Why this project is worth a look
A lived-in development
Guests already stay in the two- and three-bedroom accommodation, and the developer lists the buildings as completed. Buyers can inspect a functioning home, while still needing its statutory and title documents.
About the project
Sunny Village Berawa is already part of Berawa’s rental accommodation market, which makes it a different proposition from a villa development selling solely from drawings. The homes appear on mainstream accommodation platforms, guests have stayed there, and the developer lists the community as finished. That does not mean a buyer can skip paperwork. It means the questions shift from whether a planned building will materialise to which particular home is for sale, what legal interest is being transferred, and how the property has held up while in use.

The project itself is reasonably identifiable. Sunny Development Group lists Berawa Sunny Village as a 28-home development on Gang Anggrek in Tibubeneng. Sunny Holding markets the same development simply as Sunny Village and describes a combination of villas and townhouses, each with a private pool. Its published project-size range is 190–220 sq m. The distinction from the developer’s other schemes matters: Sunny Village Batu Bolong contains 14 townhouses, while Sunny Nine is another Berawa address. Similar branding should not be mistaken for a common land title or a single phase with interchangeable layouts.
Completion has support beyond a marketing label. FazWaz records November 2022, Balinsky gives 2022, and the Sunny Holding project page says the scheme is complete. More persuasive from a practical point of view is the presence of active two- and three-bedroom accommodation listings and a substantial body of guest feedback. A home that can be booked and occupied is materially different from a pre-construction investment. Still, completion in a catalogue, a guest’s successful stay and a building’s statutory suitability certificate are separate pieces of evidence. The latter was not available to inspect for individual villas.
The address most consistently attached to the development is Jl. Pemelisan Agung, Gg. Anggrek No. 4, Tibubeneng, Kuta Utara, Badung, Bali 80361. It appears in the group’s project portfolio and in accommodation directories. The group also lists a Bali office at this address, so the address should be understood as an entry point to the compound, not proof of the cadastral boundaries of all 28 homes. Independent map markers cluster around the same spot, allowing a useful approximate location. They do not identify which land parcels, shared lanes or private plots belong to a prospective seller.
Berawa’s appeal is fairly straightforward: the beach, restaurants, cafés and hospitality businesses already exist around this part of Canggu. Sunny Holding quotes about 800 m to Berawa Beach and roughly 1 km to the Atlas and Finns venues. Those are developer-stated proximity figures rather than independently measured walking routes. Someone planning to walk with children, use a stroller or travel without a scooter should pay attention to the narrower Gang Anggrek approaches, surface conditions and traffic at the times they would actually go out. A convenient position on a map can be less comfortable at street level.
Within the gates, the scheme is primarily about the privacy of an individual house rather than the amenities of an apartment tower. The developer describes open-plan interiors, glass doors connecting indoor and outdoor space, private pools, and dedicated parking. Listings add gardens, terraces, balconies, kitchens and furnished living areas. FazWaz places the residences over two levels. Security and some services are described at compound level, but the documents defining access to shared facilities and responsibility for common land have not been reviewed. The distinction is important because a private pool is an ongoing maintenance obligation as well as a selling point.
There are identifiable two-bedroom and three-bedroom accommodation formats. Sunny Family, an operator marketing properties at Sunny Village Berawa, names both; Expedia advertises a two-bedroom villa at 110 sq m and a three-bedroom villa at 220 sq m. Other sites attach figures of 90 or 104 sq m to two-bedroom sale offerings. The developer, meanwhile, uses 190–220 sq m for the overall Sunny Village product. These numbers cannot responsibly be merged into one neat size chart. They may represent different homes or different definitions of floor area, but the evidence does not establish which explanation is correct. Only drawings and measurements tied to a numbered home can settle the issue.
For a couple working remotely or a family with one child, the two-bedroom format can offer more independence than a pair of hotel rooms. Accommodation listings show kitchens, work-friendly internet, air-conditioning, indoor living space and private outdoor areas. Yet the furniture visible in a rental photo is not necessarily included in a resale. Linen, appliances, televisions, pool furniture and even some decorative fittings can belong to an operator or be excluded by an owner. A buyer needs an inventory rather than a promise that the property is sold 'as seen', especially when a letting business is changing hands at the same time.
The three-bedroom offering serves a different group: families who need separation between adults and children, friends sharing a holiday or visitors who stay for several weeks. Expedia presents a 220 sq m three-bedroom category with a private pool, but that does not establish the land size or the exact room arrangement of every larger home in the development. Size matters in day-to-day operations as much as in a brochure. More bedrooms mean more linen, cleaning, air-conditioning and wear, while the additional rental revenue depends on actual bookings. None of the public project material supplies a verified unit-by-unit operating statement.
The clearest change since the original launch is availability. The developer’s investment catalogue marks Sunny Village as sold out, so there is no basis to imply that a normal stock of developer-owned homes can be reserved today. FazWaz nevertheless carries a two-bedroom townhouse offering associated with the project, advertised at IDR 4.78 billion and 90 sq m. Bali Villa Select presents another two-bedroom resale proposition at USD 249,000 and 104 sq m. These are third-party offers, not confirmed developer prices, and they cannot be matched unequivocally to a particular house using the public descriptions alone. They should not be treated as competing quotations for the same property.
That size discrepancy has consequences for value comparisons. A lower-priced resale may be smaller, may include less land, may carry a shorter remaining land lease, or may simply be described under a different measurement convention. The evidence does not allow a definitive attribution. Equally, an old advertised launch price tells little about the price of a furnished, tenanted home several years later. Before comparing price per square metre, a buyer would need the exact floor plan, identified plot, current ownership agreement and an explanation of whether terraces, pools and outdoor space are counted. A public listing is an invitation to verify, not an independently established valuation.
Lease duration is the other major variable. Balinsky and Estatewin describe a 25-year leasehold, while a FazWaz overview mentions 30 years and extensions. Bali Villa Select claims 22 years remain on a particular resale proposal. All three statements might refer to different transactions or documentation stages, but they cannot be used as a single confirmed project-wide term. A purchaser of an existing home needs the commencement date, expiry date, assignability and renewal mechanics of that home’s actual contract. Language about an 'extension option' is not equivalent to an executed additional term with a known price and enforceable obligations.
Indonesian land law makes the legal instrument more consequential than the sales label. Government Regulation No. 18 of 2021 addresses land rights and housing rights for foreign residents. Hak Milik is land ownership; Hak Guna Bangunan is a distinct right to build and use land within its legal framework; a contractual sewa arrangement is not automatically a registered land right held by a foreign buyer. The public Sunny Village material does not provide the underlying land certificate or a deed linking a numbered villa to the seller. No conclusion should therefore be drawn that the purchaser obtains freehold land title, or that a marketed lease can be transferred without conditions.
Sunny Development Group is a supported developer brand rather than an assumption drawn from a brokerage listing. The group and Sunny Holding place the project in their portfolios, and the group names PT Sunny Development Group as an Indonesian entity in its corporate materials. But group identity and legal responsibility for a particular resale are not interchangeable. The original landholder, the party that built the house, the current seller and the guest-accommodation manager can all be different. The operator Sunny Family promotes stays at the address; that is evidence of hospitality activity, not of its authority to sell the underlying property or sign a buyer's land agreement.
The documentation gap is more specific than saying that the project lacks permits. Balinsky lists PBG, Indonesia’s building approval, but no project-specific certificate number or inspectable approval was found. A corresponding SLF, the certificate dealing with the building’s suitability for its intended use, was not produced in the accessible sources either. The Indonesian SIMBG system distinguishes these stages. Booking activity does not substitute for that review, nor does it establish whether the permitted use of every land parcel encompasses the contemplated short-stay business. The next document matters far more than another screenshot of a completed façade.
Accommodation listings provide an additional clue: a business registration number, NIB 1806250016164, appears alongside the villa accommodation classification 55193. Indonesia’s official OSS service identifies that classification with villas. This is relevant to the operation being advertised, but it is not itself a reviewed government extract linking a named legal entity to every Sunny Village unit. It does not establish a particular owner’s land rights or replace the building and spatial-use documentation. An incoming buyer must know whether they are buying a property only or also receiving rights and obligations within an existing hospitality arrangement.
Operational evidence helps in another way. A buyer can examine guest experiences, housekeeping issues and the broad appeal of the two- and three-bedroom products rather than relying solely on projected occupancy. This is useful but much narrower than proof of an investment return. Sunny Holding publishes a projection of up to 10%, while third-party marketing uses other figures. Neither is a verified net-income record for a numbered unit. Real returns depend on booking commissions, manager fees, staff, cleaning, utilities, replacement furnishings, repairs, taxes and vacancies. A well-reviewed property can still produce disappointing cash flow if costs or owner-use restrictions are unfavourable.
A private pool and a garden make longer stays more pleasant, but they are also systems requiring upkeep in a tropical coastal environment. Pumps, filtration, water treatment, outdoor surfaces and air-conditioning all need attention. If maintenance is offered by a central manager, the owner may still be responsible for major repairs or upgrades. Different homes may also share expenses for the access road, security or other services. Published accommodation amenities do not answer who pays for that work, whether charges rise over time, how disputes are resolved or what happens if the operator is changed. A written management agreement and recent expense records would clarify much more than a revenue forecast.
The surrounding neighbourhood carries both advantages and compromises. Restaurants and beach clubs support holiday demand, but they also bring traffic, deliveries and evening activity. A specific villa may feel sheltered while another sits near the entrance or a service route. Some Booking.com listings include a warning about nearby works affecting certain three-bedroom accommodation. That notice does not establish ongoing disruption across the whole scheme; it makes the case for inspecting the immediate surroundings. Likewise, pet policies differ between booking channels, suggesting that house-specific operating rules matter more than a general claim about the compound.
On resale, the remaining term of the land agreement is part of the product being bought. Each year that passes may shorten the rights available to the next buyer unless a documented extension has occurred. This affects an eventual exit even if bookings remain strong. An owner also needs to know how to transfer the guest-management contract, what happens to advance bookings and deposits, and whether any payments are due to the landholder or service providers on transfer. A finished home does not remove legal risk; it replaces construction uncertainty with title, contract, condition and operating questions.
Sunny Village Berawa can be a credible shortlist candidate for someone seeking a ready-to-use villa near Berawa Beach, with established accommodation activity and a choice of two- or three-bedroom layouts. It is a weaker fit for a buyer who requires a fresh developer allocation, perpetual land ownership in their own name or an income guarantee. The publicly supported facts establish a real, identifiable community. They do not establish the value or transferability of any particular resale. A sensible purchase decision would start with the exact house and its documents, then test the management economics and the everyday living experience against the asking price.
