommodation. That helps with real-world inspection, while leaving the building-wide completion and certification questions open.
A management route exists
BREIG markets ongoing rental operations alongside its development business. Buyers who want an income property should focus on the actual service agreement and owner reporting, not treat the operator’s projected return as an operating record.
About the project
The central question with Oasis III is not simply whether Berawa is a good place to buy. It is which part of this small development you are buying into. BREIG markets the project as 36 residences in the coastal Berawa area of Canggu, divided between compact apartments and two-bedroom smart townhouses with their own pools. The official project page still gives Q4 2026 as the completion target, even while describing some accommodation as finished or available to inspect. For buyers, that combination makes unit-level evidence especially important. A nearly finished residential scheme, an operating holiday villa and an apartment awaiting formal handover may all appear under the same Oasis III name, but they do not necessarily have the same readiness, operating costs or contractual position.

Start with the apartment building. Published material identifies 24 apartments, generally designed around a small, efficiently furnished living space. BREIG’s older presentation contains plans labelled 34, 40, 48 and 49 square metres; a detailed market listing extends the stated range down to 31 square metres. The descriptions commonly call them one-bedroom units, yet some plans function more like open-plan studios, with the bed, kitchenette and sitting area sharing the same room. That distinction matters to a couple considering a month-long stay, not just to a holiday guest spending a few nights. A buyer should compare actual floor plans, bed placement, storage and whether there is a separable sleeping room rather than treating every property advertised as a one-bedroom apartment as interchangeable.
The apartment residence is described as a four-level building with homes on its second through fourth floors and shared leisure space above. Its rooftop pool and relaxation terrace offer an amenity a small individual apartment could not provide privately. This does not make the roof a private extension of a purchased unit. Access arrangements, maintenance costs, liability, opening hours and eventual refurbishment should be set out in the project rules and management documents. Published specifications also refer to furnished interiors, kitchens, air conditioning and smart controls. Those are useful indications of the intended product, but a furnished handover has to specify precisely which appliances and fittings are included. A photograph or rendering will not settle disputes over a missing item or the quality of the actual finish.
The townhouse side has a different appeal. Earlier project literature presents two-bedroom, two-storey homes of approximately 91 square metres, with small private plots, gardens, pools and parking. A more recent agency description puts their number at 12, alongside the 24 apartments, while BREIG’s 2025 booklet counted 14 villas. Until an updated site plan is available, the exact number of townhouses should not be treated as settled. The practical choice, however, is clear. A townhouse lets residents separate shared living and sleeping areas and spend time by their own pool, rather than using the apartment block’s communal facilities. In exchange, someone must deal with pool equipment, water use, garden care and a larger collection of things that can go wrong between guest stays.
Calling all of this Oasis III is reasonable: BREIG’s current site presents the apartments and smart villas as one development, and the company’s hospitality location directory places both on Jalan Pemelisan Agung. Still, buyers should not assume that everything under one brand sits on one legal title or shares identical rules. A commercial market profile describes a ground-floor retail or business space within the apartment building. If that description is correct, its permitted activity and service arrangements may affect people living above it. More fundamentally, apartment owners and townhouse buyers may have different maintenance contributions, access rights, boundaries and contracts. Those distinctions should be established for the precise unit under consideration rather than inferred from a brochure covering the entire site.
The location is more specific than the broad label Canggu. Oasis III is associated with Jl. Pemelisan Agung in Tibubeneng, North Kuta, Badung Regency, in the Berawa coastal neighbourhood. That street appears in BREIG-associated accommodation information and in independent property listings. BREIG quotes a walk of around three minutes to the beach; other listings describe a short distance in metres. Neither is a certified journey from the front door of a particular apartment. Berawa offers easy access to seaside venues, cafés and restaurants, which can appeal to holiday visitors and part-time residents. The same lively environment may be less attractive for buyers who expect quiet evenings. The approach road, pedestrian access, nearby activity and the actual outlook are best judged at the building, not on an area map.
Construction reports require particular care. BREIG’s page uses both near-completion wording and language about completed units, yet retains a Q4 2026 delivery date. A specialist directory has also reported 100% construction progress and marked a building approval as present. Meanwhile, holiday booking platforms carry Oasis III townhouse accommodation with guest reviews, showing that at least some homes have been used for stays. None of those observations proves that every apartment has passed the formal process required for use, or that all owners have received their handover documentation. For the development as a whole, it is more defensible to retain an under-construction status until the completed scope, handover records and building-function certification are confirmed. Any specific ready unit can then be assessed on its own merits.
The strongest reason to read the legal paperwork carefully is the time limit on the advertised rights. Oasis III is offered through a contractual long-term lease rather than direct ownership of Indonesian freehold land. BREIG’s main page refers to an end date in 2054 and an extension; one broker cites developer financial materials showing 5 April 2053, while another previously published a September 2054 end date for the townhouses. The differences may reflect different contracts or dated presentations, but there is no basis to reconcile them without the actual leases. The term a buyer receives, when it began, who may approve a transfer, the price of any renewal and what happens when the term ends determine much of the asset’s eventual resale value. An advertised renewal option is not automatically a binding right to an additional term.
Indonesia’s land-law framework adds another layer. An overseas individual cannot simply register Hak Milik freehold land title in their own name. Hak Pakai is a recognised right of use, while Hak Guna Bangunan concerns rights to build on qualifying land, but their availability depends on the holder, type of property and legal requirements. A contractual lease is a different arrangement again. What matters for Oasis III is the chain from the underlying registered land right to the purchaser’s enforceable contract. Buyers need to understand who holds the land, whether the contracting seller is entitled to grant the proposed rights, and which procedures apply to a future resale. General descriptions of Bali leasehold practices do not establish the enforceability of this particular transaction.
BREIG is plainly the developer brand associated with Oasis III, but public-facing branding is not evidence of the landowning or selling company. The current breig-property.com footer says PT NEXT LEVEL GROUP operates the site and handles its marketing and lead-generation activity. Older versions identify PT BREIG JAYA PROPERTI. The latter may be relevant to the broader group, but neither website statement identifies the legal entity that owns the Oasis III land or owes the buyer the specific handover obligations. The contracting party, landholder, person authorised to receive funds and eventual property manager can legitimately differ. If they do, the documents should establish those relationships clearly. This matters particularly when a remote buyer sees a payment instruction before ever meeting the seller or inspecting the original land documents.
Building approvals and rental permissions should be kept separate from the construction story. PBG is the Indonesian building approval, while SLF establishes that a building is fit for its approved function. A directory entry marking PBG as obtained does not substitute for the actual approval and its schedule identifying the covered buildings. Likewise, guest stays in some townhouses do not verify an SLF for the separate apartment block. Anyone planning short-term rentals also needs to know what activity is permitted at the property, whether the relevant zoning supports it, and which party obtains and maintains the required business permissions. None of the project-specific PBG, SLF, zoning or rental-authorisation documents was available for direct review in the material examined here. That is an evidential gap, not evidence that the permits do not exist.
Price comparisons are unusually easy to misread here. BREIG’s current dedicated project page advertises a starting figure of US$220,000 without identifying the unit. A separate summary table on the same website continues to show US$155,000, and brokers retain even older apartment price bands. The lowest number is not necessarily a live purchase opportunity. It might refer to a sold studio, a different sales release, or a lease term that differs from what is offered today. A usable quote should identify the unit, floor, plan, finished area, legal term, completion conditions and the amount payable under the rupiah-denominated contract. The contract must also explain taxes, fees, furniture, any outstanding construction payments and whether the sale is directly from the developer or a resale. Generic claims about the final few units provide little protection without an inventory list.
BREIG presents hospitality management as part of its wider offering, and the project is promoted as suitable for letting. That is attractive to owners who will spend most of the year outside Indonesia, although management never removes the economic risk. One commercial appraisal describes a percentage of rental revenue plus a monthly service charge, but no executed Oasis III management agreement for a particular apartment or townhouse was available. Cleaning, booking-platform charges, maintenance, replacement furniture, marketing, pool servicing, utilities and taxes need to be assigned clearly; otherwise a gross rental forecast tells a buyer very little about cash received. The 12–14% figure on BREIG’s project site is a marketing return projection, not proven rental performance or a guaranteed result. Actual occupancy, achievable room rates and downtime will decide whether the numbers hold up.
Exit strategy deserves as much thought as rental performance. Selling an apartment or townhouse with a fixed contractual term means asking the next buyer to accept the remaining years, the handover status, transfer procedure, current operating costs and any future extension payment. The apartment product may suit buyers seeking occasional use and professional management, while the pool townhouses suit those who place greater value on privacy and room to spread out. Neither is automatically more profitable or easier to resell. Oasis III becomes a meaningful purchase candidate only when the particular lot can be inspected, its right can be traced to the land documents, the applicable approvals can be checked, and a complete operating-cost picture can be assembled. Those steps are what turn a persuasive resort presentation into a defensible purchase decision.
Ownership format
Marketed on a contractual long-term lease, not as direct freehold land ownership. BREIG’s project page refers to an end date in 2054 and renewal, while another published set of developer figures points to April 2053. The underlying land lease, commencement date and enforceable extension rights have not been reviewed.
Unit types & sizes
BREIG’s earlier plans identify 34, 40, 48 and 49 sqm versions, with compact living and sleeping arrangements and access to the apartment building’s rooftop pool. The range also reflects later market descriptions, not a verified current inventory. Request the exact unit plan and furniture schedule before comparing prices.
Get floor plans and current pricesThe earlier developer presentation describes a two-storey home with a small plot, private pool, garden and parking. It offers a more self-contained stay than an apartment, with corresponding responsibilities for pool, landscaping and equipment maintenance.
